Window project at Shorewood-Troy library wrapping up

    - March 20, 2015 by Mr HomeBuilder

SHOREWOOD Construction barriers have finally been cleared from the Shorewood-Troy Public Library after crews finished a window-wall replacement project last week.

The $78,000 project will also be slightly under budget, despite a switch in main contractors and several months of delays, Library Director Jennie Mills said.

"[Patrons] are happy to see it back," Mills said about the now open reference and early readers areas, which were blocked off during construction. "It's a very nice area and we're happy with the results."

The project started Aug. 29 as demolition crews deconstructed the two-story window-wall. The wall was in serious need of repair, according to an architectural study. It was supposed to take six weeks.

But project delays and what library officials said was a lack of cooperation by previous project contractor Continental Construction Inc. pushed back its completion.

Contractor Alex Mihailescu, owner of RoMAAS Inc., took over the project in January after library officials said Continental ceased construction and communication on the project.

Construction was completed March 12. Library officials walked through the project the next day, and Village of Shorewood engineers inspected the project, approving of the work Wednesday, Mihailescu said.

Library Board Vice President Thomas Novinski also approved of the results.

"We were very happy with what RoMAAS did to complete the project," Novinski said. "They did a good job updating Jennie and the board."

Novinski said the project had its ups and downs.

Man With Record in Polk Killed in Gainesville

    - March 20, 2015 by Mr HomeBuilder

    Published: Thursday, March 19, 2015 at 12:50 a.m. Last Modified: Thursday, March 19, 2015 at 12:50 a.m.

GAINESVILLE | A man with an extensive criminal history in Polk County was fatally shot early Wednesday outside a motel after he broke a window to the room where his ex-girlfriend was staying.

Van S. Gourdine, 36, of Gainesville.

Van S. Gourdine, 36, of Gainesville, was found dead by Alachua County Sheriff's deputies who were called to the Americas Best Value Inn, 7413 Newberry Road in Gainesville, on a report about a shooting.

Timothy Williams, 27, of Gainesville, told deputies he fatally shot Gourdine to protect the woman.

An investigation determined Gourdine had been searching for his ex-girlfriend for several days and had promised to hurt her if he found her, said Sheriff's Office spokesman Art Forgey.

Deputies and an Alachua County Fire Rescue crew found Gourdine dead in the parking spot directly in front of the room. Later Wednesday, two pools of blood and shards of broken tinted motel window glass could be seen in the parking spot. A man who identified himself as the hotel manager declined to comment as a crew finished installing a replacement window.

Deputies determined Gourdine's death was justified.

"So far, witness testimony and evidence collected has all been consistent," Forgey said in a news release.

Court records in Alachua and Polk counties show Gourdine has faced more than 30 criminal cases since 1996, but most of the charges were dropped.

    HouseWorks: Remodeling is simply surviving

    - March 20, 2015 by Mr HomeBuilder

Sometimes this do-it-yourself remodeling stuff is simply about surviving it.

After many years and MANY projects, youd think Id have some great tips, wouldnt you?

    Youd be wrong.

My best advice for surviving a bathroom remodeling, for example, is have another bathroom.

My best advice for surviving a kitchen remodeling is eat out.

(Actually, its have another kitchen, but Ill get to that.)

My neighbors set out as summer was turning into fall to refinish their living room floor.

That doesnt sound too bad, does it?

Some sanding, some patching, some cleaning, some varnishing. Itll be work, sure, but nothing intrepid do-it-yourselfers cant handle.

Until they were standing there looking at those cabinets and chairs and couches and big-screen TVs and realized every room in the house already was full.

    Home improvement is booming again

    - March 20, 2015 by Mr HomeBuilder

Strap on the tool belt and grab a power drill. More than half (57%) of homeowners have a home improvement project on their to-do list this year. And were not talking minor touchups or a quick coat of paint. More than one-third (36%) of homeowners plan to spend $5,000 or more this year on renovations. And 18% are stepping up and knocking more than $10,000 out of the park to dust off the old home plate, according to a Harris Poll conducted for SunTrust.

The planned projects are near evenly split between home updates (52%) and repairs (49%), with the most popular improvements including:

George Peters/Getty Images Contractors remodeling kitchen

And while in past years tapping a home equity loan was the go-to method to fund such improvements, most consumers (59%) say theyll raid their savings accounts instead. Other homeowners, buoyed with growing confidence in the economy, will pull out their credit cards (30%). Home equity lines of credit are favored by just 9% of those surveyed, while unsecured home improvement loans will fund the projects for 7% of the respondents.

A recent study by the Joint Center for Housing Studies at Harvard University says were entering boom times in home remodeling, with sales approaching $300 billion the highest level since 2007.

While homebuilding is many years away from a full recovery, the home improvement industry could easily post record-level spending in 2015, the report says. Baby Boomers accounted for almost half of all remodeling dollars spent in 2013 but the nations largest generation is poised to make an even greater impact, according to the Harvard experts. The key to future market growth is the Millennial generation," the report said. "While currently lagging previous generations in forming households and buying homes, the Millennials will eventually give a dramatic lift to home improvement spending. More immediately, the growing presence of Millennials in the rental market is encouraging property owners to invest in updates to their units.

And Millennials are prone to knock out a wall or two. In 2013, homeowners under 35 put a third of their home improvement budget into DIY projects, nearly double the amount spent among all owners.

It stands to reason that urban homeowners shell out the most in home upgrades, as do residents on both coasts, where higher home values -- and incomes -- lead to greater home improvement investments. The Harvard study says that owners in the 50 largest metros spent an average of $3,000 on home improvements in 2013.

But are major updates a wise investment? The head of the Appraisal Institute, the nations largest professional association of real estate appraisers, says these days less is more.

Homeowners will generally find that simpler, less expensive projects typically have the best return on investment, Appraisal Institute president M. Lance Coyle tells MainStreet. Some examples can include replacing a roof, garage door, entry door or vinyl siding. Other projects that homeowners might consider are installing a manufactured stone veneer, replacing windows or investing in minor kitchen remodels.
