BRAZEN thieves are breaking in to garden sheds - by dismantling them.
Police are investigating after a series of thefts where sneaky raiders - armed with screwdrivers - took the doors off of huts in an attempt to nick valuable items inside.
While residents sleep, the culprits are unscrewing hinges to try and get their hands on anything from garden furniture and golf clubs to power tools and lawn mowers.
It is understood they are also trying to steal high-value bikes.
Cops have stepped in to warn householders about thieves roaming gardens in the middle of the night.
They urged residents to be "extra vigilant" in a bid to tackle the growing menace.
With expensive garden equipment such as mowers, strimmers and hedge cutters often stored inside, sheds were considered easy pickings by thieves.
A police source said: "Thieves are always on the look-out for an opportunity to steal.
"Most average thieves does not want to attract attention, or confront homeowners, and if doors and windows are locked they will move on.
"But we're finding that more and more, they are now not moving on very far and simply targeting garden sheds and garages.

GLENDALE, Ariz. -- Avisail Garcia dropped around 15 pounds during the offseason in order to help everything from his baserunning to tracking baseballs in the outfield. He spoke about that weight-loss program Saturday morning at Camelback Ranch, maintaining a good sense of humor in regard to the accomplishment.
When asked if the weight loss was tough, Garcia acknowledged that it was because he wants to eat. When asked what he eats now, Garcia rattled off his new menu.
"Lettuce, a lot of vegetables and salad every day," Garcia said. "It's good because I feel great, and I have to be skinny."
As for what he wishes he could eat, Garcia went with beef, arepa (flatbread), pasta with meat and chicken.
"But I can't do it right now," said a smiling Garcia. "I don't want to go to the restaurant. I don't want to see chicken, beef or all that stuff. I want to see fish, salad, that's it. After the game, I have to go to my bed and sleep, because if I stay up late? Mmm, problem."
This weight loss apparently has paid dividends for Garcia, who said he's been running to first base in four seconds.
"I want to eat, but I want to do that," Garcia said. "So I'm happy."

YAKIMA, Wash. State environmental regulators are working on new rules that would govern how wineries dispose of water used to clean equipment and facilities.
Officials with the state Department of Ecology are drafting a winery wastewater permit that could require companies, even small wineries, to build new treatment and disposal facilities separate from their sewer connections or septic systems.
We are considering giving them extra time once the permit is issued to come into compliance with the permit, said Chelsea Desforges, an Ecology water quality program manager, in an email. We do not have a specific timeline in mind, but in the past some general permits have given businesses several years to retrofit their facilities.
Wine industry officials say the process is in the early stages but support the Ecology Departments effort.
Were all for clean water, said Patrick Rawn, vice chairman of the Washington Association of Wine Grape Growers and co-owner of Two Mountain Winery in Zillah.
Volunteers from the states wine industry have participated in the rulemaking.
Well adapt and move on, Rawn said.
Desforges spoke about the proposed changes at the recent annual meeting of the organization in the Tri-Cities.

House hunters often are faced with the same compromise Wisconsin residents Patti Ann and Christopher Curtin considered when scouting Longboat Key for their ideal winter vacation home.
Two years ago, they discovered the neighborhood they loved, but an available villa in that neighborhood of Winding Oaks was far from a favorite. And yet, they bought the 2,700-square foot, three-bedroom, three-bath place without much hesitation, realizing that what was fixed (the location) trumped what could be altered with time and money.
Although they werent thrilled about committing to a major renovation project, they knew it was the sensible compromise.
The neighborhood is lovely, quiet and gated, said Patti Ann, so that we could lock and leave the house without worry. The villa style is more like a home to us than a high-rise, and this one came with a garage. The living space is on one level and the three bedrooms mean that our three adult sons and daughter-in-law can come and visit often. The exteriors of the homes in this neighborhood have a contemporary Cape Cod feel that appeals to us a lot. Everything about the outside of the place said home to us right away.
But then came the inside assessment of this 1991 villa. The entrance foyer was huge and just a major waste of space, continued Patti Ann. And the kitchen had a dysfunctional U-shape that I hated. The place was carpeted, and there was no color anywhere except for white and beige. The three bathrooms needed updating, and the all the lighting was insufficient. The fireplace in the living room wasnt our style, but the worst feature of the house was an atrium off the foyer that was nothing but a gloomy dungeon as far as I was concerned. On the good side, the place had been well maintained and it was in great shape.
The Curtins wisely decided to live in the house as it was last winter while compiling a list of plan changes and upgrades.
During this time they researched Sarasota designers online and ultimately hired Mark Dalton of Chic on the Cheap. He brought in designer Jessica Napoli and also Jeff Francola, owner of J&K Building and Remodeling, for a project that took six months. For all of that time, the Curtins were back in Wisconsin and communicated with the two designers by phone, photos and texts. They shared online sources and did some shopping that way. Patti Ann Curtin made two trips to Sarasota to select furniture, area carpets, tile patterns, and lighting with the designers at Robb & Stucky, Rugs as Art, Franklin Lighting and Ikea.
The biggest change we made was to take out three walls in the kitchen area, add a big center island and reconfigure the space so that now its open to the living area, has expansive views and functions for a family, explained Dalton. Its big, open, airy and white, with stainless appliances and vivid yellow walls. Since the house had very little color and the Curtins were eager to add some, we kept the Hawthorne Yellow, by Benjamin Moore, as the major wall color throughout the public places of the villa. Then the designers did a daring thing that Dalton is pretty sure no one else in the neighborhood has tried.
We took that long and wide, useless foyer and converted it into a roomy contemporary dining space, with a glass-and-chrome chandelier over a long wood-and-chrome table paired with Plexiglass chairs, continued the designer. The six sculptural chairs were the most expensive accessories the Curtins chose for the place, but the impact is worth it. And the chairs are quite comfortable.

Arkansas State University System trustees unanimously agreed Friday to raise room and board rates at its Jonesboro campus.
Folded into that vote, the trustees also raised board rates for its Beebe campus. The vote came a week after the University of Central Arkansas increased its room and board rates, citing an increase in its food vendor contract and maintenance needs. The University of Arkansas System has not yet set 2015-16 rates for its campuses.
ASU Jonesboro's 4.2 percent increase will help with general maintenance costs at the university's residence halls and with increasing food prices, said Rick Stripling, vice chancellor for student affairs. The rates have increased every year at the Jonesboro campus because the cost of living has increased and items aren't the same price as they were a year ago, he said.
"We start this process in November," Stripling said. "We try to be as conservative as we possibly can in determining this amount. We work with our constituents on campus and with our student government to help them understand why we need this increase."
The new rates -- which vary depending on a student's choices on a number of meals and living situation -- will take effect during the first summer term this year.
The university's Student Government Association supported the measure, association President Logan Mustain said Friday. Mustain said he met with Stripling and Craig Johnson, associate vice chancellor for student affairs, during a 90-minute meeting about the new rates.
"They wanted to remain competitive with other universities and keep our facilities where they wanted it to be," said Mustain, 21, a third-year student from Benton. "We did remain competitive."
The meal plans alone will increase by 5.4 percent, Stripling said, but 1 percent of the meal-plan hike will go toward food costs while the rest will go toward a student's flex plan -- a new addition. The flex plan allows students to spend at other on-campus eateries, such as Godfather Pizza or Chick-fil-A.
Mustain said he liked that students could have more money for their flex plans.
Most students who live on the 13,144-student campus have some form of an unlimited board plan, which allows students to eat cafeteria meals either each day of the week or Monday through Friday. The cheapest seven-day unlimited access plan will go from $1,450 to $1,520 per semester. In that scenario, the student will get $50 more in his flex plan.

The very best use has been made of the south-facing position of this converted barn, particularly with the addition, in 2007, of a stunning garden room.
Made with a hardwood frame and double glazed roof, the garden room also has the luxury of under-floor heating. Two pairs of double glazed French doors lead to a paved terrace and frame the view of the garden and fields beyond, while an internal set of French doors connects to the kitchen, so there's a real sense of bringing the outside in.

The terrace and garden is to the front of the cottage, with a lawn, well stocked borders, a magnolia tree, beech hedge and a rockery centrepiece with water feature. A pathway edged with lavender leads to the parking area.
