    Most Expensive Apartment In NYC: $150M Asking Price For Triplex Penthouse At Former Sony Building

    If you want the distinction of owning the priciest apartment in New York City, be prepared to cough up $150 million. Thats the listing price for a triplex penthouse in the former Sony building, the most expensive listing for any New York condo since last September's $130 million asking price for an apartment at 520 Park Ave. The $150 million price tag would also shatter the record $100.5 million deal for a condo at One57 at 157 W. 57th St. if the Sony building triplex sells at the listing price. This is taking everything to a whole new level, Ben Bernalloul, a luxury real estate broker at RLTY NYC, told the New York Daily News. Its setting a new standard for real estate in this area. Now, everyone is going to be playing catch-up with this number.

    The Sony building, at 550 Madison Ave., sits on Billionaires Row, the name given to the flashy new high-rises that have gone up around 57th Street near Central Park. The building is owned by the Chetrit Group, which is converting the former Sony offices into luxury apartments, according to Bloomberg Business.

    The $150 million asking price for the eight-bedroom, eight-bathroom triplex penthouse may be a way for Chetrit to stand out from the crowd of luxury apartment buildings in the area, Jonathan Miller, president of the New York City-based appraising firm Miller Samuel Inc., told Bloomberg. The penthouse seems to be a strategy to train focus on the development, he said. Buyers in the super-luxury market are obsessed with having an asset thats unique and not cookie-cutter.

    Jason Haber, a broker at Warburg Realty, said the penthouse may attract billionaires who want to claim the most expensive apartment in Manhattan. The triplex penthouse and other apartments on Billionaire Row cater to Russian oligarchs, Middle Eastern sheikhs and Chinese business moguls, according to the Daily News. The $150 million penthouse comes with 10 powder rooms, a wine room and a spa, according to the Real Deal and the Daily News. In a market like this where everyone is going after the biggest trophy, everyone always wants the shiniest one, Haber said. Chetrit is now saying this is the shiniest one.

    The $150 million apartment may test the limits of how much billionaires are willing to pay for New Yorks priciest residential real estate. "It's all public relations, luxury broker Donna Olshan told the Daily News. They're ratcheting it up for the press sake. I can't think of a better way to make a splash than to put something on the market at a record price."

    As we prepare for another mild day here on the west coast, it seems some restaurant owners arent waiting for spring to bring out the patio furniture.

    A lot of eateries will be opening up their patios much earlier than normal, says Ian Tostenson with the BC Restaurant and Foodservices Association.

    He adds he was in Whistler a couple of days ago and noticed a patio packed with people and they werent wearing ski gear.

    If you go back to the Olympics in 2010, we had weather like this and we saw patios open, he tells us.

    Tostenson adds a restaurant that opens a patio generally does about 30 per cent more business than one that doesnt.

    Tucson goes to 9th Circuit as homeless camp grows

    With the downtown homeless camp rapidly expanding, both in numbers and territory, the city has filed an appeal seeking to overturn a court order officials say blocks them from doing anything about it.

    On Friday, Tucson City Attorney Mike Rankin filed an appeal in the 9th U.S. Circuit Court of Appeals in San Francisco asking the court to review the December injunction in U.S. District Court in Tucson that blocked the city from interfering with camp residents free speech protest rights.

    The city argues that U.S. District Judge David C. Bury erred in determining the protest could continue at all hours as long as five feet of the sidewalk along Church Avenue in front of Veinte de Agosto Park were left clear for pedestrian traffic.

    As of Thursday, the encampment, which homeless occupants have dubbed Safe Park, had grown to more than 40 occupied crates, tents and other quasi-structures lining segments of Congress, Broadway and Church Avenue, in addition to those simply piling up belongings and sleeping bags on the sidewalks.

    Under the District Courts reasoning, just as the City cannot enforce (Tucson City codes) in the face of the sit/lie exception, the City would also be precluded from enforcing its sidewalk parking ordinances against a car parked on the sidewalk, as long as the magic five feet are left open and unimpeded and the car is somehow associated with expressive conduct, Rankin wrote.

    Rankin said the activities of the homeless people in the park and on the sidewalks do not appear to fit the accepted interpretation of protected speech under the First Amendment.

    Tucson respectfully requests that this Court carefully parse the question of whether property used to support a 24-hour occupation is used for expressive purposes, and answer the question whether sleeping or sitting as part of a 24-hour encampment is expressive activity, Rankin wrote.

    Rankin also wrote the judges decision was made in error because city code does not permit anyone, even if exercising First Amendment rights, to block the sidewalks at all hours of the day or night with objects boxes, crates, hay, grain, any merchandise, bedrolls, blankets, backpacks, ice chests, bicycles, couches, storage lockers, tents, shopping carts, covered wagons, and piles and piles of blankets.

    Since the December ruling the crates, which occupants call dream pods, and other housing units have moved beyond the area Bury designated in his ruling.

    Jon McLane, one of the homeless activists behind the movement and lawsuit, said he anticipates the 9th Circuit to reject the citys arguments.

    OSHA and NIOSH: Protect Workers from Silica Exposure during Countertop Installation

    OSHA and NIOSH warn that workers manufacturing and installing stone countertops could be exposed to silica.

    OSHA and the National Institute for Occupational Safety and Health on Feb. 18 jointly issued a hazard alert about protecting workers from significant crystalline silica exposure during manufacturing, finishing, and installing natural and manufactured stone countertops.

    The hazard alert follows reports of 46 workers in Spain and 25 workers in Israel who developed silicosis an incurable, progressively disabling and sometimes fatal lung disease as a result of exposure to crystalline silica in their work manufacturing stone countertops. Ten of the workers in Israel required lung transplants as a result of their condition.

    OSHA and NIOSH have identified exposure to silica as a health hazard to workers involved in stone countertop operations in the United States, both in fabrication shops and during in-home finishing/installation. The alert jointly issued by OSHA and NIOSH explains how this hazard can be mitigated with simple and effective dust controls.

    Crystalline silica is found in granite, sandstone, quartzite, various other rocks and sand. Workers who inhale very small crystalline silica particles are at risk for silicosis. Symptoms of silicosis can include shortness of breath, cough and fatigue, and may or may not be obviously attributable to silica. Workers exposed to airborne crystalline silica also are at increased risk for lung cancer, chronic obstructive pulmonary disease and kidney disease.

    The hazard alert details what can be done at stone countertop fabrication and installation worksites to protect workers from exposure to silica. This includes monitoring the air to determine silica exposure levels; using engineering controls and safe work practices to control dust exposure; and providing workers with respiratory protection when needed, training, and information about the hazards of silica.
