LOUISVILLE, Ky. (WDRB) -- Just on the other side of Interstate 65 from the University of Louisville campus, a block that once contained an aging apartment building and unkempt rental houses is now the latest example of the student-housing arms race at U of L.
The Clubhouse includes three five-story buildings where, starting this fall, up to 758 U of L students will rent furnished apartments that come with walk-in closets, granite countertops and amenities like a courtyard pool, movie theater and hammock lounge.
Meanwhile, on the opposite end of U of L's main Belknap campus, a new development called the Retreat is meant to bring suburban comforts with 157 detached cottages shared by two to six students apiece amid luxury perks like a sauna, golf simulator and cabanas beside a resort-style pool.
As U of L continues its decade-long transformation into a residential campus, private real estate developers are gobbling up land near the school and betting millions that students (and their parents) will pay $600 to $950 a month, each, to live in suites where no one has to share a bedroom or bathroom.
The Grove, a 654-unit complex on S. 4th Street, literally could not be built fast enough last year, as students moved in amid construction and ended up getting their first month's rent for free.
In the last five years, four big apartment complexes have been built on the edge of campus with about 2,700 beds among them.
Another four complexes with about 2,400 more beds are under construction or in the planning stages.
Investors in these projects are big, sophisticated companies that specialize in student housing such as Austin-based American Campus Communities and Charlotte's Campus Crest Communities.
U of L officials view the building boom as validation of their work over the last decade to shed the campus' commuter past by adding dining halls, late-night hours at libraries and athletic venues.

Vandervert Construction is building a new Rite Aid store on the north end of Franklin Park Mall. At a project value of $2.8 million, the construction will erect a 17,400-square-foot store at 5840 N. DivisionSt.
The new store will replace a Rite Aid store in Franklin Park Mall where a second Trader Joes for Spokane is set to be built. The California grocery retailer will go into roughly half of the Rite Aid building currently in themall.

TEWKSBURY -- As a young accounting professional, she worked alongside the likes of Joe Tucci and Frank Caine at Wang Global, helping to bring the one-time tech darling out of its 1992 bankruptcy and into the waiting arms of its eventual suitor, Getronics N.V., seven years later.
Two decades later, Mellinda Abbott thrives by serving small businesses from her Lexington-based boutique firm, which recently opened a second office at 1310 Main St. (Route 38) in Tewksbury.
And she remembers exactly when it was time to run her own shop.
"My first day back from maternity leave was 9/11," she said during a recent interview at her Tewksbury office. "I had been working for a small accounting firm and I realized, 'There's no mystery to this,' and that it was time to hang my own shingle."
So as to save on overhead (and make use of her husband's construction skills), Abbott opened her first office at a building the couple owned in Lexington. They deployed the same strategy in Tewksbury late last fall, after a salon in the building they owned closed.
"I really wanted to come to this community," she said. "And I founded this practice because I want to keep accounting simple and straightforward for our clients."
Abbott, whose firm comprises three full-timers and four part-time employees, said she sees herself not just as an accountant, or even an auditor ("although I am an auditor at heart"), but as a small-business adviser.
"Clients should feel able to do what they are supposed to do, which is grow their business," she said.

UK garage (also known as UKG) is a genre of electronic music originating from England in the early 1990s. The genre usually features a distinctive syncopated 4/4 percussive rhythm with 'shuffling' hi-hats and beat-skipping kick drums. Garage tracks also commonly feature 'chopped up' and time-shifted or pitch-shifted vocal samples complementing the underlying rhythmic structure at a tempo usually around 128 to 140 BPM. UK garage was largely subsumed into other styles of music and production in the mid-2000s, including dubstep, bassline and grime. The decline of UK garage during the mid-2000s saw the birth of UK funky, which is closely related.
The evolution of house music in the UK in the mid-1990s led to the term, as previously coined by the Paradise Garage DJs, being applied to a new form of music also known as speed garage. Its originator is widely recognised to be Todd Edwards, the American house and garage producer, also known as Todd "The God" Edwards. In the early nineties, Edwards began to start remixing more soulful house records and incorporating more time-shifts and vocal samples than normal house records, whilst still living in the US. However, it was not until DJ EZ, the North London DJ, acquired one of Edwards' tracks and played it at a faster tempo in a nightclub in Greenwich, that the music genre really took off.
In the late nineties, the term "UK garage" was settled upon by the scene. This style is now frequently combined with other forms of music like soul, rap, reggae, ragga and R&B, all broadly filed under the description of urban music. The pronunciation of UK garage uses UK // GARR-ij, rather than US // g-rahzh.[1]
Artists such as Grant Nelson, M.J. Cole, Artful Dodger, Jaimeson, So Solid Crew, Heartless Crew, The Streets, Shanks & Bigfoot, DJ Luck & MC Neat, Sunship (Ceri Evans), Oxide and Neutrino and numerous others have made garage music mainstream in the UK, whilst Dizzee Rascal, Wiley and Kano's arrival raised the profile of grime, an offshoot of garage.
Cole once stated, "London is a multicultural city... it's like a melting pot of young people, and that's reflected in the music of UK garage".[2]
Notable female singers who have had the genre incorporated into their songs include Lisa Maffia, Ms. Dynamite, Kele Le Roc, Shola Ama, Sweet Female Attitude and Mis-Teeq.
"'Garage' is considered a mangled term in dance music. The term derives from the Paradise Garage itself, but it has meant so many different things to so many different people that unless you're talking about a specific time and place, it is virtually meaningless. Part of the reason for this confusion (aside from various journalistic misunderstandings and industry misappropriations) is that the range of music played at the garage was so broad. The music we now call 'garage' has evolved from only a small part of the club's wildly eclectic soundtrack."

In the UK, where jungle was very popular at the time, garage was played in a second room at jungle events. After jungle's peak in cultural significance, it had turned towards a harsher, more techstep influenced sound, driving away dancers, predominantly women. Escaping the 170bpm jungle basslines, the garage rooms had a much more sensual and soulful sound at 130bpm.[3]
