    How Do I Calculate How Much a Garage Addition Will Cost …

    Calculate a rough estimate yourself before talking to contractors.

    Accurately estimating costs is essential to a successful garage addition. Overestimate costs and you tie up valuable resources. Underestimate and you risk not being able to complete the job. Construction cost has two components: materials and labor. Lumber, wires, pipes, shingles, doors, windows and fixtures make up materials cost. Labor cost is the cost of the workers paid to make the addition. Even if you hire a contractor to build the addition, knowing how to calculate costs allows you to make informed decisions.

    Have an architect or draftsman draw plans for your addition. The plans are a graphic representation of the addition and should include the amount and type of materials required for the addition.

    Calculate the area of the foundation. Use an online concrete estimator to determine the amount of concrete needed. Contact a concrete supplier for a per-yard price. Multiply the per-yard price by the yards needed to determine the total concrete price.

    Take the plans to a home improvement retailer or lumber yard and price each type of lumber required. Multiply the per-piece price by the total amount required to determine lumber cost.

    Calculate the number of linear feet of wire and pipe required and multiply each total by the per-foot or per-piece price. Count switches, outlets, plumbing and electrical fixtures and add their cost to the total.

    Divide the roof area by 100 to determine the number of "squares" of shingles needed. Three bundles of shingles make up a square, so multiply the total number of squares by three to find the number of bundles needed. Multiply the cost per bundle by the number of bundles and add the sum to your total.

    Divide the exterior surface by 100 to determine the number of squares of siding needed. Multiply the price per square by the number of squares and add the siding sum to your material total.

    Add up your material totals to find the total materials cost.

    Contact framing, electrical, plumbing, roofing, siding and concrete contractors. Give them the square footage of your addition and request a per-square-foot price for labor only. Add the quotes to find your total labor cost.

    A wise man by the name of Steve found our website by doing a search for "Home Addition Plans" on the internet. Steve and his great wife Cindy were looking tobuild a large master suiteon top of their garage.

    If you look at the before photo, Steve and Cindy own a wonderful colonial and adding a room addition on-top of their garage was a great idea. We love the design of this master suite addition, because it really compliments the exterior of the home really well; it looks like it belongs there. In fact, if you look at the before picture, you might argue that the home looked odd without this wonderful and spacious master suite addition.

    You have to look at the interior 3D rendering andbedroom plansto truly appreciate the design and beauty of this plan. The bedroom is a whopping 19' x 14', which leaves plenty of space for all of your furniture.

    The new master suite features a spacious bedroom, over-sized his and her closets, private water closet area, a whirlpool tub, and a great tile shower cubicle. The existing HVAC ductwork was extended to accommodate this new living space.

    "We love our house's location, but it was tight on space," says Geoff Allen of the 1925 seaside Cape Cod in Barrington, Rhode Island, that he shares with wife Michelle Forcier and their young daughter. Though the 1,600-square-foot, two-bedroom house, the site of the latest TOH TV project, was built as a seasonal residence, the family plans to live there year-round. So they turned to architect Mary Dorsey Brewster and general contractor Andy Tiplady to help them envision a plan that would make the best use of its roomsand even squeeze in a few more.

    Topping the couple's wish list was an extra bedroom and bath upstairs. Given the house's small lot and strict local zoning laws, Brewster sketched an addition in the only spot it could go: above the attached, unheated garage. "An over-the-garage addition doesn't increase a house's footprint, which helps reduce costs," says Brewster. "But it also presents unique challenges in planning and construction." What does a home-owner interested in such an add-on need to know? We asked Brewster and Tiplady for their advice and about how the project played out at Geoff and Michelle's house.

    Do not cut the carpet until you are sure the auto carpet is correct for your Automobile!

    Remove your new automobile carpet from the box, unroll and lay the carpet in a warm area and allow it to settle for one to two hours before attempting to install. This will allow the automobile carpet to regain its molded shape. Using your hand, you can push the contoured sections of your new carpet back to their molded position. Keep in mind, the carpet may have wrinkles that do not relax completely before being installed, and the molded contours in the carpet may look flattened from shipping; this is normal. After being installed properly, the carpet will regain and hold its molded shape.

    It is very important that you verify your new auto carpet now, before you begin the installation. Once you begin to cut your new carpet, it may no longer be returnable, so now is the time to verify that the carpet you received is the correct item for your vehicle.

    The easiest way to verify your new carpet is to lay it overtop of your old carpet and line up the molded contours of both carpets. Keep in mind, the new carpet has just been shipped in a box and it will have some wrinkles that have not relaxed and some of the molded contours will look flattened. This is normal and should not be mistaken as a manufacturing problem. After being installed properly, the carpet will regain and hold its molded shape. If your old auto carpet is not available, you can also "dry-fit" the carpet to your vehicle's floor pan.

    At this point, if the contours in your new carpet in a different location than the contours in your old carpet, do not continue with your installation.

    LED packaging service provider Everlight Electronics, in view of the high risk of inventory value depreciation due to quick changes in LED lighting prices, will gradually shift the focus of its own-brand LED lighting marketing from indoor to outdoor and commercial LED lighting as well as automotive LED lighting, according to company chairman Robert Yeh.

    LED lighting prices change rapidly mainly because there are low barriers for entry into the market, Yeh said. Currently, Everlight Electronics has 40% of consolidated revenues coming from LED lighting and LED backlighting each, Yeh indicated.

    Everlight Electronics' own-brand LED lighting operations in Taiwan and China suffered a net operating loss of NT$800-900 million (US$26.1-29.3 million) in 2014, according to industry sources. However, Everlight Electronics is expected to post net EPS of NT$5.2 for 2014, the sources indicated.

    Match point for the stadium

    It was an embarrassing moment. The last time Kerala played host to the National Games in 1987 the indoor stadium at the Regional Sports Centre that was slated to be the venue for badminton had to be shifted to Udyogamandal Club.

    The stadium was not complete in time for the Games and must have left a few officials red in the face. This time around, for the 35th National Games, when frenzied work is on at the other venues to meet the deadline, the visually dynamic and impressive Rajiv Gandhi Indoor Stadium, with new features is ready for contests.

    Like all huge structures this stadium just did not pop up all on a sudden. Think of a barren, denuded, almost four acres parcel of land at Kadavanthra, which during the early 1970s was not prime location. This was the land allotted by the government for the stadium. It took two decades and a little more, the efforts of many dedicated souls, to build this multi-functional stadium and the RSC sports complex brick by brick.

    The first steps were initiated by an ad hoc committee headed by Justice P. Govindan Nair sometime in 1975-76. Almost three years later a registered committee was in place with R. Madhavan Nair (president), M.F. Mundaden (secretary) and A.J. Francis (treasurer) as the principal office-bearers. The government had formulated a policy to start regional sports centres in the State and the committee worked in tandem with the government to achieve this goal. The work progressed albeit at snails pace.

    The accelerator was pressed when the 1987 National Games was announced. Raising funds to build up the structure was top priority. Mundaden recalls how they began a membership drive. Initially, it was fixed at Rs. 1,000. The government did extend help by procuring a Hudco loan but it was not sufficient, the work lagged, and they failed to meet the Games deadline.

    Cut to 1991. Mundaden was now president and Babu Joseph the secretary. Only the structure of the stadium had come up. Difference of opinion in the committee regarding the introduction of instalment for the enhanced membership reached a stage where V.J. Kurian, the then District Collector, also the Chairman of RSC decided to intervene. When his efforts to bring in a consensus failed he disbanded the committee retaining the secretary and bringing in the then City Police Commissioner Loknath Behera as president. They were asked to co-opt members.

    Now the onus was on us to do something. We introduced the instalment scheme for the membership and it was successful. Initially we raised Rs 45 lakh. Sale of iron scrap also gave us some money. We started work on the tennis courts first as this would give us some sort of visibility. As the next step we began work on the flooring with the wood that was already lying there. Once people saw that work was in quick progress we managed to get donations, sponsorships and many more memberships. I remember Loknath Behera tell me you get the funds and Ill see that the work is done, recalls Babu Joseph.

    In the end of 1993 the indoor stadium, named after Rajiv Gandhi, was inaugurated by Sonia Gandhi. By then there was a flurry of activity in the stadium. Meanwhile, the late K. Karunakaran who had met with an accident was advised swimming as an exercise. He used to come to the stadium for his morning walks. We decided to construct a swimming pool, which was completed in 42 days. BPCL assured us a fixed amount for monthly maintenance and this pool is still functional. Soon, the RSC became a hub of sporting activity with active participation in tennis, swimming, badminton, and squash. This is a perfect example of a successful project with private and public participation.

    The successive committees kept on adding to the facilities. What we did was to amend the bylaws to make the RSC a sports centre and not a club, which it was gradually turning into. The student membership and coaching camps was opened up to anyone who wanted to join. The football stadium, athletic track and skating rink were set up, the dormitories spruced up, and set up rain-harvesting facilities. In short, our attempt was to focus on sports. And the results were there with masters like P. Gopichand and Mahesh Bhupathi assisting in the coaching camps, says former secretary and badminton Arjuna Award winner George Thomas.

    The stadium has now been renovated to a tune of Rs. 11 crore. For the forthcoming National Games it plays host to table tennis and badminton. Spectators will be able to watch the events from air-conditioned, sound-proof galleries. The entire lighting system has been changed and we now have 1,600 lux units. More than 1,000 chairs have been replaced with new ones and the acoustics of the stadium has also been revamped, informs S.A.S. Navaz, the present RSC secretary.
