Help Squad: Best Selling, Best Value Electronics and Appliances of 2014

    - January 13, 2015 by Mr HomeBuilder

The combination of 2014 coming to an end and Help Squads unwavering pursuit of the best deals and advice for everyday consumers has resulted in a Best-Of list for you, our cost- and quality- conscious readers. The below-assembled list focuses on household electronics and appliances that offer a combination of the following: a great price point, solid durability, energy efficiency and/or minimal maintenance.

To compile this list, we turned to one of the Chicago areas largest electronics and appliance retailers, Abt Electronics, based in Glenview (with a nationwide sales presence at Abt.com).

Jon Abt, co-president of Abt Electronics, made the following recommendations based upon customer feedback and his companys 2014 product sales.

Media streaming devices Google Chromecast ($35), Apple TV ($95), Roku ($99) Media streaming devices are small boxes that connect to your non-smart TV (a TV that is not Internet-enabled) via the TVs HDMI port for the purpose of accessing Internet-based media content, such as movies, TV shows, music and photos. The way it works is users send their favorite online programming from an app or web site on their smart phone, tablet or laptop to their TVs. Says Jon, These devices provide all the smart for the TV that doesnt have it built-in, and it is a fraction of the price of an actual smart TV.

Samsung LED TVs (example prices: $604 for 40, $690 for 50, $1223 for 60) LED stands for light emitting diode, and LEDs have become the industry standard for flat screen TVs. They are lighter, thinner, produce less heat and use less energy than plasma TVs. And according to Jon, Samsung LED TVs are top sellers because they are long-lasting televisions at a great price point compared with the competition.

Portable Bluetooth speakers Bose ($199-$299), JBL ($50-$250), Beats ($50-$300) These small, battery-operated speakers produce extremely clear, rich sound and connect wirelessly to all Bluetooth-enabled devices, such as smart phones, tablets and MP3 players. Many are no larger than the palm of your hand and have a battery life of up to 14 hours. Other features can include built-in microphones that enable users to answer phone calls and the ability to select tracks and adjust volume from up to 30 feet away. Jons observation is these high quality speakers are available at such a low price point due to this categorys incredibly competitive marketplace. He adds, These speakers produce amazing sound in a very small component.

Nest Learning Thermostat ($249) This is a wi-fi enabled home thermostat that is said to be as easy to install as a light fixture. Following installation, a user answers a few questions, and after a few days of adjusting temperatures up and down, Nest learns the homes heating and cooling schedule. The thermostat even has an auto-away function that knows when everyone has left the house and adjusts the temperature accordingly. Additionally, Nest can be controlled from just about anywhere via a users laptop, tablet or cell phone. Nest is said to be able to reduce a homes heating and cooling bills by up to 20 percent. According to Jon, consumers are moving to this thermostat because, It learns from your schedule, it saves energy when youre away and you can control it from your phone.

Bosch Express Cycle Dishwashers ($594) These dishwashers are the quietest in their class at 50 dBA (decibels), they reduce energy usage by 20 percent, can save up to 280 gallons of water per year compared with other comparable machines and they exceed Energy Star water requirements by 69 percent. Says Jon, These dishwashers are best-sellers because they start at just under $600. They also use the least amount of water compared to other dishwashers and can clean your dishes in half an hour.

    Angie's List: Kitchen Countertops

    - January 13, 2015 by Mr HomeBuilder

MEMPHIS, TN (localmemphis.com)--Updating your kitchen countertops with the latest look might seem like an easy remodeling project.

But you need to be careful.

Countertops are true workhorses that can transform the look of your kitchen.

Whether you want something more traditional.

"We still see most people in that granite and quartz world," remodeling contractor Geoff Horen said.

    Or a bit trendier.

"Concrete and wood tend to be and recycled glass, tend to be what I kinda call our HGTV products," Horen said.

The first thing you need to ask yourself is not just how much you're willing to spend, but how much you should spend.

"Countertops are no different than any other type of remodeling project. It's really important to assess the value of your neighborhood. You don't want to over invest in your house because you won't get the return. So, for example if you have a rental property that you rent out for $1000/month, installing countertops that are $80/square foot is way too much money to invest," Angie Hicks of Angies List said.

You also need to determine how you'll be using your countertops. Do you spend a lot of time in the kitchen? Do you do a lot of cooking? Are you worried about stains or scratches?

Douglas Taps United Bank, EB-5 To Finance Spec Office Project

    - January 13, 2015 by Mr HomeBuilder

A veteran Washington, D.C., developer has raised financing for a speculative office building project near Fords Theater with a $44.5 million construction loan and $9 million obtained through a federal program that allots visas to foreigners who invest in U.S. development projects.

Douglas Development Corp. has already started building the 93,000 square foot tower at 1000 F Street. The building is considered speculative because Douglas is moving ahead with very little preleasing. So far, it has done only one deal, with American Eagle Outfitters for the buildings retail space.

But Douglas, which has extensive experience with projects in that neighborhood, is betting it will have little trouble filling the space with nonprofit agencies, government affairs offices of major corporations and other tenants, says Norman Jamal, a principal with the firm. Many of the tenants are likely to be in the 6,500 square foot to 10,000 square foot range. Those folks dont typically prelease, Mr. Jamal said.

Construction financing for speculative projects remains difficult to obtain these days, even though the commercial real estate market has been steadily recovering. Still, Douglas got a $44.5 million three-year construction loan from United Bank of West Virginia with a rate of 4% and two one-year extension options.

Douglas was able to pull it off partly because the developer has worked with the bank in the past, according to Joe Donato, who led a team from NGKF Capital Markets that arranged the construction financing. Also, he said: Douglas has a tremendous presence in Washington.

Douglas also sold $9 million in preferred equity to foreigners participating in the so-called EB-5 program. Started 24 years ago, the program gives U.S. visas to people who invest at least $500,000 in development projects that create a specified number of jobs.

Mr. Jamal said holders of the preferred equity will be paid an interest rate of below 5%, which he described as extremely inexpensive for the developer. This was the first time that Douglas raised financing through the EB-5 program, but probably not last. Were actually working on another project right now that were planning to use EB-5 on, he said.

Douglas, which currently manages 9 million square feet of space, plans to finish the 11-story building at 1000 F Street in the third quarter of 2016.

If these walls could talk: Homeowners discover houses hidden dirty secrets

    - January 12, 2015 by Mr HomeBuilder

Krista Bennett was excited to move into her first home. After years of renting bad apartments, knowing she and her family had a nice place of their own was a relief.

But when she stepped close to the wall in her sons bedroom while moving a bureau a few days after moving in, her foot sank through the floor and her joy sank with it. She suddenly couldnt envision much beyond money flying out of the bank for repairs.

It was pretty discouraging, she said. I was ticked off.

A tub in an adjacent bathroom had been leaking and rotted through the floor in the bathroom, into the wall and into 6-year-old Nicholas bedroom.

All I had to do was push with my hand and it went right through.

    Bennett was angry.

I immediately called the lawyer to see what could be done.

But, since the contract was signed and the house closed on, it was out of the lawyers hands.

By the time Bennett had the tub, flooring, Sheetrock and tile replaced, she had spent thousands of dollars.

The popularity of home renovation reality shows makes it seem like budget-breaking disasters are made for TV, but they happen in real life, too.

Ste. Chapelle Tasting Room Gets New Look

    - January 12, 2015 by Mr HomeBuilder

CALDWELL (AP) | Long before Idaho wines began earning national recognition and before the Sunnyslope region of Caldwell was dotted with vineyards and tasting rooms, the Symms family got into the wine-making business.

Forty years later, the winery they started, Ste. Chapelle, produces about 130,000 cases of wine each year, which leads Idaho wineries in both production and sales.

Ste. Chapelle is now owned by the Seattle-based Precept Wine, and it's in the process of getting a makeover for its 40th birthday.

The winery's octagonal-shaped tasting room, which is modeled after the 13th century La Sainte-Chapelle in Paris, is undergoing renovations that began last year and are expected to be complete in February, according to Heidi Witherspoon, Precept communications director.

This summer, a new deck was installed that seats up to 150 people and overlooks Lizard Butte and the Snake River. A two-tier boulder rock wall creation was also installed by Blue Ribbon Landscaping.

The 1,800-square-foot upstairs banquet room was updated with wood-textured vinyl flooring, new paint, a new upstairs service bar and a new service kitchen. A clear railing was installed over the windows to let more light in and to open the room to the outdoors.

Work began Monday on the main level tasting room, which will get new restrooms, flooring and a new tasting bar. There will also be in-room seating for up to 40 people with new tables, sofas and cafe-style seating.

Michael Kuhn of K Remodel is the general contractor for the project.

There will be no public retail operations through Jan. 15, and the main level tasting room will be closed until mid-February while construction is taking place. Wine tasting will resume in the upstairs banquet room beginning Jan. 16.

Winemaker Maurine Johnson has been with Ste. Chapelle for 27 years and has been the head winemaker for three years.
