    Denver Rents Soaring Mile-High

    - December 31, 2014 by Mr HomeBuilder

Apartment dwellers in New York, San Francisco and Boston often pay more in rent than average Americans spend on monthly home-mortgage payments.

Is it time to add Denver to that list?

Perhaps, if you are talking about the 34-story glass luxury apartment tower near downtown Denver that is a venture of PM Realty Group and partner National Real Estate Advisors LLC.

If all goes as planned, the new building, called the Confluence, would be Denver's tallest apartment building with some of its most expensive apartments.

The developers are aiming for an average rent of $2,800 on their 288 units in a city where the average apartment rents for $1,110 a month and the average home mortgage also is in that range, based on current rates. The units in the new building will range from $1,500-a-month studios to two 3,500-square-foot three-bedroom penthouses that will go for $12,000 a month.

"We're looking for people who want to live in a highly amenitized building with tremendous views, close to all the action and an ultraluxury lifestyle," says Roger Gregory, president of PMRG Investments, a unit of PM Realty Group.

PMRG says it studied Denver's economy to determine whether there are enough well-heeled residents who could afford rents the company plans to charge at the Confluence--so-named for its location at the intersection of the South Platte River and Cherry Creek.

"When you look at Denver, you got a highly educated workforce," says Mr. Gregory, who points out that the city has a disproportionate share of white-collar jobs.

In the greater Denver area, professional-services jobs comprise 21.1% of its total employment, 4.7 percentage points higher than the national average, according to a recent report by the Bureau of Labor Statistics.

Petroleum engineers, who earn $72.84 an hour, are Denver's highest wage-earners, and employment in the energy sector, which includes mining, logging and construction, has grown 3.8% in the 12 months ending in October, according to the BLS.

Toronto mans adventure with Elizabeth Gallagher reaches Eiffel Tower

    - December 31, 2014 by Mr HomeBuilder

PARISAs caf patios lay empty and the streets bare on a freezing Sunday evening in the City of Love, two Canadians hurried through the French capitals back alleys on a mission.

It was almost 10:45 p.m., the Eiffel Tower was closing in 15 minutes, and the two, fresh off a plane from Prague, were intent on being atop the famed monument before its sparkling lights came on for the last time that night even if it meant dodging cars to get there.

Toronto businessman Jordan Axani, 28, marched briskly ahead of companion Elizabeth Quinn Gallagher, 23, barely pausing for stoplights.

The two chance travellers, who have become household names since Axani reached out on social media last month for another Elizabeth Gallagher to join him on a trip around the world after he and his girlfriend of the same name split, made it to the base of the tower in the nick of time.

As they thundered up the lift, they told a Star reporter tagging along how, eight days into their journey, theyve become accustomed to barrelling through cities.

Their adventure began with a mad dash through New Yorks John F. Kennedy airport to make a flight to Italy. Then Gallagher narrowly missed a train to Venice that Axani nearly got thrown off because his ticket was in his partners pocket.

    Tara Deschamps / Toronto Star

Jordan Axani and Elizabeth "Quinn" Gallagher rushed to the Eiffel Tower after arriving in Paris from Prague.

There was a lost iPhone in Milan, an exploding neck pillow in New York and a text Gallagher sent Axani in Vienna that read: I got locked in the stairs, help. A night or two later it happened again: she got stuck in a Prague bathroom, leading to more teasing.

But when you find yourself globetrotting with a stranger, they say, its hard not to pick up on each others habits.

New laws for the new year: Good news, Illinois, water buffalo milk is legal

    - December 31, 2014 by Mr HomeBuilder

Raleigh, N.C. Hey, Illinois, its OK to drink water buffalo milk now!

That new law is one of thousands being implemented as of Jan. 1, as states are getting ready to implement thousands of new laws tackling everything from new minimum wage laws to gun rights, to canine companionship while dining al fresco.

The new laws govern a host of American concerns, ranging from the food we eat, privacy rights when it comes to both drones and candid selfies, and the wisdom of giving huge tax breaks to Hollywood to make movies locally. (Yes, were looking at you, North Carolina.)

Illinois, as noted, just approved water buffalo milk for sale. Florida made it a $60 fine and three points on your driving record if any kids under 6 arent strapped into a proper car seat, and a cop sees it.

And California, per the usual, led the way in telling its citizens new things they can and cant do, with 931 new laws taking effect on Jan. 1. (Florida, by contrast, will see only three new laws take effect.)

In the Golden State, its now a misdemeanor to take Scarlett Johanssons or anyone elses candid selfie and disseminate it on the Internet without their permission.

And California dog owners will for the first time be able to legally hang out with their canine friends on restaurant patios, although California dogs remain banned from inside dining rooms.

And the progressive beacon on the West Coast continues to wade into the culture wars, as a much-debated California law takes effect. Under the first-ever yes means yes law, colleges must enact sexual assault policies that will require students to verbally consent before having sex.

But legislatures around the country also tried to ease off on red tape and recreational restrictions. In Illinois, for example, employers can no longer ask job applicants about their criminal history, at least not on the initial application.

And a year after recreational marijuana became legal in Colorado, households in Oregon will be able to legally have up to 8 ounces of marijuana in their possession.

Year in Curbed 2014: The Hands-Down Most Beautiful Houses for Sale in 2014

    - December 31, 2014 by Mr HomeBuilder

When one looks at thousands of houses over the course of a year, poring over listing photo galleries with almost Talmudic concentration, they can begin to run together. Then there are homes that stand out, often for all the wrong reasons, but occasionally for good ones: excellent decor, riveting architecture, or something hard to define that we'll just go ahead and call "soul." Here are the most beautiful U.S. homes put on the market in 2014; not necessarily the biggest, or the grandest, or the most expensive, but the ones that stuck with us.

A short run-down of our qualifications: said homes had to be beautiful and well-photographed inside and out (see the honorable mentions for homes that failed either category but were still quite nice). Only detached homes were considered, which means we left apartments, condos, and townhouses off the table, and didn't touch anything in New York City, which is just as well, because our colleagues at Curbed NY came up with this awesome list.

Location: Austin, Texas Price: $4,500,000 A home that has received multiple additions from differing architects over the course of 35 years has no right to expect to remain a cohesive, pleasing whole, but this Austin showpiece manages the trick, in no small part because of the excellent landscaping by owners James David and Gary Peese.

Location: Los Angeles, California Sold For: $6,250,000 Gah, Andy Samberg and Joanna Newsom's new(ish) home. They bought Moorcrestthe famed 1920s house where Mary Astor and Charlie Chaplin once livedin an off-market deal, so technically it shouldn't even be on this list. Whatever, what a dream palace, here it shall stay.

Location: Rancho Mirage, California Price: $2,300,000 This landmarked example of what one Curbed commenter called "pristine MCM at its classiest and finest" was commissioned by pioneering radiology cancer surgeon Henry L. Jaffe from architect William F. Cody, on land he bought from his patient, Groucho Marx.

Location: Palm Springs, California Price: $2,195,000 Clark Gable's all-pink Palm Springs home is almost as studly as he was.

Glen Ellyn: Check out stories to follow in new year

    - December 31, 2014 by Mr HomeBuilder

GLEN ELLYN Before even crossing off a day on the new 2015 calendar, there are already plenty of stories brewing in Glen Ellyn. Heres a look at the headlines to watch for in 2015.

    ---

    Butting heads

What we know: The College of DuPage was under intense public scrutiny for the latter half of 2014. An email from college President Robert Breuder leaked, suggesting trustees publicly lobby for $20 million in state funds they didn't necessarily need. The Board of Trustees censured a member for providing inaccurate information to the public about the email. The Faculty Association voted no confidence in Breuder. Watchdog groups have pored through financial documents seeking further wrongdoing.

What's next: The college will likely remain in the spotlight at least through April. Three of the board's seven trustee seats are up for election this year, and there's a crowd of candidates vying for a seat. The election could completely change the face of the board.

14: Number of candidates who have filed to seek one of the three board positions.

    ---

    Daily grind

What we know: Glen Ellyn School District 41 has been gathering input from the public on whether or not to introduce full-day kindergarten.

Due to space limitations, implementing full-day kindergarten would require additions to existing schools or the construction of a new school. District officials have said a referendum would be needed to fund the project.
