    New year's resolutions for architects in 2015

    If nearly every venerable architect in the host country slams your proposed design for a building as a monumental mistake and a disgrace to future generations, its probably a good idea to reconsider. Not so Zaha Hadid, who, after facing calls for her Tokyo Olympic stadium to be scrapped following a petition of 32,000 signatures and an open letter of opposition from a host of eminent Japanese architects simply accused the locals of jealousy. I think its embarrassing for them, she said. I understand its their town, but theyre hypocrites. The fact that they lost [the competition] is their problem.

    Youll have two icons sat side by side. What could be better than that? So asked Rob Tincknell, the man in charge of the redevelopment of Battersea Power Station, before unveiling his plan to build an architectural petting zoo around Giles Gilbert Scotts brick cathedral of electricity. The power station-reborn-as-mall will be reached along a high street (AKA a gauntlet of luxury apartments), with a wiggling glass worm by Norman Foster on one side and a scrunched-up metal flower by Frank Gehry on the other, terminating in a big swoopy hole scooped out by Danish funsters, BIG. Its the kind of car crash of competing icons that might make you wish the place had been left as a majestic ruin.

    Since the Shard broke on to the London skyline as a dazzling crystal spear, many have been the lesser buildings that have tried to emulate its fractured facets with the odd bit of wonky glass hung askew. The city is now littered with crumpled glazing and angular floor-plates terminating in useless acute angles. These are not urban jewels, nor do they reflect a vision of a multi-faceted world. Theyre ugly hulks with shoddy details those ambitious multi-angled joints usually bodged with a splurge of mastic and the result just looks like something went wrong with a Sketch-Up computer model, the whole thing triangulated to oblivion. If in doubt, keep it orthogonal in 2015.

    Heres an idea for a makeover. Why not flay the skin off a supermodel and stretch it over your own body? You might have difficulty seeing, given that your eye-holes probably wont match up, and you might not be able to breathe through that misplaced mouth, but no matter. Youll look great. And you can apply the same idea to your buildings. The six-storey 300-room student accommodation block youre planning might not fit behind that nice four-storey Victorian brick frontage, but what the hell. You can squeeze it in. Theyre only students. They wont realise that their windows look out on to a blank brick wall and that they cant fully open their front door. And the conservation officer will give you extra Brownie points for retaining a beloved heritage asset. Win win.

    Time was when the lord of the manor went in through the front door and his lesser servant-serfs went in round the back. But the chances are that the apartment block youre designing isnt the new set of Downton Abbey, so theres really no excuse for specifying a poor door. If your housing association client insists on the affordable housing units having a separate entrance for maintenance reasons, then at least design it on equal terms as the market-rate housing and dont hide it down a service alley next to the bins.

    OxBlue Construction Cameras Currently Being Used by Developers for High-Profile Residential Projects

    What do real estate developers Equity Residential, JBG Companies, Fisher Brothers, and Holland Partner Group have in common? Theyve all chosen OxBlue construction cameras for their large, multiunit residential projects. The urban area has been a hotspot of redevelopment and renewal for years, but the Galvan is the highest profile project to date. The project is transforming 450,000 square feet of former retail space into 356 apartments with 100,000 square feet for retail. Residential amenities feature landscaped courtyards, outdoor living rooms, grilling areas and fireplaces, and pool. JBG cites functionality and ease of use of the construction camera interface and the excellence of customer service as significant sources of their satisfaction with OxBlue.

    After using an OxBlue construction webcam on an earlier project, New York-based developer Fisher Brothers knew it was a given that theyd use it on their 225 E. 39th Street project, a 37-story, 372-unit luxury rental building in the prestigious Murray Hill neighborhood of Manhattan.     Chipotle, Baggins coming to Marana

    ChipotleMexican Grill, the popular, national burrito chain, and Baggins, the popular Tucson sandwich chain, are moving into one of Marana's busiest retail corridors.

    Both restaurants are expected to open in the next couple months across the street from one another on West Arizona Pavilions Drive off Interstate 10 adn West Cortaro Road.

    Chipotle will take over the retail space that was most recently home to Payless Shoe Source at 5940 N. Business Park Drive. Construction has been ongoing since early December and the restaurant is expected to open sometime in the next couple months, company officials said.

    Construction just got started on the 2,300-square-foot-space where Baggins will serve its menu of gourmet sandwiches and salads beginning sometime in early February, said Baggins Vice President Sunny Bravin. This will be Baggins' ninth Tucson location.

    Bravin said the timing is right to move into Marana, which has seen remarkable growth in mostly chain restaurants in the I-10/Cortaro Road corridor in the past several years. Among the restaurants already operating there is Chili's, Native Grill & Wings, Texas Roadhouse, Cracker Barrel and a handful of fast-food outposts including In-N-Out Burger and Panda Express.

    Dunkin' Donuts opened a store at 8090 N. Cortaro Road across the driveway from Panda Express in late summer. In early November, Village Inn, known for its breakfast specialities and homespun comfort food, opened at 5955 W. Arizona Pavilions Drive.

    "That area is booming over there," said Bravin. "I think that's just been an underdeveloped area for our clients. We have a lot of customers (from Marana) who come to our Oro Valley and Oracle Road stores."

    Retailers Can Thrive Simultaneously in Online and Brick & Mortar Worlds, They Just Need To Adjust

    The current challenge has a lot more to do with technology and a lot less to do with sales and spending. Still, the results could be just as dramatic on the retail marketplace.

    "Every few years the retail sector experiences a spurt of store closures that temporarily spooks the CMBS market. What I focus on more now is how technology is changing the retail landscape, Marshall Glick, senior vice president and senior analyst of Securitized Asset Management Group at AllianceBernstein LP, said at a CMBS and CRE roundtable this month hosted by Standard & Poors.

    Noting that iTunes effectively eliminated the need for pure music retailers and large electronic stores are closing locations or moving toward a smaller footprint due to internet retailing, Glick said he continues to believe in clothing retailers. They keys, as always, are execution and location. "Department stores could downsize the store formats and become a bit more current in their retailing methods," Glick added. "In a thriving mall, this becomes an opportunity for the owner to bring new excitement to the property; while in a sub-performing mall, [this] could be a trigger to a death spiral.

    Our credit team here at [AllianceBernstein] is concerned about Sears, but it may be more of a 2016 event, rather than next year, Glick answered.

    In one post, Lampert addressed the questions of just how much retail floor space does the company need to deliver a great shopping experience. And with more and more of its sales and member engagement moving online or via mobile, do those stores need the same kinds of stock rooms and warehouses?

    And his answer is basically: not nearly as much as it has now.

    "Some of our stores are simply too large for our needs, given that populations shift, new roads are built and new retail areas open constantly, Lampert wrote, adding that he plans to continue to execute the retailer's plan to integrate its store and digital capabilities, which will include adjusting the size and number of stores it operates.

    "Additionally, Sears Holdings will continue to build and experiment with new capabilities in stores and on its mobile and online platforms, with an emphasis on its Shop Your Way membership program and integrated retail offerings.

    Of course, Sears is far from alone in tackling these questions.

    Hundreds attend Villagers annual holiday house tour

    Six unique homes in Pinecrest and Coral Gables provided the backdrop for hundreds of local residents interested in architecture, history and home dcor. This years tour theme Then and Now featuring architectural changes throughout the years set the tone for an interesting and entertaining event.

    People were guided through homes beautifully decorated for the holiday season by members of The Villagers, an allvolunteer not-for-profit group dedicated to raising money for the restoration and preservation of historic sites in Miami- Dade County.

    The Old Cutler property of Hank and Ilaria Barreto features two unique homes the striking contemporary residence designed by famed architect Robert Bradford Browne, with lush gardens by the well-known landscape architect Raymond Jungles; and the 118-year-old Maud Black Cottage, first built as a stable and later used as a home by the Seibold/Black family. It now serves as a charming guest cottage.

    Visitors also enjoyed the renovated and expansively decorated Old Cutler home of Megan and Steve Weber, a casually elegant and ambient home in a classic traditional style. Favorite points for visitors included the framed menus from restaurants around the world in the dining room and the enchanting butterfly tree on the terrace among the three lovely Christmas trees.

    Vintage cars were on display at the home of Gary and Rosemary Metal, whose house has been in the family for 52 years and is thought to be the oldest post-World War II residence in Pinecrest. Notably, it features slump brick, a brick-making process by the original builder in 1950. The slump brick is used on both the interior and exterior, and the fireplace surround.

    Architect/artist Carola Bravo and her husband Cesar Prato have filled their Pinecrest MIMO-style home with an impressive collection of contemporary Latin American art, including work by Carola. Designed by prominent MIMO architect Robert Fitch-Smith, the 1952 home features red concrete floors and extensive use of wood and glass. As a bonus, there is a Cold War-era bomb shelter in the backyard.

    Carlos and Liliana Allen bought a Pinecrest home in disrepair and renovated it to the beautiful family home it has become today. Visitors particularly enjoyed their impressive collection of colorful Christmas nutcrackers. Guests were also invited to a garden setting to enjoy complimentary homemade refreshments and a holiday boutique offering some gift-shopping opportunities.

    Villager President Beverly Loftus and board members worked with House Tour chair Kathleen Bowker and committee members Gayle Duncan, Desiree Anthony, Lynda Randolph, Sweet Pea Ellman, Alexis Ehrenhaft, Aleida Martinez-Molina, Kathy Marlin, Bonnie Hutton and Renee Betancourt to make the event a success. The next Villager event is the annual Garden Tour on March 7. The Villagers were founded in 1966 and have contributed almost a million dollars in support of the preservation of local historic sites, as well as scholarships to students pursuing careers in architectural preservation.
