Christopher Wells Construction, a San Francisco remodeling contractor, recently celebrated its 30th anniversary, and is honoring this milestone by offering past and future customers a way to improve the value of their homes in 2015 with its Home Investment Package.
Its time to give back to our loyal customers and encourage future homeowners to choose us for their next home remodel, said Chris Wells, the companys owner. He said the anniversary promotion dovetails nicely with Remodeling Magazines 2014 Costs vs. Value Report. There are a variety of residential projects for San Francisco homeowners that will generate a positive return on investment in 2015," he explained, "and were providing each family with up $1,000 off selected remodeling services to help get them started.
Wells went on to mention several home renovations that recoup their costs, according to the Cost vs. Value Report. Projects include:
These home repair values coincide with an auspicious time for Christopher Wells Construction, Wells said. We're celebrating our 30th anniversary, and thats exciting for us and a huge vote of confidence in the construction work we do."
He added that Christopher Wells Construction has been a successful kitchen and bath remodeler for 30 years, due to the continued patronage of past customers, who keep coming back year after year for kitchen and bath remodels, room additions, whole-house renovations and more.
"And many have provided strong referrals," he added. "So its definitely time to honor all of these clients. Therefore, the Home Investment Package, which gives homeowners information about financial incentives to remodel, is an excellent way to show our appreciation after 30 years in business.
Im often asked how I got into the residential remodeling business, and in some respects maybe its always been a part of me, Wells went on. I began learning carpentry as a teenager and took to it naturally. His passion for carpentry evidently came full circle: Wells started his career as a certified home inspector. The training as a home inspector, he believes, has helped him in his career as a residential remodeling contractor.
Before I started my residential remodeling company Ive evaluated more than 3,000 residences as a building inspector. This experience, along with remodeling homes for 30-plus years, has enabled me to accurately assess what type of repair a home needs, or provide the best possible advice on a kitchen, bath or whole-house remodel or restoration.
The beauty of the Home Investment Package is that it keeps clients intrigued from the start, Wells said, referring to the anniversary special. It helps homeowners look at a project from both a functional and financial point of view. They receive a discount, while knowing that the remodel will ultimately add value to their home.

Prominent Los Angeles developer Robert F. Maguire III has found a partner to invest in construction of a new office building in Playa Vista, which is now one of the hottest real estate markets in the state.
San Francisco real estate investment firm DivcoWest formed a joint venture with Maguire to own, operate and further develop the Water's Edge office campus in the Playa Vista neighborhood near Marina del Rey.
Maguire led development of several of L.A.'s best-known office buildings in the 1980s and '90s including U.S. Bank Tower, the tallest structure in Southern California. He has held part interest in Water's Edge at the intersection of Lincoln and Jefferson boulevards since he erected two buildings there in 2002.
In August, Maguire said he was looking for a partner who could help fund the construction of a third building, to be called WE3.
Terms of the joint venture were not disclosed, but Maguire said the partnership has the resources to spend nearly $70 million constructing WE3. He hopes to begin work by the middle of next year after planning is complete and city approvals are secured.
"I think it will be a real trophy project," Maguire said. "We have got to get hammering nails."
The preliminary design by architect Zoltan Pali of Studio Pali Fekete Architects calls for a vivid blue-and-red four-story building containing about 150,000 square feet.
Playa Vista is a planned community on the site of 20th century business mogul Howard Hughes' aviation company. It has thousands of residents, and offices there have become a strong draw for technology and entertainment firms.
This month Web giant Google bought 12 acres at Playa Vista where it can build as much as 900,000 square feet of new office or studio space. Competitor Yahoo Inc. is expected to lease about 130,000 square feet of office space at Playa Vista in a separate deal.
DivcoWest has been looking to get into Playa Vista for more than two years, said Michael Provost, director of acquisitions.

Winnipeg Mayor Brian Bowman says the city will co-operate with the RCMP's criminal investigation involving the new police headquarters, which was launched after an audit of the building projectprovided enough evidence for a full probe.
The Mounties have been going in and out of Caspian Construction onMcGillivrayBoulevard since about noon Wednesday.
Caspian isthe main contractor involved in the conversion ofthe former Canada Post building on Graham Avenue into the Winnipeg Police Service's new HQ, which has gone $75 million over budget.
At one point, plainclothes officers emerged from the company's office with at least two computers.
According to RCMP, the police headquarters investigation began after the Manitoba government referred three audits to police in August for review.

Investigators from the RCMP's federal, serious and organized crime units have been working on two separate reviews: one involving the WPS headquarters and another involving Winnipeg Fire Paramedic stations.
"The RCMP have completed a review of the forensic audit regarding the construction of the Winnipeg Police Service Headquarters and this is now considered a full investigation. The Winnipeg Fire Paramedic stations file is still under review," according to a news release.
RCMP say theirexecution of the search warrant "at a local business"on Wednesdayis related to the investigation, but they would not release further details.
Bowman told reporters on Wednesday afternoon that the Mounties must be allowed to carry out their investigation, andthe city promises full co-operation.

Common air Conditioning Tips for you. If you currently need a Air Conditioning Repair. Feel Free to Contact us. Air conditioner manufacturers generally make rugged, high quality products. If your air conditioner fails, begin by checking any fuses or circuit breakers. Let the unit cool down for about five minutes before resetting any breakers. If a central air conditioner's compressor stops on a hot day, the high-pressure limit switch may have tripped; reset it by pushing the button, located in the compressor's access panel. Refrigerant Leaks If your air conditioner is low on refrigerant, either it was undercharged at installation or it leaks. If it leaks, simply adding refrigerant is not a solution. A trained technician should fix any leak, test the repair, and then charge the system with the correct amount of refrigerant. Remember that the performance and efficiency of your air conditioner is greatest when the refrigerant charge exactly matches the manufacturer's specification, and is neither undercharged nor overcharged. Refrigerant leaks can also be harmful to the environment. Inadequate Maintenance If you allow filters and air conditioning coils to become dirty, the air conditioner will not work properly, and the compressor or fans are likely to fail prematurely. Electric Control Failure The compressor and fan controls can wear out, especially when the air conditioner turns on and off frequently, as is common when a system is oversized. Because corrosion of wire and terminals is also a problem in many systems, electrical connections and contacts should be checked during a professional service call. Sensor Problems Room air conditioners feature a thermostat sensor, located behind the control panel, which measures the temperature of air coming into the evaporative coil. If the sensor is knocked out of position, the air conditioner could cycle constantly or behave erratically. The sensor should be near the coil but not touching it; adjust its position by carefully bending the wire that holds it in place. Drainage Problems When it's humid outside, check the condensate drain to make sure it isn't clogged and is draining properly. Room air conditioners may not drain properly if not mounted level.

PHOENIX (CBS5) -
Police are looking for suspects caught on camera in a Phoenix home stealing anything they could get their hands on. The crooks are on the run but they left behind the DVR that recorded the crime.
The break-in occurred shortly after 4 p.m. Monday. Surveillance cameras captured a man casing the property near 40th and Dunlap avenues. The suspect could be seen tiptoeing back and forth before he found an unlocked window and slipped through.
"I was just enraged, I was just mad and emotional," burglary victim David Piala said.
He wasn't home when the thieves wiped him clean of electronics, Christmas presents and even firearms. At first they didn't realize they were under surveillance but once the female suspect spotted a large monitor sitting on the dresser with four screens, she walked out frantic and on her phone.
Moments later the video cuts out.
"They were smart enough to unplug it but they were dumb enough to leave the entire DVR behind," Piala said.
Detectives were able to grab prints and DNA and will be carefully examining the surveillance video. Police say awareness is key.
"We still don't seem to know our neighbors and our neighbors are one of the best assets for protecting our property, get to know your neighbors suspects look for routines," Officer James Holmes of the Phoenix Police Department said.
Piala also says he's going to add additional security measures to his home.

Riverbend mobile homeowners protest removal of more than 100 trees, many taller then 40 feet -
Please, please, please, PLEASE dont cut down my pine tree. I just want to be able to sit on my deck and enjoy it till I croak. I love my pine tree. 🙁 I never ask anyone for anything. I just want my beloved pine.
So wrote Riverbend Mobile Home Park community member Gabrielle St. John, 65, in a sign she tied to a 40-foot-tall Douglas fir when chainsaws began passing by her home along Highway 212/224 this month to chop down more than 100 trees. The tree in front of her house is technically not hers; the manufactured-home park owns all the property and leases it to people with mobile homes.
Riverbend is able to legally remove 159 trees throughout the manufactured-home park that has about 200 families because the trees were deemed unhealthy or because they pose a concern for safety due to large limb failures that could result in property damage in the future. Many of the trees were between 20 and 50 feet tall.
No formal permit was required because the trees were either unregulated or exempt from current Clackamas County regulations. County staff concluded there were no previous or underlying landscaping plans or requirements for the manufactured-home park, so the only trees of concern to the county were 12 Doug firs proposed to be removed within the environmentally sensitive areas within the Clackamas Rivers Habitat Conservation Area (HCA).
Because arborist Jon Poteet of Northwest Tree Specialists identified that those trees pose a concern for safety due to recent large limb failures that resulted in property damage, removal of those trees constitutes an Exempt Use within the HCA per Ordinance Subsection 706.04(P), wrote senior planner Steve Hanschka, a certified floodplain manager for the county.
Riverbend Mobile Home Community is managed by Cal-Am Properties, where a representative declined to comment for this story. According to Cal-Ams arborists report submitted to Clackamas County, the management company proposed to mitigate for the tree removal by planting six 6-foot-tall Western red cedars and six 6-foot-tall Douglas firs in the northeast sector of the site, near the Clackamas River.
Although some local residents were happy with the removal of problematic trees, St. John and her neighbor, Korin Richards, saw themselves as part of a neighborhood revolt. Several other Riverbend residents tied or chained signs to trees near their homes after Cal-Am sent out a 24-Hour Notice of Intent to Enter Upon Premises on Dec. 1 for trimming and/or removing trees before Dec. 30.
They advertise community, but theres no communication, and everyone Ive talked with moved here because of the trees, Richards said. Our home values have gone down, theres more sound from the highway, the air quality is going to be terrible, and this is not being handled well. Even if its legal, I dont think its right, and I think we have to work so this doesnt happen in the future.

Improving replacement tree planting and survival rates, and better protecting the city's heritage trees, are three of the priorities for proposed changes to Menlo Park's heritage tree ordinance.
The changes, compiled by a three-member subcommittee drawn from the Environmental Quality Commission, would impose financial penalties on property owners for failing to plant replacement trees after removing heritage trees, according to the staff report.
The subcommittee suggested fines of $1,200 or more for failing to plant replacements. People who don't get permits before cutting down heritage trees would see fines of at least $10,000. The city currently has a $5,000 fine for removing a heritage tree without a permit.
Property owners unable to plant replacement trees on their own land would have the option to pay $800 toward planting two replacement trees on city property.
"Currently, we have data on how many trees were required as replacements but we do not collect data that documents how many were planted," said Environmental Programs Manager Heather Abrams. The current heritage tree ordinance doesn't clearly define how the planting of replacement trees is enforced, she said.
Right now enforcement only happens when a property owner asks for a site review or the tree removal is associated with a building permit that requires review under the water efficient landscape ordinance, according to Ms. Abrams.
The subcommittee also recommended improving public outreach about the replacement tree process via mailers and the city's website, and by placing logos on brochures and advertisements to make sure prospective real estate buyers know that Menlo Park has a heritage tree ordinance.
As for existing heritage trees, the subcommittee has proposed a three-year moratorium on further building permits for a given site if a heritage tree has already been cut down to accommodate a new project.
Other procedural suggestions include incorporating the Environmental Quality Commission during preliminary review of new development proposals that might entail heritage tree removal and adding a fee to construction permits that could be reduced or waived if the project will retain heritage trees.
The Environmental Quality Commission will review the proposed changes on Wednesday, Dec. 17. The meeting starts at 6:30 p.m. at city hall, located in the Civic Center at 701 Laurel St. The City Council will decide at a future meeting whether to follow the commission's final recommendations.
