Following the demolition of an old office building and a former church, permits were issued Nov. 12 for the construction of The Gramercy, an apartment building with ground-floor retail.
Situated on the corner of Glenwood Avenue and West North Street, the six-story project will contain 203 residential units and 6,900 square feet of retail space. According to a site plan filed in 2011, the entire building will come in at around 319,000 square feet.
The initial plans, drawn up by JDavis Architects, list the same number of residential units but included about 4,000 more square feet of retail, so it's likely the final size will be close to the original.
The property, which will also include a 260-space parking deck, will be built by Choate Construction, a multistate firm that has worked on a variety of similar projects, including downtown's 52-unit Dawson on Morgan, a condominium with ground-floor retail.
As construction begins on the Gramercy, work is wrapping up on another multifamily project. Permits were recently issued for the final building at the Fairview Row at Five Points development.
The project consists of three 3-story buildings containing a total of 12 condominium units. The Colonial and Federal style structures were designed by local firm Carter Skinner, and are being constructed by Williams Realty and Building.

A museum to honor the regions steel heritage is planned as part of U.S. Steels new headquarters that will be constructed on the site of the former Civic Arena in the Hill District, officials announced today.
The steelmaker has reached an agreement with the Pittsburgh Penguins to build a five-story, 268,000-square-footbuildingon the 28-acre site.About250,000 square feet will be used as headquarter offices and the rest will be dedicated to retail and to the museum.
U.S. Steel said the new headquarters will house 800 employees.
Construction is expected to begin in August or September of 2015 and the projects expected to be completed by October 2017.
U.S. Steel belongs in Pittsburgh and it feels really, really good to say that thats the future, Pittsburgh Mayor Bill Peduto said at a morning news conference announcing the deal.
U.S. Steel did not release cost estimates for the project.
The company is receiving new market tax credits and LERTA (Local Economic Revitalization Tax Assistance)tax abatements. Nonetheless, U.S. Steel has agreed to pay half of the property taxes -- estimated at roughly $3 million -- all of whichwill help fund development in other portions of the Hill District, according to the company.
Hill District leaders and Pittsburgh-area politicians, including the mayor, reached an agreement with the Penguins in September regarding levels of affordable housing, minority and women business participation, and other matters in regard to the sites $440 million overall redevelopment.
The citys planning commission is expected to vote next week on the Penguins preliminary land development plan for the site.

Question: I would like to add a plumbago shrub to my flower bed. Is it better to plant it now or wait until spring?
Answer: Take just a little risk and plant the plumbago now. Fall is a good time to add new trees, shrubs and perennials to the landscape. Plumbagos are a bit cold sensitive, often exiting winter with some outer stem damage. The lower stems normally survive and regrow attractive new plants. If you are in a very cold area, you might wait until spring to do the planting otherwise a plumbago shrub added at this time should root into the surrounding soil and be ready to make new growth by spring.
Q: My amaryllis have grown dense and need dividing. The tops are still green. When can I dig them up?
A: Amaryllis don't seem to mind when you do the dividing. University studies suggest when they are dug during the fall and given a short rest, they flower better in late winter or spring. At this late date, why not dig the bulbs, trim the tops back to within 6 inches of the bulbs and replant? This transplanting process should give them the rest they need and maybe encourage more flowers for spring.
Q: Our hibiscus bloomed a lot this year but has grown rangy here in Orlando. When is the best time to prune the plant?
A: Central Florida winters are too unpredictable to do much pruning at this time. You can remove extremely lanky or out-of-bounds shoots during fall but it might be best to delay major pruning of hibiscus until mid-February. Enjoy the late-season blooms at this time and when pruning time arrives, remove cold-damaged portions and reshape the plants as needed. Do remove some of the oldest stems to give new growths a chance to regrow your plant.
Q: The lemons on our tree are turning a brownish color on one side. What could be the reason and are they edible?
A: While these are probably not fruits you are planning to share with friends, the lemons are edible. Barely visible rust mites likely discolored the sunny sides as they sucked juices from the rinds. The same mites can affect oranges, tangerines and other citrus fruits. Usually the mites start to build their populations in late spring. This is one reason gardeners often apply a horticultural oil labeled for citrus in June or July. The populations can rebuild during fall and another treatment following label instructions may be needed.
Q: I recently harvested the summer sweet potato crop and have baked a few of the roots. They have a bland taste. Why?
A: First-dug sweet potatoes are likely to be a big disappointment at the dinner table. The orange-colored roots need to go through a curing process to become moist and develop their sweet taste. Keep the newly-dug sweet potatoes in a warm, humid location for a week or two. Then store them in a cool spot for about six weeks before use. This curing process helps heal the wounds caused at digging and promotes the formation of sugars within the roots.

In the impact investing world, most of the attention has been on the social side. But fact is theres a lot going on in the environmental part of the equation.
Thats why a group of organizations, including The Nature Conservancy Nature Conservancys impact investing division NatureVest and EKO Asset Management Partners, together with JP Morgan Chase Chase, the David and Lucile Packard Foundation, and the Gordon and Betty Moore Foundation, decided to study whats happening in the area. The 60 or so players who responded to their survey reported $23.4 billion was invested from 2009 to 2013.
Even practitioners dont have an overview of the field or the different ways other people are going about it, says Ricardo Bayon of EKO Asset Management.
The findings: Theres a significant amount of money out there for these investments, but not enough places to deploy it. (I recently wrote about a report that found impact investors cite a a lack of appropriate social enterprises to fund).
Called Investing in Conservation, the report focuses not so much on solar energy and other forms of clean tech, but, as the title suggests, on what the authors calls conservation impact investing. We wanted to fill in the gaps, says Bayon.
To that end, the report surveyed about 1,300 transactions from 2004 to 2013 in three areas: sustainable food and fiber, habitat conservation and water quality and quantity. (It defines conservation investments as those intended to return principal or generate profit while also driving a positive impact on natural resources and ecosystemsspecifically, decreased pressure on a critical ecological resource and/or the preservation or enhancement of critical habitat).

As people pack away their garden furniture and equipment for another year, police officers in Conwy and Denbigh rural are urging residents to ensure they secure their sheds.
Having a good quality locks fitted and regularly checking all outbuildings to ensure they remain secure are just two of the reminders that are being issued to residents.
Generally people will use their garden sheds to store a range of items including lawn mowers, strimmers, tools and sometime bikes - goods which collectively are worth a considerable amount of money, said District Inspector Gareth Jones. As winter approaches, its important to make sure they remain secure.
Check the buildings regularly and remember to security mark all valuable items. Should you become a victim of burglary it will be harder for the offender to pass or sell on your goods if they are security marked. You will stand a better chance of being re-united with your property.
While the need to tend gardens generally decreases as winter approaches, the changes in season can often make no difference to the opportunist thief who will look to steal anything of value particularly items that are easily portable.
