    Architects put construction upswing in Context

    Auckland and Christchurch based Context Architects has made two new appointments and announces two promotions this month. Its a sign of increasing activity in the residential sector, particularly in medium and high-density development, explains Director and practice founder Stephen Voyle. Our retail and commercial clients requirements continue to increase and were also developing new relationships in these spaces.

    Architect Madeline Sharpe joins Context from heading up masterplanning for housing developments at Long Bay, Hobsonville and Glenn Innes. Her regulatory and commercial nous will complement the teams work on large, mixed-use projects. On the retail and interiors side of the business Context welcomes Sahabeh Tahmasebi; formerly design manager at a commercial and retail interiors consultancy. Sahabeh will work with Contexts large retail and corporate clients on national projects.

    The ten-year-old practice promotes Anton Fenwick and Nick Chan to associate roles, part of its commitment to developing its architects careers. Anton has extensive experience in the medium and high-density residential sector in NZ and the UK, and is currently leading a major residential development in Albany as well as overseeing TV3s The Block NZ. And Nick Chan, as well as being a skilled design and construction manager, explains Stephen Voyle, speaks five languages - a boon for our off-shore clients.

    Context is a New Zealand Institute of Architects practice and works nationally and internationally from offices in Auckland and Christchurch.

    Junior League to buy back historic easement to end window debate

    The city will get back $20,000 it gave to the Junior League in 2002 to do restoration work, which included preservation of the historic facade through a 50-year "easement."

    A proposal by the Junior League to replace 18 windows drew objections from historic preservationists, including the Quapaw Quarter Association, and Mayor Mark Stodola because of alteration to the original appearance. Third-floor windows, to be replaced for a remodeling project, were the sticking points. The Junior League thought it had the votes for board approval of their window replacement plan in September, but fell short. After some further discussions, the Board approved a detailed resolution on replacement Oct. 6. That agreement has not proved satisfactory, the Board has now been told.

    Instead, the Junior League now proposes to buy back the easement, which is allowed with payment of 6 percent interest from the date of the grant. It now proposes to pay $34,196.16 to do so.

    A memorandum on the board agenda says this is the only grant revocation request the city has received from the facade preservation program.

    I would guess some of the same objections will be raised to revocation that were raised to window replacement.

    =Among the major office-oriented facilities to open during the third quarter was the $100 million Wexford Health & Wellness Pavillion, a 174,000-square-foot complex that offers a variety of medical services including diagnostic imaging labs, oncology services, physical therapy rooms, a caf, and covered parking. Also known as the Wexford Medical Mall, it is located on Wallace Road Extension in Pine and is owned by Highmark Health.

    = Doughboy Square Apartments, a 45-unit building at 3431 Butler St., Lawrenceville, recently opened. It is a 90,000-square-foot building with 16,000 square feet of retail space on the first level containing Senti Italian Restaurant, Pinot's Palate and Paul Michael Jewelry, tenants obtained by Jared Imperatore of Grant Street Associates Inc., Cushman & Wakefield. The three- and four-story building is a development by Michael Polite and Ralph Falbo of Ralph A. Falbo Inc., architect Chip Desmone, principal of Desmone & Associates; and Bob Mistick of Mistick Construction, the general contractor.

    = Pittsburgh's retail market remained basically unchanged at the end of the third quarter from the second as the vacancy rate declined to 3.8 percent from 3.9 percent. The quoted rent rate increased to $12/27 per square foot per year, according to CoStar's Third Quarter 2014 Market Report.

    - Sharpsburg will install 10 rain barrels at public spaces throughout the borough next spring, following receiving funds from Heinz Endownments Youth Philanthropy Program. The Sharpsburg Neighborhood Organization, which received the initial grant, will work with Volunteers of America, the borough and Allegheny River Towns Enterprise Zone. The Neighborhood Organization will work with children of Volunteers of America's All of Us Care afterschool program on setting up the barrels.

    San Francisco window washer falls onto moving car

    SAN FRANCISCO (AP) A worker fell screaming 11 stories from the roof of a bank building Friday morning onto a moving car, crushing its roof and sending shattered glass flying into the street, police and witnesses said.

    The man suffered critical injuries, but he was conscious, police said.

    The car's driver, Mohammad Alcozai, was not injured. He told KGO-TV that he's happy to be alive especially after his car's roof almost completely collapsed in the accident. He said he is praying that the worker survives.

    "I'm very happy that I wasn't hurt," Alcozai told the news channel shortly after the accident. "Hopefully he can make it. I pray for him that he can make it."

    Alcozai said he saw something hit his car shortly after making a left turn.

    Witnesses described seeing a blue streak and the man's shadow as he fell and then hearing shattering glass as he hit the car and then rolled onto the ground. The roof of the car, a green Toyota Camry, was smashed in, and the rear windshield shattered.

    Bianca Bahman, who was on the corner where the man fell, said she looked up to see his shadow and ran for cover.

    "As he was coming down, he was definitely screaming," Bahman, 31, a pre-medical student at San Francisco State University who was on her way to the gym, said. "It all happened so quickly. It was so instantaneous."

    The man, identified by police only as window washer, was moving equipment on the roof of a bank building in the heart of San Francisco's financial district and not on a window-washing platform when he fell, San Francisco police Sgt. Danielle Newman said. The platform was on the ground at the side of the building, and cables were hanging from its sides. It was not clear whether the man was setting the platform up, but he was working with a partner, police said.

    Bay Area Company Who Employed Window Washer That Survived 11-Story Drop Has Good Safety Record

    SAN FRANCISCO (KPIX 5) A window washer who survived an 11-story fall from a building in San Franciscos Financial District Friday morning worked for an East Bay window washing company that had not received a citation in years.

    The company, Century Window Cleaning of Concord has a fairly good safety record, but received several citations in 2008. Century Window Cleaning was fined more than $6,000 for violations involving the training of personnel and the use of equipment.

    According to witnesses, the window washer and a co-worker were on the roof of the Sterling Bank & Trust building at California and Montgomery around 10 a.m. Friday morning. The pair was adjusting cables from the roof for their working platform on the ground.

    When something went awry, the window washer fell 11 stories onto a moving car. The washer survived the impact and was taken to the hospital with critical injuries.

    The driver of the car was not injured.

    Sam Hartwell, 56, of San Rafael, said he was walking to the building the man fell from for a meeting when he saw something blue falling.

    "I heard the loud thud and the shattering of the back of the car," he said. "At that point, I realized it was a body."

    He and about 20 other people ran to the man, who was on his back. The man was lucid, though he was bleeding.

    "He understood we were with him," Hartwell said.
