    Rockton eyes historic preservation

    - November 22, 2014 by Mr HomeBuilder

ROCKTON Linda Eaton has always been partial to historic homes having grown up in a restored barn.

So when her father passed away at a young age while the family home in Rockton was being restored, she knew she had to see through the restoration of their 1843 Limestone Talcott.

In a way, its a gift to the village because it will be here long after Im gone, Eaton said of her Greek Revival style home at 101 W. Chapel St.

Eatons home is one of more than 200 in the village that could be protected under a Historic Preservation Commission being proposed.

After weeks of discussions in committee, the Administration Committee decided to hold a second public hearing at their Dec. 2 board meeting. A previous hearing at a committee only drew supporters to the hearing, so the second hearing would ideally draw from a larger group of residents who want to weigh in, said Village President Dale Adams.

We want to try to get a broader cross section of the community, Adams said.

Under the ordinance, homeowners have an opt-in option as to whether they want their home deemed a landmark a designation that could get them tax benefits for home maintenance. If there is a group of homes that could be made into a historic district, at least 51 percent of homeowners within that area have to agree to be part of the district.

Adams said the option plan came after more than a year of talks and concerns raised about homeowners rights.

We dont want them to have to go to a board for approval if they want to put in energy efficient windows, Adams said. Thats always been a concern of the pastBy allowing homeowners to opt in and be part or not, I think it stands a better chance of approval.

Trustee Tricia Nelson said she would have liked to see the entire village fall under the ordinance, but despite the opt-out option she thought it would be good for preserving the character of the village.

Renovation Solutions: Four examples of how to remodel for gathering spaces

    - November 22, 2014 by Mr HomeBuilder

Before: This remodel transformed the existing space to create a comfortable gathering space,

    Jeff Close, Renovation Design Group

Editor's note: Portions of this column were previously published on deseretnews.com and their blog at renovationdesigngroup.com.

As we enter the entertaining season, starting with Thanksgiving next week and moving into the party season of Christmas, New Year's and the Super Bowl, we are reflecting on the many gathering spaces we have helped create for our clients over the years.

The great room concept is a must-have for many clients these days. They want the space for different reasons and find it in different ways depending on their home layout and style. Here are four different examples of past clients with varying life circumstances and homes who all discovered gathering space.

    Creatively reconfiguring space

Pat and Kathie Debenham had the classic problem of many grandparents in Utah: Their grown children were making family gatherings bigger by adding spouses and grandchildren by the year. They decided it was time for a gathering space expansion.

They had a small great room off the kitchen, but it could only seat a few people. Their budget wouldnt allow for an addition to expand the great room, so we reallocated the space in their existing floor plan by removing a pantry and remodeling the kitchen.

Losing the pantry was a hard decision, but they compromised by adding taller cabinets to add storage space back into the kitchen design. We also removed a small, rarely used half bathroom that sat between the laundry room and the great room. The renovation improved the gathering space dramatically without adding any square footage to the house.

Cedar kitchen designed for family time

    - November 22, 2014 by Mr HomeBuilder

    By Tatiana Machado-Rosas, Special to the U-T2 p.m.Nov. 21, 2014

A focal point in the remodeled kitchen is a large island of gray-stained cherry wood with a concrete countertop.

Thanksgiving is right around the corner, and families are getting ready to cook holiday favorites and turn their homes into aroma-filled spaces for dining and entertaining.

With four children and a large extended family to entertain, our clients wanted to remodel their kitchen to improve its space and functionality while retaining the cabinlike feeling of the 1972-era San Diego home.

The kitchen has a 48-inch Wolf stove with two ovens and six burners.

Our team set out to choose materials that would complement the cedar wood throughout the home, while also reconfiguring the floor plan to improve functionality and accommodate guests.

We selected a large island with gray stained cherry wood and a concrete countertop to create a focal point that would subtly contrast with the surrounding cedar. A backsplash created from glass tile in muted tones of gray, brown and copper gleams above the gray countertops used throughout the kitchen.

A floor was created from brick-sized porcelain tile and features noticeable variations in its color and texture, mimicking the warmth in the cabinetry. A luxurious 48-inch Wolf range with two ovens and six burners is ideal for a family that cooks and entertains as a way of life. All appliances were carefully streamlined into an efficient work triangle. A double apron-front farm-style sink brings functionality with rustic charm.

New pantry storage was created near the refrigerator by borrowing space from an existing little-used closet and facing it with a door removed from another part of the kitchen. Pullout shelving enhances access in finding staples for cooking.

The new kitchen retains the rich, warm elements that first made the couple fall in love with their home while aligning the design with modern-day conveniences and functionality. The result is a space perfect for holiday entertaining and everyday living.

Firefighter discovers secret underground cannabis farm in Aigburth during smoke call out

    - November 21, 2014 by Mr HomeBuilder

A firefighter discovered a secret underground cannabis farm while investigating the source of a billow of smoke.

Fire crews rushed to a flat in Alexandra Drive, Aigburth, after the smoke alarms sounded.

As they searched for a blaze, one officer found a trapdoor leading to a basement full of cannabis plants.

Faulty wiring in the underground factory had caused the wooden floor to set on fire.

Firefighter Tony Harland, from Merseyside Fire and Rescue Service, said: The original entrance to the basement in the building appeared to be blocked and impassable due to a collection of items.

But a flooring area in a bedroom of the property did not look quite right.

Cannabis farms and locations where cannabis is grown are simply dangerous and firefighters have attended fires involving these farms where people have had to be rescued.

Police are now trying to trace the tenants of the flat, owned by housing association Your Housing Group.

A Merseyside Police spokesman said: We are working closely with Your Housing Group to identify the registered tenants and Your Housing Group will be taking eviction against those individuals for this reckless criminal act.

Cannabis grows best in heated environments and dealers often use dangerous electrical equipment to create the ideal conditions for the class B drug.

More hotels are going green and not just to save water or money

LOS ANGELES In the hotel industry, being green sometimes means ripping out the greenery.

The Intercontinental Los Angeles Century City Hotel is removing draping ivy plants from the balconies of all 361 rooms, replacing them with drought-tolerant succulents.

The Courtyard by Marriott in nearby Torrance tore out 900 square feet of turf and flower beds, swapping them for native California grass to help cut water use by 15 percent.

Some hotels have gone beyond simply installing low-flow shower heads and urging guests to reuse towels. The goal is not just to save water or money. Its about creating an eco-friendly image to appeal to environmentally minded guests.

Its not a huge savings, Steve Choe, general manager of the Intercontinental, said about dumping the ivy planters. I think its about sending the right message.

Nearly 60 percent of travelers say they plan to make eco-friendly choices when booking hotels, with half saying they would pay extra to stay at an environmentally friendly hotel, according to a 2012 survey by the travel website TripAdvisor.

An Earth-friendly image is also important because many corporate travel managers insist that their workers stay at hotels that do their part to improve the environment.

The percentage of companies with travel booking policies that either require or recommend that a hotel adopt sustainability measures has jumped to 19 percent in the U.S., up from 11 percent in 2011, according to a new study by the Global Business Travel Association, the trade group for the worlds business-travel managers.

The best thing hotels can do is say, Look at what we are doing to help the environment, said Patricia Griffin, founder of the Green Hotels Association, a Houston-based group that promotes green policies for hotels.
