Being rated tops for recouping costs, kitchen remodeling projects are priority for many Twin Cities homeowners."

    The pace of home remodeling is boosted by growing families and retiring seniors who have the deeper pockets necessary to renovate a home. "Despite the moderation seen in current 2014 growth, our forecast for the remodeling market to reach full recovery in third quarter 2015 has not changed, mainly due to continually positive job and economic reports that point to a firming in housing fundamentals over the near term," says Metrostudy.

    Minor kitchen remodeling projects help sell homes while running an average national cost of $18,856 with a return on investment of 82.7%. Kitchen remodeling projects for homes in the Twin Cities ROI - Cost vs Value 2014 Report places the cost of a minor kitchen remodel at $18,865 with a recoup of 65%. A major kitchen remodel in the Twin Cities is more likely to cost $54,907, with a resale of $33,805 at a cost recouped of 62%. At an average price tag of $15,000 per job, it remains one of the most sought after home improvements by prospective Minneapolis home buyers.

    How Much Does A Kitchen Makeover Cost?

    How much is it going to cost? This inevitably comes up during an initial consultation for a remodeling project, and it is important to address. Architects will usually provide ballpark ranges early on in the process to ensure that everyone is on the same page after all, both parties need to know if the scope of work is realistic for the homeowners budget. A more detailed construction estimate comes later, once a design has been completed.

    Lets look at remodeling a kitchen as an example. The ranges below are based on an architect and builders experience in the Louisville, Kentucky, area. Of course, these costs will vary based on locale; a kitchen remodel tends to be more expensive in large metropolitan areas, less expensive in smaller towns and rural areas, and comparable in other midsize cities.

    1. Basic upgrade: $5,000 to $15,000. This may include updates as simple as new cabinet knobs, light fixtures, plumbing fixtures and paint often DIY projects. Perhaps it includes replacing the appliances, painting the cabinets or putting new doors put on them, installing new countertops or adding a tiled backsplash. But the general rule in this price range is that everything will more or less stay in the same place, and the shell of the kitchen (floors, walls and ceiling) will stay intact.

    2. Renovation: $15,000 to $35,000. This scope would allow for all of the above plus new cabinets and possibly some changes to the rooms shell, such as removing soffits, relocating lighting or adding a skylight. It may include new flooring or replacing a window within an existing opening. But as with the first category, this budget assumes that the major features will stay in place and that the floor plan will not be dramatically altered.

    3. Remodel/addition: $35,000 to $75,000 and up. A larger-scale remodel may include any or all of the above, as well as a new layout of the kitchen space and possibly nearby rooms. It could involve an addition or opening walls up to adjacent spaces. With a project of this scope, it is wise to enlist an architect or other design professional to ensure that you are making the best use of the space and exploring all options. Sometimes there are relatively simple things, such as relocating that bulky refrigerator or making some minor changes to the floor plan, that you may have never thought of and that can have amazing results.

    How to remodel your kitchen

    While the third option is indeed the most costly, it is usually well worth it for the improvement of space and functionality that can result. Things such as natural light and space flow may be less tangible than granite countertops, but they are infinitely more important in creating a space that feels good. I believe in getting the space itself right even if it means having to select less-expensive fixtures and finishes.

    RLC completes green office tower

    Gokongwei-led Robinsons Land Corp. on Thursday topped off the 20-storey green office building Tera Tower near the Ortigas Avenue and C-5 intersection in Quezon City, bringing to the property market its 11th office tower.

    Tera Tower will have 34,500 square meters of gross leasable area (GLA) which will be turned over to tenants by the third quarter of 2015. Office space is now being contracted out by RLC to future tenants at a starting price of P650 per sqm a month, RLC general manager for office building division Faraday Go told reporters at the topping off ceremony on Thursday.

    Topping off is a traditional rite held when the last beam is placed on a building to mark the completion of the main structure. After this, the developer will have to work on the interior finishing and the mechanical, electrical, and plumbing systems.

    Go said this new office buildingthe first among the seven office buildings to rise at RLCs eight-hectare master-planned developmentwould mostly target the business process outsourcing, call center and knowledge process outsourcing locators as well as host some office headquarters.

    To date, RLC has about 280,000 sqms of GLA in its office portfolio spread across 10 buildings. The office segment contributes 9 percent to overall revenues of RLC. Occupancy rate is close to 100 percent for the mature office buildings.

    Renuka Hotels, Cargo Boat Company embark on Rs. 2 b office complex in Colombo 2

    Renuka Land (Pvt) Ltd, a joint venture between Renuka Hotels Ltd and Cargo Boat Development Company PLC has initiated a project to construct a modern rentable 'Class A' office building in Colombo catering to the much needed requirement of such a facility in the rapidly developing city. Enabling convenience and affording accessibility, the building will be located on company owned land at No 29, Braybrooke Street, Colombo 2, at the heart of the metropolis.

    The total investment for the Board of Investment (BOI) approved project has been estimated at two billion rupees. The building will adhere to modern international standards and criteria at all stages of construction along with the introduction of new and innovative features to its design. The construction of the building, which is scheduled to commence in December this year, will be seeing its culmination in April 2017.

    The property will consist of 204,343 sq ft out of which 108,138 sq ft will be available for rent. The design comprises of the ground floor, basement and 13 levels, out of which five levels will be allocated for parking with 160 parking bays, and eight levels will consist of state of the art rentable office space. The ground floor will consist of the main entrance lobby, coffee shop, administration offices and services.

    The construction contract will be awarded to a C1 contractor and the design has been done by a dedicated team at Design Group 5, one of Sri Lanka's well established architectural firms and the winner of Best Office Architecture Award for the Asia Pacific Region.

    Viacom signs 12-year lease at Columbia Square in Hollywood

    The campus that was once the legendary Hollywood headquarters for CBS will become home to a new generation of popular broadcasters.

    Cable television networks MTV, Comedy Central, BET and Spike TV will consolidate in a new building at Columbia Square, a $420-million office, residential and retail complex under construction at Sunset Boulevard and Gower Street.

    The networks' owner, Viacom Inc., agreed to rent 180,000 square feet of space, Los Angeles developer Kilroy Realty Corp. said.

    The lease, which will see Viacom fill most of a six-story building, is the largest signed in Hollywood in the last decade, said David Simon, executive vice president of Kilroy. The deal validates Kilroy's strategy to turn the former CBS site into a live-work campus aimed at attracting entertainment workers, he said.

    "The decision by one of the giants in the entertainment industry to relocate some of its most popular networks from Santa Monica and Burbank and consolidate them at Columbia Square further demonstrates that office environments matter," Simon said. "This is a bellwether event for both Columbia Square and the ongoing rebirth of Hollywood."

    The office building is the larger of two, with a combined total of 350,000 square feet, being built at Columbia Square. Both are slated for completion in early 2016, with Viacom expected to take occupancy in phases starting in the middle of that year. The lease is set to last 12 years.

    It is the second significant lease to be signed at Columbia Square since Kilroy broke ground on the project in February. NeueHouse, a New York operator of avant-garde communal office space, agreed in July to lease 93,000 square feet in the original CBS office and studio complex completed in 1938.

    At the time, it was America's biggest and most technologically advanced broadcast facility. During the 1940s and 1950s, audiences there watched live productions of radio shows featuring Jack Benny, Orson Welles, the comedy duo of George Burns and Gracie Allen, and many others.

    CBS radio station KNX also operated out of the Art Deco-style studios and CBS television programs originated there until operations wound down in the mid-2000s. NeueHouse is expected to take occupancy in spring 2015.

    Inducing Viacom to relocate its operations from other neighborhoods is a sign that Hollywood is reaching critical mass, said real estate broker Carl Muhlstein of JLL, who represented Kilroy.

    My vinyl siding repair shortcut BBSHTCM – Do It Yourself …

    Here is a shortcut to repair the damaged vinyl in your home's siding, and also tips on cutting siding. I have discovered a quick and easy shortcut to repair vinyl siding without removing any vinyl panels, without the "Zip" tool, and without pulling any nails. This low cost vinyl siding repair has survived hurricane Isabel's winds and an even worse wind storm that took down numerous trees and knocked out power for 6 hours here in our very exposed location. But the first tip is; this is best method by far to repair your siding in the winter! Vinyl siding is brittle when it is cold. I would not recommend doing a conventional repair or even touching the siding with a zip tool in the winter; you may do more harm than good. Only do a conventional repair of your siding on a warm, sunny, winter day when the vinyl itself is warm and supple!

    If the vinyl siding to repair has minor damage, a color mismatch may be much less obvious using this simple method to fix your siding. The tools required may be as little as some sheet metal sheers or tin snips to cut the spare pieces of vinyl you hopefully have. Perhaps for a cleaner look you can use a circular saw or table saw to do the vinyl siding cuts. Some tips below.

    Here is a photo of a relatively small hole that was punched into my clay ( taupe ? ) colored vinyl siding. I am uncertain how this hole got there, but it certainly is important to repair this vinyl siding damage.

    Here is a photo of the siding after my quick and dirty vinyl siding fix. The repair to the vinyl siding is almost invisible, it just disappears if you are unaware if the location of the patch. Click on the thumbnail for a close up. Why replace an entire siding panel when you can do this vinyl siding repair in far less time and at lower cost with this simple technique.

    And over the winter I put a three sheet, three foot wide, repair to my vinyl siding, over the damage a bullet did to my siding and rear door lamp fixture! First day of what season? The bullet came in almost parallel to the rear wall of the house skimming the siding then into, and through, the lamp fixture and junction box, then cracking the aluminum frame of a slider. I was making a sandwich in the kitchen. I guess the bullet had traveled at least 3/4 mile and probably had glanced off something on the ground. I did not want to do the repair till Spring so I put up the large patch, friction fit, stayed there just fine the rest of the winter through many very high winds. Still there and untouched! The small and now LARGE patches. Bob.

    The key to this shortcut is a simple modification of a small piece of your spare vinyl siding used for the repair. The best way to cut vinyl siding to size is with a table saw with a fine toothed blade installed reversed! The teeth of the blade are backward this makes a very clean cut. This tip can be found at the Vinyl Siding institute: The Institute, they have an excellent vinyl siding manual (PDF document) providing many details about vinyl siding installation: The Manual. This tip would work with any vinyl building products.

    Now here is the trick, cut off the nailing strip at the top of the vinyl siding, it is that simple. Be careful of table saw kick back if you work with small pieces. Certainly do not use the "rip fence" for small pieces. In the photo above you can see my table saw with a fine toothed blade reversed. You can also see the need to saw through three layers of vinyl siding to make the cut. In my case I cut the nailing strip off on a very large piece of siding, now I have patches for the future. My table saw's guard was useful here keeping the siding near the table surface. Once you've cut off the nailing strip cut your patch to size, probably at least a width that is three times the size of the hole that must be repaired. Now that you have your homemade vinyl siding patch you will be able to snap this piece right in place over the hole you need repaired and it will stay in place quite well! Because the vinyl siding patch is so small a color mismatch will be far less obvious. Here is a shot of my repair patch ready to install.

    To start find the seams between the existing panels surrounding the hole to repair. Vinyl siding usually has two false clapboards per strip. No tools are required, just slip your patch in place sliding it up and clipping the bottom channel of the patch to the siding already in place. Make sure that you get the top of your patch slid up into the gap between the panels above. You have basically added another layer of siding making this slip fit quite snug. Now the vinyl siding is repaired without removing anything!

    I have had this problem and managed to build an effective solution that prevents wasps from nesting in your siding without killing wasps! Please see: Don't kill wasps, prevent wasps nesting in your vinyl siding: Wasps in siding, prevention.

    I have not tried a very large "patch" using this technique (I have after the bullet!). If you were to try this, you might want to consider drilling, or re-drilling, the small vent holes you will find in the bottom channel of your vinyl siding. Install your vinyl siding repair and then drill new vent holes through both layers of vinyl siding, the vinyl siding patch, and the original vinyl siding you are repairing. These vent holes must provide a path which allows moisture that accumulates behind your siding to evaporate. For example, in certain weather conditions a very small amount of condensation might form on the inside of your vinyl siding. These small holes allow the moisture to dissipate. It is so fortunate that the vinyl in the siding has homogenous color unlike aluminum siding that is just painted.

    Mounting vs. Burying The Wire

    How you decide to bury or mount the wire is entirely up to you and your planned layout. You can even do a combination of both - burying most of it but using a conveniently placed fence to mount the wire that runs along the fence line. Whether you bury or mount your wire depends in large part on the area you are fencing. For regularly mowed lawn it is best to bury the wire. For areas where you do not mow, or where digging would be impossible, you can simply lay the wire above ground and use lawn staples to hold it in place. The dog fence wire can also be mounted on convenient trees or existing fencing. In many situations professional dog fence installers and homeowners alike chose not to bury the dog fence wire, but rather use dog fence ground staples to secure the wire tightly to the ground, eventually the grass grows around the wire and hides it for better asthetic value.

    Whether you choose to mount or bury the wire is in large part dependent on the terrain where you plan to install your electric dog fence. There are many reasons to bury the wire and just as many reasons to mount the wire.
