CINCINNATIHFF recently secured $165 million in construction financing for Liberty Center, a 626,791-square-foot retail development located at the I-75 and SR 129 interchange just north of Cincinnati. The company worked on behalf of the developers, Bucksbaum Retail Properties, LLC and Steiner + Associates, along with financial partner Mount Kellett Capital Management LP, securing the loan through a single capital source.
Chicago-based Bucksbaum and Columbus-based Steiner have launched the regions largest on-going mixed-use development. In addition to retail, it will feature more than 75,000-square-feet of office space, 241 residential units and, as reported in GlobeSt.com, a 130-room AC Marriott hotel, all spanning about 65 acres. And Dillards will complete a two-story flagship department store with 200,000-square-feet to anchor the center. The project has already secured a number of national retailers including Dicks Sporting Goods, Kona Grill and Cheesecake Factory.
Along with its partners the Georgetown Co. and Limited Brands, Steiner also recently broke ground on Easton Gateway, a 54-acre addition to its Easton Town Center in Columbus, which will have more than 500,000-square-feet of retail and about 40,000-square-feet of office-above-retail space.
The HFF team was led by New York-based managing director Michael Gigliotti and Chicago-based director Daniel Kaufman.
This project represents possibly the most significant ground-up retail development of the current real estate cycle, anywhere in the US, Kaufman says. The sponsorship team came together to realize an incredible vision, combining the development and retail expertise of Steiner and Bucksbaum, with the capital markets strength of Mount Kellett. All signs point to a very successful project, and one that will be very important for Cincinnati.
The lender was able to provide a comprehensive construction financing solution for the development project, Gigliotti adds. The sponsors recognized this particular lenders ability to navigate through complex structuring issues, including a public financing component, several different retail buildings and parking structures, and the office, apartment, and hotel components, all of which are integrated but being developed separately.

Design for second phase of Heritage Marketplace in Gilbert underway Tribune East Valley Tribune
LGE Design Build has started the second phase for the design of the Heritage Marketplace located in downtown Gilbert.
The second phase of construction for the project will total 32,000 square feet with a ground floor restaurant and retail space, along with office space on the second floor. Construction for the phase is expected to end by September 2015.
Located at the corner of Gilbert Road and Vaughn Avenue, the Heritage Marketplace already includes Zinburger, which opened in October, and will add Lo-Los Chicken & Waffles on Dec. 1, Italian restaurant Pomo in December, and Barrio Queen next spring.

Restoration of the Esrock Residence on the corner of Tenth Street and Adella Avenue has revealed one historic page of information after another. The project was completed last month by Lorton Mitchell Custom Homes and has recently been occupied by new owners, Bernie and Jill Esrock.
The 1902 home was moved from its original location on Ocean Boulevard in 1905 after enormous storms battered the shoreline, destroying the boulevard and throwing seas of water into the front yards of the oceanfront homes. Originally known as the Kneedler Home, it was owned by Dr. William L. Kneedler, a retired Army doctor and personal physician to President William H. Taft.
To move the home, multiple teams of horses had to be brought in, as well as large logs and a small army of men. They slowly raised the home, placed it on logs, and pulled it, one-foot at a time, across Orange Avenue and the trolley tracks, towards its new destination on high ground at Tenth and Adella.
As one log popped out the rear, it was painstakingly replaced in the front, and so on. The entire operation took the better part of five days, Friday-Tuesday. It was moved fast for a reason. On Sunday, record tides were expected to hit our shores. That, combined with the stormy seas, might just have proved fatal for the Kneedler Home.
Being a wooden structure, the Kneedler Home could be moved, unlike the brick and stone residences along Ocean Boulevard, which had to stay on their original foundations. Within a year, however, workers were able to build a large, rock seawall, which saved the homes and allowed for a reconstruction of Ocean Blvd. The rock seawall, paid for by the homeowners, is still in place today.
In the 1950s the Kneedler Home became known as the Morton Home, owned by Dr. Paul Morton, a fondly remembered Coronado physician. A new historical chapter for this home had begun. Last year, Lorton Mitchell and his team began to excavate the site after receiving an endorsement from Coronados Historic Resource Commission to restore the home to its original 1902 exterior.
Contractors are used to finding sand, and even water from the aquifer (the underground river coursing underneath Coronado) when digging on a site. Often they find old bottles from a time gone by. What Mitchell found was what he believes to be the ancient seashore of Coronado at the edge of Tenth and Adella, dating back millions of years, to a time before streets, homes, or even people.
The site was dry, said Mitchell. We drilled down 30 feet and never hit water. What we did hit, however, were pre-limestone formations dating back millions of years. Ive never seen this in the more than 100 homes weve built in Coronado. We hit the brown sand, and we hit the white sand, but what we saw next was like nothing we had encountered before.
Mitchell brought in a geologist to confirm their findings. There were no fossils, but lots and lots of seashells. The pre-limestone foundation was created by pressure and time, fusing together into stone over the centuries.
The conclusion was that, at one time, Coronados shoreline ended at the area near Tenth and Adella, where Tenth drops down into what early residents called the Coronado Flats (the Pomona/Glorietta area). That, indicated the geologist, was all water.

NAIR NAY PYI TAW: Prime Minister Narendra Modi today met Nobel laureate and Myanmar's opposition leader Aung San Suu Kyi who described India as her "second home", recalling her years spent in the country.
It was Modi's first interaction with the 69-year-old pro-democracy icon.
The Prime Minister referred to Suu Kyi as a "symbol of democracy", referring to the enormous efforts made by her for restoration of democracy in Myanmar long ruled by military junta.
After the meeting, spokesman of the Ministry of External Affairs, Syed Akbaruddin tweeted that the Myanmarese leader had told Modi that India was her "second home".
"India is my second home - Daw Aung San Suu Kyi to @PMOIndia," Akbaruddin tweeted.
He told reporters that Suu Kyi was effusive in her praise of India.
Suu Kyi told Modi that India was the first country to which she travelled from Burma, which was the old name of Myanmar.
The opposition leader also underscored the importance of stability going hand in hand with democracy.
The prime minister also presented Suu Kyi with a special copy of Mahatma Gandhi's commentary on Bhagwad Gita.
Asked by a journalist whether the prime minister had extended an invitation to the Myanmar leader to visit India, the spokesperson said, "the invitation to Aung San Suu Kyi to visit India is always available as no one invites one to her second home".

Simmons Field Upgrades Cited as Ballpark Digest's Best Ballpark Renovation of the Year
The center of pro and amateur baseball in Kenosha since 1920, Simmons Field received a long overdue renovation for 2014, bringing new life to a classic ballpark.
If there is a model for a historic and fun renovation for a ballpark, it's the 2014 makeover of Simmons Field, which was transformed into the home of the Kenosha Kingfish (summer collegiate; Northwoods League). Preserving the historic grandstand and playing field while adding some whimsical touches led to a renaissance of baseball in the city, resulting in an award of Best Ballpark Renovation Under $2 Million from Ballpark Digest.
There is a long history at Simmons Field, where baseball was first played in 1920, when the Simmons Mattress Company built a ballpark to host a factory baseball team, the Simmons Bedmakers. The present grandstand was built in 1930, and in 1947 it was converted to the home of the Kenosha Comets of the All-American Girls Professional Baseball League, who played there through 1951. Over the years it hosted barnstorming major leaguers like Satchel Paige, Bob Feller and Warren Spahn, as well as Class A Midwest League ball and independent baseball.
"Simmons Field is why summer-collegiate leagues are great for ballpark fans: smart operators will fix up historic old facilities and bring new life to an old ballpark," said Kevin Reichard, Ballpark Digest publisher. "The historic Simmons Field grandstand was spruced up, and the rest of the ballpark was upgraded to make it more fan-friendly and accessible."
"Simmons Field provided a compelling combination of both history and the infrastructure to build a spectacular facility on a relatively tight budget," Kingfish President Vern Stenman and COO Conor Caloia said. "It would be a challenge to build a new facility from scratch comparable to Simmons for less than $7 to $8 million. However, even if you built a ballpark, there is no way you could evoke the history, nostalgia and stories that came built into Simmons Field.
The $1.4 million renovation kept the historic grandstand, the playing field and a newer office/team store/restroom building intact, with the city paying $750,000 and the rest from team owner Big Top Baseball. All seating down each line was torn up, replaced by concrete risers installed with seats recycled from Oriole Park at Camden Yards and backed with a signage displaying a timeline of the ballpark's history. Two multilevel suites were installed on each side of the grandstand. The grandstand wall was moved in, and 25 four-top tables were installed, providing a birds' eye view of the playing field. A kid's area with bouncy houses, games and a sandbox was installed down the first-base line, along with a berm. Group areas were installed in the left-field corner. Various concessions, including a frozen-custard stand, were installed behind the grandstand.
If you want to be close to the action, 25 custom-built four-top tables were placed on what used to be the playing field at Simmons Field. These tables were just 43 feet from home plate and offered wait service and VIP amenities. All 25 tables were sold out on a season-ticket basis, at $6,000 per table.

Suu Kyi last visited India in November, 2012. She spent several years in India during her early days when her mother Daw Khin Yi was Ambassador to India. She studied at Lady Shri Ram College in New Delhi and also spent some time as a Fellow at the Institute of Advanced Study in Shimla in 1987.

David and Danielle Crittenden Frum use their rural Ontario vacation home as an escape from the D.C. grind, which makes the name they gave it pretty ironic. Given their need, in Dwell's words, for the design to be "eloquent within tight constraints," they named their retreat the Twitter House, after the social media platform that has blurred the work/everything else divide more than any other.
After working with architect Richard Williams on the restoration of their D.C. house, the couple enlisted him for this project, giving him a budget of just $500K, which included furniture and landscaping. On a plot right on Lake Ontario, next to the home that Crittenden Frum's mother shared with her husband, the couple tasked Williams with creating a "concise building," both in price and in aesthetic.
Blessedly, unlike a few painfully "of the moment" hotels we could name, the Twitter theme didn't manifest itself too overtly. "It was about very simple ideas," Williams tells Dwell. "How do you reduce a house to the absolute bare essentials?" Here's how they did it.

"As you approach, you can already see the lake right through the house," Frum tells the magazine. "That's the most arresting thing about it." The windows on the lake-facing side of the home were kept slightly out of alignment with the those on the north side (), so as to encourage a cooling cross-breeze; important here given the lack of air-conditioning. But beyond low-impact building, Frum wanted the place to be light in "your claims on people's attention... Not to say, 'Look at me,' but to say, 'We are going to be as invisible as possible.'"

The living, dining, and kitchen areas take up the west end of the home (), while the east is reserved for the master suite, and the combined guest room and study. Working with Toronto-based interior designer Julie La Traverse, the couple implemented an Ikea galley kitchen with countertops of stainless steel. The floors are made of poured concrete. A wide strip of oak paneling runs along the wall and ceiling of the north wall (), helping define the corridor that runs from the front door through the kitchen.

NORMAL The interior remodel at the Normal Public Library is completed and a celebration is planned on Wednesday.
Patrons can check out DVDs free all day and there will be a variety of activities from 1 to 9 p.m. Folk singer-songwriters Stone & Snow will perform from 3:30 to 5:30 p.m.; Rick Eugene will do magic and balloon art from 3 to 7 p.m.; and light refreshments will be served from 1 to 9 p.m.
The renovation was prompted by the addition of a new automated book sorter that reads radio frequency identification tags on items being checked in, and then sorts them for reshelving. Patrons feed their returned items into the sorter that is located on the eastern part of the first floor, and can watch the process work through a large viewing window.
Accommodating the large sorter led to other remodeling, including removing several walls on the first floor that opened the space and took advantage of natural light from the windows. Walls were razed behind the circulation desk, providing a large open space for the library's audio, DVD and MP3 collections. The reference desk also was moved, giving space for CDs.
The former computer area is now a periodical area; computers were moved to smaller table clusters in the center of the first floor.
On the second floor, a "mother's room" and "technical playground" were added. Some offices also were moved.
The remodeling and the new sorter cost about $100,000, which was set aside from last year's budget.
