    Lease Up (Nov. 10) $100 Mil Construction Loan Secured for Netflix World HQs

    The state-of-the-art development will consist of 485,000 square feet of Class A office space in three-and four-story office buildings in a campus environment on 21 acres. The first phase-which is already under construction to be delivered in May 2015-will consist of 242,000 square feet in two office buildings preleased to Netflix Inc.

    The interest rate was a variable, LIBOR-based rate. The financing was provided by a syndicate of lenders led by SunTrust Robinson Humphrey with SunTrust Bank as Administrative Agent.

    John Nelson of CBRE's San Francisco office arranged the financing on behalf of the borrower/developer, a joint venture between Sand Hill Property Co. and The Carlyle Group.

    Komatsu will occupy a contiguous block from floors one to five at Tower I, a 280,448-square-foot, 12-story building positioned along the Northwest Tollway at 1701 Golf Rd. in Chicago's Schaumburg Area.

    Michael Hull of MB Real Estate brokered the transaction on behalf of Komatsu, while David Trumpy of GlenStar Properties represented ownership in-house.

    St. Joseph Heritage Healthcare completed a 191,556-square-foot long-term lease for the entire eight story Class A office building at 200 Center St. in Anaheim, Calif.

    The deal is the largest office lease signed in Orange County in 2014. St. Joseph Heritage Healthcare will occupy the building for its administration services with move-in planned for Summer 2015.

    The lease was signed with PRES Cos., a full-service owner and operator of office, retail, industrial, and hotel properties. The lease comes 10 months after PRES acquired the building. Since its acquisition, PRES has repositioned the property, which includes improvements to the lobby and common areas.

    JLL Orange County senior vice presidents George Thomson and James Estrada represented PRES in this lease.

    Developer David Wilstein has made his mark on Los Angeles

    The gig: David Wilstein, 86, is founder and president of Realtech Construction Co., one of Los Angeles' oldest and largest commercial real estate development firms. Since its founding in 1976, he has overseen more than 100 projects, including high-rise office towers, medical buildings, apartments, hotels and shopping centers.

    Formative years: Wilstein grew up in Pittsburgh, where he started feeling the urge to build things as a young boy. That led to a bachelor's degree in engineering from the University of Pittsburgh. Then, a trip to California changed his life.

    "I came out to L.A. and decided I liked it," he said. "I met my wife two weeks later."

    Building a foundation: Wilstein soon landed a job as a civil engineer for the state of California, earning $212 a month to help design freeways. Even in the 1950s, that was not a big paycheck. He joined his father and his brother to make some extra money building a fence. That led to fixing the roof of a house and then the first of several remodeling jobs.

    Scaling up: Wilstein built a duplex and then a six-unit apartment building as a contractor. When a customer of one of his home-remodeling jobs revealed that he had recently returned from Cuba with money to invest, Wilstein offered to build the man a six-unit apartment that could be sold for a 6% or 7% return. Wilstein then became a developer, building properties for investors.

    "The first building I sold I made about $30,000 profit," he said. "I said, this is excellent compared to working my butt off as a civil engineer for the state."

    Building an empire: Wilstein found other investors and went on building increasingly large apartment buildings: 20 units, 40 units, 200 units. His loan broker suggested he try the office market, so Wilstein built a three-story building in Beverly Hills. Taller towers followed.

    "I kept raising the ante," he said.

    Creating a legacy: Wilstein went on to build prominent office towers that are unofficial landmarks today, such as the 12-story Roar building on Wilshire Boulevard at Roxbury Drive in Beverly Hills and the 25-story Wells Fargo Center at Wilshire and San Vicente Boulevard in Brentwood.

    Far-flung empire: Wilstein built projects around the United States and overseas with partners DMJM and Celanese Corp. He erected buildings in Japan, Thailand and China. He converted a sultan's palace into a hotel in Turkey and consulted on the early stages of the massive Canary Wharf mixed-use complex in London.

    VNS of Connecticut is a Top Agency

    Visiting Nurse Services of Connecticut has been named a Top Agency of the 2014 HomeCare Elite, a recognition of the top-performing home health agencies in the United States. Now in its ninth year, the HomeCare Elite identifies the top 25 percent of Medicare-certified agencies and highlights the top 100 and top 500 agencies overall.

    Winners are ranked by an analysis of publicly available performance measures in quality outcomes, best practice (process measure) implementation, patient experience, quality improvement and consistency, and financial performance. In order to be considered, an agency must be Medicare-certified and have data for at least one outcome in Home Health Compare.

    Out of 9,994 agencies considered, 2,501 are elite.

    This is the fifth consecutive year that VNS of Connecticut, which serves patients in Fairfield, New Haven and Litchfield counties, has been named a HomeCare Elite agency. VNS is one of only two Connecticut home health agencies that has been named to the elite list six times over the programs history.

    The Northwest school board will be updated on the St. Libory roof replacement project when it meets on Monday at Northwest High School.

    Information printed on the board agenda indicates roofing materials will be delivered on Nov. 17, with work site setup to follow. The existing roof will be torn off on Nov. 24 if weather allows, with a plan that would provide 15 working days after the schools roof is torn off.

    Daydreamer on Biltmore: New mural unveiled

    After years of city planning and public forums, another year of designing, sculpting and painting and a month-and-a-half of installation, Daydreamer, Ashevilles newest piece of public art, is finished. Asheville muralists Alex Irvine and Ian Wilkinson took down their scaffolding on Wednesday, Nov. 5, revealing the first unobstructed view of the new work.

    Daydreamer, formerly known as the 51 Biltmore Public Art Project, is located at the north entrance of the Aloft Hotel parking garage. To celebrate its completion, the City of Asheville and the Public Art and Cultural Commission will host an unveiling ceremony on Saturday, Nov. 8 at noon. An artists reception will follow in the hotel lobby.

    The work features a daydreaming woman known as Mary gazing out from an arch-topped windowsill. Stylistically, it combines Ashevilles legacy of Art Deco architecture with modern design and Alofts color scheme. Asheville has a rich terracotta history, and thats inspiring to me, Irvine says.

    Irvine, a ceramicist, and Wilkinson, a painter, blended design elements they found in facades like Douglas Ellingtons S&W Building and Asheville City Hall. If you live somewhere and youre going to make a piece of public art there, you need to look into the local history to make it relate to its surroundings, said Irvine.

    The central figure, for instance, is backdropped by a deco horseshoe pattern in homage to a farrier who once operated on the site. The artists also temporarily included a nod to the Hot Dog King, a fast-food restaurant that was torn down in 2011 to make way for the hotel. That latter inspiration came from a public discussion forum. Somebody wrote that in to make the mural a monument to the Hot Dog King,says Wilkinson. He and Irvine opted for something smaller and made the restaurants logo a hot dog mid-stride, with crown in hand the keystone at the top of the illustrated archway. The logo has since been covered up by a decorative and more traditional keystone.

    The installation process went smoothly for the most part. However, there were a series of unforeseen set-up issues, including the need for pedestrian-friendly scaffolding and structural reinforcement, that set the project nearly $5,000 over its original $25,000 budget. We had to structurally reinforce the wall, Wilkinson says. Anyone taking on this project would have been in the same position.

    Irvine and Wilkinson enlisted Robert Steffen, a professor of engineering at Western Carolina University, to help with reinforcing the walls. The task required threading rebar anchors and stainless steel wiring into the existing wall. This was in addition to an industrial strength epoxy used to adhere the tiles to the wall. The epoxy was strong enough by itself, but the wall required the additional reinforcement for safety compliance.

    Even when we tested the work with no metal fastener at all just the tile, epoxy and the cinder block we never found the shear strength, Wilkinson says. The cinder block would always break first. The bond, meanwhile surpassed 7,000 pounds of pressure.

    Its used on bridges and skyscrapers, Irvine says. Its also incredibly toxic. And, like household epoxies, it has to be mixed and applied by hand. Irvine and Wilkinson joke that the extra work, though frustrating, ultimately improved the strength and safety of both the artwork and the building.

    Serpentine marks eight years by cleaning up vandal attack

    IT'S a bittersweet time for North Lismore's Serpentine Community Gallery, as they approach an exhibition celebrating their eighth year in action, while having to fork out funds for a window that was smashed by local youths.

    President at the Serpentine Community Gallery, Helen Creed, said the coming exhibition was "very exciting".

    "Its eight years since the Serpentine Gallery opened so we thought it was worth celebrating," she said.

    The exhibition will also have a competitive side, as the pieces will be judged and the Serpentine Arts Prize winner will be awarded $500 to go towards their artistic career.

    The going for artists is really quite tough at the moment, so they wanted to be able to help a local artist out, Ms Creed said.

    The exhibition, Walking in Tall Grass, will be judged by Brett Adlington, from Lismore Regional Gallery, and Corinne Batt-Rawden, founder of Serpentine Arts Gallery, Ms Creed explained.

    However, the high that the community gallery was on in the lead up to their eighth anniversary has been dampened when last weekend one of the windows of the gallery was smashed.

    "It's devastating to us to have to dig up the money for the window at a time when we're already struggling," Ms Creed said.

    "We're all volunteers, we're not making a profit, we're just trying to provide a space for anyone in the town who would like to show their works.

    "We're going to do a bit of fundraising for it.

    Heartland road projects for 11/8

    CAPE GIRARDEAU, MO (KFVS) - ??Here is a list of road projects around the Heartland scheduled for Sunday, November 9.

    Bollinger County, MO

    Route 34 will be reduced with a width restriction of 12 feet while crews replace a pipe under the road. This section of road is located between Route DD and Route H. Weather permitting, crews will be working on Wednesday, Nov. 12 and Thursday, Nov. 13 from 8 a.m. to 3 p.m. daily.

    Route 72 in Bollinger County will be reduced to one lane as Missouri Department of Transportation crews perform shoulders repairs. This section of roadway is located from Route K to Route HH. Weather permitting, work will be performed Monday Nov. 10 through Wednesday, Nov. 12 from 7:30 a.m. to 3 p.m. daily. The work zone will be marked with signs. Motorists are urged to use extreme caution while traveling near the area.

    Butler County, MO

    Route 72 in Bollinger County will be reduced to one lane as Missouri Department of Transportation crews perform shoulders repairs. This section of roadway is located from Old Route 72 to Route B.

    Existing lanes of Route 67 from CR 323 to Route 160/158 will be signed as Route C. The north end of Route C (existing Route 67) will remain closed for about two months as work is completed at the intersection of Route 67, Route C, and CR 323.

    Cape Girardeau County, MO

    Northbound Interstate 55 in Cape Girardeau County will be reduced with a width restriction of 16 feet as contractor crews perform pavement repairs.This section of roadway is located from MM 91 to MM 93.Weather permitting, work will take place Tuesday, Nov. 18 through Thursday, Nov. 20 from 7 p.m. to 8 a.m. daily.

    Minister MacKay announces Government of Canada support for the Westville Memorial Cenotaph

    The Honourable Peter MacKay, Minister of Justice and Attorney General of Canada, and Minister Responsible for Nova Scotia, today announced Government of Canada funding to the Pictou County Military Museum and the Town of Westville. Support is being provided to assist with the restoration, improved accessibility and beautification of the Westville Memorial Cenotaph. Minister MacKay made the announcement on behalf of the Honourable Julian Fantino, Minister of Veterans Affairs.

    The cenotaph has been the gathering point for community remembrance and commemorative events since its construction in 1921. Planned restoration work includes repairs to the statue and the base, and new plaques will be placed over existing engravings deemed beyond repair. Existing entrance steps will be restored and new walkways and handrails installed, improving accessibility.

    Ensuring that local cenotaphs are maintained is critical to paying tribute to our Veterans. I encourage all Canadians to visit a local cenotaph or memorial in their community to honour the sacrifice and service of our Veterans.

    The funding of restoration projects and commemorative ceremonies throughout Central Nova helps us pay tribute to the sacrifices of local veterans. Our Government will continue its steadfast support for Canadian Veterans and their families.

    I am very pleased that the Government of Canada is supporting the restoration of our cenotaph. It is gratifying to see our collective efforts combining to return the cenotaph to its original glory in honour of our Veterans and the sacrifices they have made and continue to make.
