    Kamar business center construction launches in Yerevan

    PanARMENIAN.Net - Property Development Company CJSC announced the launch of the construction of Kamar multifunctional business center in Yerevan by laying its foundation stone on November 6. The business center, designed in accordance with the most advanced international technologies, will be the first in Armenia to be certified by BREEAM, a global leader in the design and assessment of sustainable buildings. The development of the unique A Class office building will comply with the modern energy efficiency and environmental standards, thus considerably elevating the overall standards of the commercial real estate in the country.

    Property Development Company CJSC, the owner of the building, has approached to the project with ultimate responsibility and care, highly prioritizing the buildings in this historical area. For several years before the start of construction works, the company has been organizing various public discussions with experts and beneficiaries to identify the most appropriate solutions and to insure high level of transparency throughout the entire process.

    Artashes Kazakhetyan, CEO of Property Development Company, said: The initiative started at least 5 years ago. All these years, we have been studying these historical buildings in detail to come up with the best ways of preserving them. Right at the beginning of the project the company organized an open architectural contest for the development of the concept by involving the best and most recognized engineers and architects from various countries. Committed to preserving the values of our history, we have stored every single stone from the old building. We further developed an architectural and engineering solution that highlights the historical importance and overall design of this part of the city. The main problem is that the complex should combine innovative solutions with the old constructions. Finally, we want to make sure that this building complies with the best international standards of energy efficient and green business center construction.

    The total value of the project is about $37 million. IFC, a member of the World Bank Group, will provide a $9 million loan and secure another $9 million loan from DEG (Deutsche Investitions und Entwicklungsgesellschaft mbH). The rest of the investment will be provided by Property Development Company CJSC.

    Arman Barkhudaryan, IFC Senior Investment Officer said: Modern office buildings help spur economic activity and improve the efficiency of local suppliers, many of which are micro, small, and medium enterprises. Strengthening Armenias business infrastructure and promoting green technologies will also provide an important model for future energy-efficient building projects, while helping contribute to long-term growth.

    Yerevan's chief architect Tigran Barseghyan expressed hope for the construction to be completed in accordance with the schedule. In 2 years, the Armenian capital will get a model building to serve as an example in implementation of other projects involving construction in the city center.

    Manor Vail Lodge Unveils State-of-the-art Conference Center & Meeting Venue in Vail, Colorado

    Manor Vail Lodge, A Destination Hotel, has completed a multi-year renovation effort to elevate the mountain meeting experience in Vail. In this final phase, the resort completed a $750,000 upgrade of the conference center, outfitting the meeting venue with a new state-of-the-art audio, video and lighting system, and a refreshed mountain-inspired color palette. The renovated conference center and meeting venue feature stylish decor accents, and a fleet of flexible back, high density cushioned chairs and meeting tables. Prior to this final investment, the resort had completed a series of other notable renovations and upgrades including the a new board room, individual meeting room renovations, individual condominium remodels, and the design of a signature one-acre garden in the heart of the property.

    The renovated conference center and meeting venue is now equipped with a state-of-the-art projection system that includes two ceiling mounted Sony projectors that display on two motorized 100-inch screens and a short-throw projector with 100-inch portable screen. It can be setup in any of the conference center's five meeting rooms. The new conference center's one-touch audio system allows presenters to effortlessly toggle between the wireless microphone and a laptop or other preferred device to ensure a seamless presentation delivery. Each meeting room is also equipped with a wall-mounted touch-screen that allows the presenter to easily set up the AV system to their preference. The conference center now also features a four-level LED lighting system to set the perfect functional or ambient lighting for meetings, presentations, receptions, and other special events on the mountains in Vail, CO. Through this renovation upgrade, presenters now have a flexible, high-performance, state-of-the-art audio, video, and lighting system at their fingertips.

    In addition to the technological enhancements, the renovation also included an extensive interior redesign. The conference center now boasts a stylishly elegant earth tone color palette with light and dark wood wall accents, a new aspen leaf print carpet, and an ensemble of antique bronze sconces and locally commissioned art pieces throughout the meeting facilities.

    SunMine on track for January completion

    Construction on Kimberley's unique SunMine project, the largest solar farm in western Canada, is proceeding on pace.

    According to the latest project update, last week the Prime Contractor Conergy Canada and construction manager SkyFire Energy completed the installation of all 4,032 photovoltaic modules.

    Modules are now arranged in ninety six 38 foot by 20 foot tables and have been mounted on masts topped with a specialized tracking system that will rotate to track the sun. There are 42 photovoltaic modules per table top. Once the installation and commissioning is complete the table tops in the picture (right) will tilt at similar angles to maximize solar exposure and energy generation.

    Trackers provide approximately 30 per cent more energy than fixed panels.

    The trackers' sensors also feature load sensing capabilities and will increase the tilt angle to dump snow as needed and adjust the tilt angle to reduce windload. Performance will be digitally monitored by a data acquisition and monitoring system.

    Construction continues on pace for operation in early 2015. Mayor Ron McRae says that it looks like everything will be ready to go in January.

    In parallel to the tracker installation, trenching and installation of cabling is complete and electricians have begun wiring the trackers and connecting the string inverters that convert the suns energy into electricity that is suitable for delivery via a powerline to the BC Hydro system. String inverters allow for segmented power production in the solar array, providing more power production than centralized inverters which have been historically more popular.

    HAPPY HANDYMAN: Drive Up will give you the cleanest garage floor in the neighborhood

    A few years back at the International Hardware Show, we found a product that will take oil out of concrete - at least thats what they said.

    All the cleaners up until then really didnt do a very good job. So I told the show rep to send us a gallon and we would try it out. He also said that the cleaner would work on asphalt, and that it comes in 55 gallons drums for convenience store parking lots.

    I gave that gallon to Trudy to use in her garage. She had bought a house that was 20 years old and had existing oil stains in the garage and if the product would clean her stains, it would clean any oil stain.

    She used Drive Up in a small hand sprayer and sprayed the stain. She sprayed the stain every 15 minutes for a hour. Then the last time she sprayed the stain, Trudy gave it a quick scrub with a broom and rinsed with water and it worked! Not only did it work, it worked great.

    We have had great success with Drive Up and you can too. The nice part about Drive Up is that it is non-caustic and you dont have to worry about damage to surrounding landscaping. It made Trudys garage smell like an orange grove. So you dont have to worry about wearing a mask.

    Now while we are on the subject of cleaning, there is another product that we have had for a while that is called Rust Remover. Its made by Goo Off. But why we like it is that it removes lime deposits without scrubbing. No other product can say that. So if you have white stains on brick from the sprinkler, this is the product to use. Once all your stains are gone from the concrete, then clean all the surface with 30 Second Outdoor Cleaner. Now with the surface clean, protect it Drylock Wetlook. It will give you a surface that will resist staining and you be able to clean easier. You can do this in a weekend. You will have the cleanest garage floor in the neighborhood. And who wouldnt want that?

    Question: I bought an older home at a great price. The only thing wrong is the sliding glass door is really heavy and jumps when you try to open and close it. I dont want to install a new door because the opening is not standard and besides being difficult to open and close, it is just fine. So do you have any ideas on how to make this a better door?

    Answer: I had the same thing happen to me at a lake house I bought. The door opening was bigger than any door opening I have ever seen. It jumped and dragged and made using the door a big ordeal. So we cleaned the track (it was real dirty) and sprayed a lubricant like no other. Its called Tri Flow. Its very different than other lubricants because it doesnt attract dirt and dust. Its the dirt and dust that will keep the track from rolling smoothly. Tri Flow is PTFE Teflon based and we like to call it liquid ball bearing. You can use it on mirror doors, sliding glass doors, drawer slides, hinges and anything else that is giving you problems. Now if the track is bent, you can install a new cap over the track. Just straighten out the old track with a pair of pliers and snap the new stainless steel track right on top.

    Question: Johnnie, a while back you talked on the radio about an alarm for detecting leaks. I am trying to remember what the name is so I can get one for my attic hot water heater. The same thing happened to me that happened to you. But, I am not letting it happen again. A $5,000 leak was a little expensive. I am putting these alarms on every sink and toilet upstairs.
