    At Home Living: A fall maintenance checklist

    Here are a few guidelines for preparing a house and yard for Winter. More detailed lists of what to inspect before snow and ice arrive can be found online or by consulting home stores in the region.

    Roof With binoculars or a good zoom lens, look for damaged, worn or loose shingles, gaps in flashing, or damaged mortar or flashing around the chimney. Check the seals on roof vents and install a chimney cap to reduce fire hazards. Re-secure antennas and satellite dishes, if the hardware is loose.

    Heating/Cooling System Change out furnace filters, clean and vacuum ducts, vents, baseboard heaters and cold-air returns to reduce winter illnesses. The National Association of Home Builders, NAHB, recommends maintaining your furnace, fireplace, boiler, water heater, space heater and wood-burning stove by having your heating system serviced every year by a certified technician, (see: http://www.acca.org). And while youre at it, check smoke and fire alarms and carbon monoxide detectors, update batteries and change heating and air conditioning filters regularly.

    Consider having a low or no-cost, programmable thermostat installed. Set it at 70 degrees Fahrenheit when youre home and awake and at 62 degrees or less when youre away or asleep to help achieve maximum energy savings.

    Remove window air conditioners or cover them to reduce drafts and heat loss.

    Fireplace Make sure the flue, damper and chimney are in good repair and functioning properly. Have the fireplace cleaned to remove animal debris and bird nests. This is the time to order firewood, if you have a wood stove or fireplace, but remember not to stack it against the house. If your fireplace is gas and not wood, make sure the inset is working correctly.

    Wood work Inspect for wood rot, termites, trapped moisture, wear or peeling paint and missing trim.

    Pipes & Plumbing Shut off exterior faucets at the indoor shutoff valve and use insulating tape to wrap pipes in rooms without wall insulation.

    Doors & Windows Change out screendoors for glass or solid storm doors and weatherstrip doors and windows. Kiplingers maintenance advice is to caulk or weatherstrip around windows or doors where daylight of more than a nickels width is visible. To reduce unwanted rodent traffic, install doorsweeps at the base of exterior doors. When weatherizing isnt practical--on an interior doorbuy or sew a draft dodger to stop air flow across the threshold.

    Foundation Inspect foundation materials for moisture resistance, look for worn areas or shifts in alignment on supporting beams or posts, note any changes from the previous year that may require closer scrutiny from a carpenter, mason or engineer.

    Ben Jackson and Mary Murphy are among eight homeowners who will roll out the welcome mat next weekend for ASIDs Kitchen & Bath Tour. The Oct. 25 event showcases outstanding residential remodeling projects in Escondido, Encinitas, Solana Beach, San Diego and Lakeside.

    The kitchen remodels for Jackson and Murphy, both single professionals, bring a new perspective to the tour by featuring chic, postage stamp-size kitchens instead of traditionally larger, family-style ones.

    Jackson is a millennial who works as a construction coordinator. Murphy is a baby boomer and a human resources director for an environmental and engineering firm. Despite the generation gap, the two shared similar goals for their respective projects. Each is a minimalist who rejects clutter while embracing neutral colors.

    After graduating from college last year and landing a job, Jackson entered the frenetic San Diego real estate market. In time, he was able to sign papers on a California bungalow built in 1948 not far from San Diego State University. The house had good bones, and I liked the urban neighborhood, he recalled.

    Meanwhile, Jacksons mother began doing research to find an interior designer and subsequently met Kristy Kropat. The designer realized she had her work cut out after seeing the 100-square-foot kitchen.

    Paterson gives approval to seven-story office at proposed hospital hotel site

    PATERSON The city planning board has given its approval to the construction of a seven-story office building and medical school on Main Street near St. Josephs Regional Medical Center.

    The office complex is being built by Morristown-based Hampshire Partners in conjunction with the Medical Missions For Childrens 14-story hotel and conference center across the street.

    Local officials have hailed the two projects, with a combined cost of about $150 million, as a much-needed boost to Patersons economy, predicting that it will not only generate additional tax revenue for the city but that it also will spur other development.

    The proposed hotel had been on the drawing board for more than four years before it received planning board approval this past summer. Medical Missions had been struggling to secure the financing and was unable to convince city or county officials to guarantee loans for the project.

    But last year, the New Jersey Economic Development Authority approved $105 million in transit hub tax credits for the hotel and office building, allowing the plans to move ahead.

    The planning board approved the office building Wednesday night. Its not clear when the Hampshire Group plans to start construction. Hampshires Kim Stirba-Reynolds did not respond to a phone call seeking her comment.

    The planning application says the building will have 110,000 square feet and 29 off-street parking spaces. Another 81 spaces will be available for the office building at St. Josephs parking facilities, according to the application.

    Medical Missions, a city-based nonprofit group, had said it would hold a ground-breaking in October. That has not happened yet, but a representative of the organization said work would start before the end of the year.

    Mayor Jose Joey Torres could not be reached for comment.

    Roberts House sold for more than 4m

    A south Manchester office building has been bought for more than 4m.

    Property Alliance Group, the Trafford Park-based investor and developer, has acquired Roberts House from Selbourne Group.

    The building, at 80 Manchester Road, is a high quality refurbished office building and is fully let, with tenants including The Employment Service and Meridian Business Services.

    Alex Russell, of Property Alliance Group, said: "Roberts House came available at an opportune time for us and fits in with our business plan to expand the portfolio with well located buildings that have good asset management potential. We are well funded and actively pursuing growth opportunities in all sectors."

    Michael De Massey, of Selbourne Group, added: The sale demonstrates the strength of south Manchesters commercial office market, the area remains a popular business centre for national and regional organisations.

    Hill Dickinsons Manchester property and construction team completed the sale of the office building on behalf of its long-standing client Selbourne Group.

    Partner Jonathan Dover said: Having worked with Selbourne Group since acquiring Roberts House and in 1999 further advising them on their asset until its recent sale, we understand the clients requirements. We are delighted to have worked with them on this successful transaction.
