    How To Remodel Your Kitchen

    - October 11, 2014 by Mr HomeBuilder

    Rebekah Zaveloff, Houzz Contributor

Youve decided to remodel your kitchen. Now what? Not knowing where to start, many homeowners start by looking at appliances. Others start by collecting inspiring kitchen photos. Some decide they need more room. Others simply want to upgrade their current kitchen. Homeowners may find themselves in this exploration stage for a year or longer before they start interviewing kitchen designers or general contractors.

Once youve pondered long enough and youre ready to green-light a kitchen remodeling project, then what? Well start with the first 9 steps.

4 ways to get ready for kitchen construction

Step 1: Think about what you need

This step is all about how you use your kitchen, and finding the layout and features that fit your households lifestyle. Get ideas from every resource possible. Think about your priorities: how many people will be cooking and gathering here, and how theyll need to move around in it. Do you need an addition? Or can you work with your existing kitchen footprint?

If you havent already, start saving photos of kitchens with features that suit your style.

    Step 2: Research and plan

Ready to green-light that project and take the plunge? The best place to start is by formulating whats commonly referred to as a scope of work and figuring out your preliminary budget.

Both of these may be subject to change, so dont feel like you have only once chance at this. Budget and scope are intertwined and often change many times during the design process as you become more educated and able to reconcile what you want and what you can afford. As a homeowner, youre not expected to walk into this knowing what everything should cost. Remember, this is an educational process.

Renovation Solutions: Bigger isnt always better in home remodeling

    - October 11, 2014 by Mr HomeBuilder

After picture: When we removed the walls around a kitchen to create a better connection with the adjacent dining and family rooms, the whole space felt much larger even though we didn't add any square footage.

    Kevin Bunnell

When it comes to home remodeling, we stand by the saying: Bigger isnt always better.

We have said it before and we will say it again: Good home remodeling is about function and design, not about size. We have seen small homes with much better style and function than homes with double the square footage. For instance, adding a large room on the back of your house may make you feel like you are solving space issues in your house. However, if there are still problems with the design/function of the rest of your house, additional square footage may not resolve the core issues of your home.

Bigger is not always better has been our message since we started Renovation Design Group more than 10 years ago. Smart redesign that stays within the footprint of your house can be less expensive than a large, big box addition and can have a big impact on your lifestyle.

During the past few weeks, we have been delving into a recent Houzz.com research study, "Transforming the American Home." The study shows that of the 200,000 respondents, 76 percent who remodeled stayed within the existing footprint of their home. This led the Houzz researchers to also conclude that bigger isnt always better.

One of our role models in architecture is Sarah Susanka. She developed the Not So Big book series featuring such titles as "The Not So Big House" and "Not So Big Remodeling." These books are based on her architectural theory of keeping the scope of the project smaller with creative and smart design while taking the money saved and using it on finer finishes. This makes the space more functional and more beautiful without having to make it big. Basically, Susanka says finding the sense of home has more to do with quality than quantity.

We completely agree. It has been exciting to see more people according to the Houzz survey grasp this concept. A relatively minor remodel or small addition can result in a significantly improved house design. Often homeowners cant see past the existing walls to even imagine a different floor plan and design; they just know they need more space and that for some reason their house isnt working for them anymore. An architect with "fresh" eyes can present options and solutions most homeowners (and contractors) would not see.

A key issue for making an existing house function well is the circulation pattern of the home. It is always a problem when people have to cross through one room or area to access another. (These are the rooms in which we find it difficult to arrange furniture because they are functioning as a hall instead of a room.) If you can resolve the flow issues, you will have a home that will feel and function as a much larger space, even though the size has not actually changed.

Some design solutions may involve moving walls, doors, windows or even stairs. Such alterations may seem drastic to the homeowner, but one such change can be the key to all the other functions falling into place. For instance, struggling to work around a totally misplaced stairwell can be equivalent to the "tail wagging the dog." No matter how you try to modernize the homes style, if the house does not circulate well, it will neither function properly nor feel comfortable.

Office issue trips up DFLer Savick

    - October 11, 2014 by Mr HomeBuilder

A first-term state lawmaker is taking some heat for comments made this week at a candidate forum in Albert Lea.

Rep. Shannon Savick, DFL-Wells, told an audience Thursday that she never voted for the $90 million Minnesota Senate office building now under construction next to the state Capitol. She denied the claims made in a piece of campaign literature that an outside political group distributed in House District 27A.

That was settled before I even got to the Legislature, and I did not vote for it, Savick said at the Good Samaritan Society event. So, I just wanted to make that clear.

But Savick did vote for the project, which was included in the 2013 omnibus tax bill passed in the final hours of her first legislative session.

Then after distancing herself from the vote that critics are trying to use against her, Savick told the audience that she believes the new building is needed.

Its money spent that we did need because the Senate had no place to go once they remodeled the Capitol building, she said.

Savicks remarks were recorded by the Minnesota Jobs Coalition, the same GOP-backed group that distributed the literature.

Savick released a written statement today clarifying her comments.

While discussions about the building do date back to before my time in the legislature, the project was finalized over the last two years, Savick said. In the 2013 tax bill, I voted for funding for the planning and architectural design of the building. However, the details of the building and final approval were handled by the Rules Committee, which I am not a member of.

Savick is running for a second term against Republican challenger Peggy Bennett.

Lawrence City Commission meeting for Oct. 14

    - October 11, 2014 by Mr HomeBuilder

    Bottomline

City Commissioners will consider a request to close down a portion of the 800 block of New Hampshire Street for up to two years to accommodate the construction of a new multistory apartment and office building in downtown.

    Background

The request comes from Lawrence-based First Management, which plans to build an apartment and office building at the northeast corner of Ninth and New Hampshire streets. To accommodate construction equipment, the company is asking for the portion of New Hampshire Street north of Ninth Street and south of the mid-crosswalk in the 800 block of New Hampshire to be closed for the duration of the project. Traffic on Ninth Street also would be impacted. Traffic would be open in both directions, but crews would shift all traffic to south half of the street.

The city also is noting that a portion of the 900 block of New Hampshire Street already is reduced to southbound traffic only. That is to accommodate construction of a hotel/retail building on the southeast corner of Ninth and New Hampshire. The city projecting there will be a time period when traffic in both the 800 and 900 blocks of New Hampshire Street is impacted.

    Consent agenda

Approve City Commission meeting minutes of 09/09/14 and 09/16/14

Approve all claims. The list of approved claims will be posted to the agenda the day after the City Commission meeting.

Approve licenses as recommended by the City Clerks Office.

Approve appointments as recommended by the Mayor.

Saginaw Art Museum renovations bring life to collections

    - October 10, 2014 by Mr HomeBuilder

After 65 years, the Saginaw Art Museum has a grand new look that showcases some forgotten treasures.

It has been amazing to see it go up. It has been amazing to see the regions reaction to what we have here, said Stacey Gannon, executive director. Ive had six longtime patrons whove come in and been reduced to tears. They said, I never knew.

The first phase of a 20-month, $2.5 million renovation has brought 11 newly designed gallery spaces and specially designed display furniture. A solarium has been added, so the sculpture gallery looks out on Michigan Avenue and is lit at night for passersby, and in the spring there will be work outdoors.

Gannon joined the museum in February 2013.

One of the first steps for me was to really assess what we had here, she said. The collections director had announced plans to move out of the area so world-class consultant Jim Tottis was brought in and the pair spent the summer of 2013 going through the permanent collection piece by piece, looking for strengths, themes and work that needed to be conserved.

What Jim did was he specifically designed all these gallery spaces to the work that was going in them, she said. The placement is thoughtful, with touches such as acclaimed en plein air (in the open air) paintings by Camille Corot placed on a wall with windows that look out onto the formal gardens.

He also grouped work by region, so now visitors begin in a red gallery of British work, move into a blue gallery devoted to France and view American landscapes upstairs.

Graphic design is displayed on the second floor. Even rotating, We have enough in our permanent collection to keep that going for three to five years, Gannon said. A grouping on the main floor is devoted to nature.

In a light-filled breezeway between the main building and the huge gallery devoted to visiting exhibitions there are Civil War-era sculptures by John Rogers. We have 18 of these sculptures; the Detroit Institute of Arts has one.

In the basement hang plans for the Ring Home, along with photos of how the Georgian Revival mansion and formal gardens looked in 1912. The architects grandson designed the modern wings that now flank the original 1904 structure.
