CLEVELAND - Home remodeling is up this year and along with it sales of replacement windows.
Installing new windows offers many benefits. They can make your home less drafty and more attractive. Theyre easier to clean, and some come pre-painted.
But putting in new windows just to save on your energy bills isnt a good reason. Sure, new windows could lower your energy bills by as much as 15 percent, but youre going to spend $10,000 to $20,000 buying and installing those new windows. So it could be decades before you recoup the cost.
With replacement windows, the most popular styles are double-hung and casement. Consumer Reports tested 24 replacement windows in both types and found that higher prices dont always guarantee better performance.
For casement windows, Consumer Reports says consider the vinyl $260 American Craftsman by Anderson 70-Series, available at Home Depot. For double-hung windows in both warm/dry climates and regions with cold winters, Consumer Reports recommends the $300 Pella ProLine 450 Series. It performed well in wind-resistance tests, so it will keep out cold winds and hot air.
In warm/wet climates, Consumer Reports says the $190 Reliabilt 3201 window at Lowes is a good choice for a double-hung window. It and earned excellent scores for rain resistance in warmer temperatures.
Before you clean your new windows with ammonia-based product, be sure to check the instructions. Some window manufactures dont recommend ammonia or alcohol-based cleaners because they can leave streaks or a film that can attract dust. Instead use a vinegar solution on a soft microfiber cloth or a paper towel.

The last time Toronto office developers were this exuberant, Carl Blanchaer remembers it ending badly, he said. Construction on the 57-story skyscraper his firm designed for the financial district halted after just six floors and stood abandoned for 15 years.
The Bay Adelaide Centre tower was scrapped in the 1990s, when a recession that swept through North America crimped demand for space in Canadas largest city. Today, Toronto developers may be overbuilding again and Blanchaer, a principal at WZMH Architects, is seeing the signs.
People have short memories and they think what happened before isnt going to happen to them, said Blanchaer, whose firm designed RBC WaterPark Place, an 885,000-square-foot commercial property set to open this year. Right now its a little bit scary. People are just going, going, going until something happens. Its heady right now and some of our clients are getting a bit cautious.
Rents are projected to slide and vacancy rates almost double in the next three years, according to data compiled by brokers, as seven new office towers open in downtown Toronto. Even with those forecasts, real estate investment trusts and pension funds are pushing ahead with proposals for the most rentable space in more than a decade. The likely losers will be the companies financing the building spree and the owners of older properties that stand to lose tenants, facing lower returns and more empty offices.
Vacancy outlook
Vacancies in downtown Toronto, at about 6 percent this year, probably will rise to 10.5 percent in 2017, the highest since 2003, data compiled by Avison Young Canada Inc. show. That estimate doesnt include the 10 million square feet of proposed offices being marketed for pre-leasing even before shovels hit the ground, which is the most since 2000, according to the real estate services firm.
The seven properties set to open by 2017 have 5.1 million square feet of space and are about 55 percent leased, according to brokerage Cushman & Wakefield Inc. Committed tenants include Apple Inc. in the 30-story Bremner Tower, set to open this year. Sun Life Financial Inc., the countrys third-largest life insurer, will have a new home at One York Street by late 2016. The majority of buildings that are planned or under construction are outside the citys financial core, a five-block stretch of Bay Street thats home to the countrys biggest banks.
While landlords will have to lower their rent expectations, the new towers will fill up as the expanding economy creates more jobs, boosting demand for updated offices, Michael Caplice, senior managing director of office leasing for Cushman & Wakefield in Toronto, said in an interview.
Strong growth
We take confidence with the strong growth weve seen through the last cycle, he said. Every single Canadian financial institution seems to be looking for space.

Nic Rogers found six dead pronghorn and five dead mule deer along a 45-mile stretch of fence in mid-August near Pinedale. Alone it doesnt sound like much 11 dead animals in populations of thousands, but the numbers add up, he said.
And their deaths werent pretty.
Most of them caught a leg trying to jump over a fence, or antlers trying to climb under. Then they stayed there until they starved.
The deer herd is already declining, and you have does dying in the fence, he said. You can extrapolate that out to how many fawns wont be produced the next year.
Most importantly, those deaths can be prevented, he said.
Thats why Wyoming Wildlife The Foundation, along with a handful of other groups and individuals and the Bureau of Land Management, started replacing 45 miles of fence recently on crucial pronghorn and mule deer winter range. It is one of the largest fence replacement projects in Wyoming and should be finished by 2015.
About 90 miles of fence cross whats called the Mesa, a swath of land near Pinedale home to one of the largest gas fields in country. Portions of the Sublette mule deer herd and numerous pronghorn populations cross the fence as they move from their summer to winter ranges and back again.
The line of fence is on Bureau of Land Management lands, but is the boundary between BLM operated land and land leased by ranchers. A total of 13 ranches lease the land on the Mesa, and are responsible for maintaining the fences, said Rogers, project coordinator for Wyoming Wildlife The Foundation, a component of the Wyoming Community Foundation.
The problem isnt fence is general; its fence that prevents animals from easily crossing.
Most of the fences were built a century ago. Theyre at varying heights some more than 4 feet off of the ground. Others have bottom wires only 6 inches off of the ground.

Hands-on instruction for welding students at Northwest College has been delayed, pending the results of air-quality testing in the Oliver Building, which houses the welding program.
Follow-up testing was ordered after traces of asbestos fibers were found on surfaces in the facility.
NWC President Stefani Hicswa said a roof replacement project on the building (the third of three roofing projects on campus) wasnt completed before the beginning of the school year.
While that work was underway, the college moved instruction-only welding classes to other rooms on campus, and delayed hands-on welding labs pending a return to the Oliver Building, which has been temporarily closed.
Because pounding during the roofing project caused a lot of dust to fall, we contracted with Northern Industrial Hygiene Inc. to conduct air sampling tests and sampling of the particulate on horizontal surfaces in the facility, Hicswa wrote in a campus-wide email on Friday.
We were being proactive to see if there were any health concerns as a result of all that dust, she said Monday.
The air sample results showed no hazardous materials in the air, but traces of asbestos were found in samples from horizontal surfaces, Hicswa said.
Therefore, we requested that Northern Industrial Hygiene conduct additional testing, which began Friday, she wrote in the email. We anticipate that we will receive results in a written report the middle of (this) week, which will help determine our next steps.
Hicswa said she expects results soon, and those results will determine the colleges next steps.
She said she hopes the new testing shows the problem was temporary, allowing the welding program to return to the Oliver Building.

The factory-assembled solution will help the electric cooperative support safe, reliable and cost-effective power for residential, agricultural and business customers in Mullinville, Kansas. Eaton's engineering experts will provide complete turnkey support from substation design to assembly and delivery to enhance safety, provide a more aesthetically pleasing installation and increase operational predictability.
"This project will support reliable, cost-effective power for our members while enhancing the safety and security of the power transmission system," said Michael Clark, Manager of Purchasing at the Victory Electric Cooperative. "The compact, enclosed design of the Eaton solution will help reduce commissioning and installation costs and provides us with the flexibility to quickly relocate the entire substation to meet our members' evolving power requirements."
The integrated power assembly will help the utility expedite the construction of its new substation, dramatically reducing engineering time required for the project and avoiding construction and weather-related delays. The new MITS platform will be the second for Victory; the utility recently relocated its first MITS unit to support power needs for customers in Ingalls, Kansas.
"Victory is working with Eaton to support an adaptable infrastructure that provides safe, reliable, high-quality service," said John Gadbury, utility segment manager, Electrical Engineering Services and Systems Division, Eaton. "With world-class expertise and global manufacturing capabilities, Eaton is helping utilities manage complex, integrated solutions and turnkey projects."
The MITS platform incorporates a flexible, expandable and portable design in a compact footprint that is engineered to accommodate current and future power needs. The configuration engineered for Victory will include a pad-mounted transformer, as well as reclosers and voltage regulators to enhance power reliability.
The completely self-contained design will help Victory enhance personnel safety by using all dead front components. The MITS unit also incorporates tamperproof, locked enclosures to enhance security. Further, by utilizing shield-grounded medium voltage cable in a totally enclosed configuration, the solution is less susceptible to environmental, wildlife and other damage than equivalent open-air systems.
The highly compact MITS unit is engineered to fit on a traditional concrete pad, pylons, or crushed gravel base and meets evolving power requirements. The modular substation will help Victory reduce project costs because each unit is factory-assembled, wired and tested to minimize on-site labor, quality issues and time.
