Red Lobster's upcoming move to a CNL tower next to Orlando City Hall has developers planning another office highrise for a downtown that has drawn more apartment tenants than new employees in recent years.
Although no formal plans have been submitted to the city, both CNL and Highwoods are seeking anchor tenants for long-envisioned office towers. CNL hopes to make an announcement before the end of the year.
"The decision by Red Lobster to move their corporate headquarters to downtown Orlando is a big moment for the central business district and for CNL Center," said Paul Ellis, president of CNL Commercial Real Estate.
In addition to validating the city's investments in the downtown area, the Red Lobster move marks an "important step for CNL as we contemplate the development of a third tower at CNL Center," Ellis said in a prepared statement this week. Red Lobster, which was sold by Darden Restaurants earlier this year, was likely the largest downtown lease since the recession.
Red Lobster's announcement that it would locate its headquarters in 91,000 square feet at CNL Tower I came amid a resurgence for the central business district, which was plastered with "For Lease" signs just four years ago.
Positive signs for downtown include this year's opening of the SunRail commuter line, which has two downtown stops. The $514 million Dr. Phillips Center for the Performing Arts is scheduled to open in November.
Technology firms including Canvs, Splyt, Echo Interaction and Plan Source have leased space in the Church Street Exchange. Young professionals and others are leasing many of the 1,000 apartment units being added to the downtown market. And the downtown office vacancy rate has dwindled from more than 20 percent at the low point about four years ago to about 12 percent during the second quarter.
Despite the improving conditions, the last major addition to the downtown skyline was the Plaza, which opened at Orange Avenue and Church Street in 2006 and is now known as Chase Plaza. The smaller, seven-story GAI Building opened on the fringe of downtown in 2010. Ustler Development is underway on a four-story office building, which is fully pre-leased, on North Orange Avenue just north of Colonial Drive.
CNL and Highwoods say they are still working out details on the type of building and tenants they want to bring downtown.
However, Highwoods has proposed Capital Plaza Three, which would include 187,000 square feet, an outdoor piazza, and seven stories of office space atop seven decks of parking at 207 E. Pine St.

Several Southern Illinois counties will receive money as part of an $8.8 million dollar state investment in construction projects, Gov. Pat Quinn announced Friday.
The projects are part of the Illinois Jobs Now! construction program and will be managed by the Illinois Department of Transportation.
Alexander County will receive $1,242,495 for resurfacing pavement, aggregating shoulders, patching pavement, paint pavement marking and reflective pavement markers on Illinois 3, from Illinois 127 to west of the I-57 ramp.
Franklin County will receive $63,023 to repair the roofing systems at Wayne Fitzgerrell State Park and another $282,494 for patching in West Frankfort from Joiner Street to Ken Gray Boulevardand curb and gutter replacement at south and north-bound U.S. 57 rest areas.
Gallatin County will receive $612,845 for pavement and shoulder replacement on the westbound lane of Illinois 13 on either side of Illinois 1.
Rosiclare in Hardin County will receive $383,649 for milling and inlay surfacing, aggregating shoulders, pavement marking and reflective pavement markers.
Bridge decks at 60 locations in Jackson and Perry countieswill be sealed, with $104,534 being provided for the project.
A three-span bridge over Rayes Creek on Illinois 15 in Jefferson County will be funded for $669,386.
Four miles of U.S. 45 in Johnson County will receive patching, marking, resurfacing, and placing of reflective pavement markers. The project will cost $925,203.
Roofing systems at Mermet Lake State Fish and Wildlife Area in Massac County will be replaced for $87,596.

The owners of a sushi restaurant on Academy Road are cleaning up after a car crashed through their front window this afternoon.
At about noon, Sushi Kudaras owner, Kyung Jae Lee, had just finished cleaning some tables and made a visit to the washroom when she heard the crash. "Very scared, very surprised," she said of the scene when she emerged.
Witnesses said a woman was trying to park in front of the restaurant when her brakes failed and smashed through the cafs picture window.
The driver, believed to be in her 50s, was not injured.

They're years from bearing fruit, but 100 slender young pomegranate trees are doing something even more remarkable for the Bakersfield Country Club golf course.
They're helping it save water.
Now in its third year, the historic southwestern drought has threatened Central Valley farmers since it began.
Wells in east Porterville are running dry, and even cities like Bakersfield -- whose officials believe it has sufficient water rights and groundwater access to weather the crisis -- have called for conservation.
And the odds of a long-term, or "megadrought," shrouding the region for more than 30 years have increased to 20 to 50 percent, university officials at Cornell, the University of Arizona, and the U.S. Geological Survey said recently.
Faced with rising water and utility prices, many golf courses throughout the region are either reducing their water usage -- or doing a lot of thinking about it.
TURNING BACK THE CLOCK
It's likely no other sport is more threatened by a drought than golf, which has come to be played on thirsty grass in settings that rival the world's great parks.
Industry observers and course managers say the drought is prompting many course operators to reduce their play areas or pursue water-wise landscaping.
Others have turned back the clock to links-style golf -- redesigning venerable courses according to decades-old photographs, where neat greens, fairways and tees are punctuated by large areas of sand and rough, and trees are few.

The Dubai Mall in the Downtown area is the worlds largest shopping mall with more than 1,200 shops and 200 places to eat. It is also a great free day out for the family. Visit the souk and gaze at the gold and jewellery on display. Stroll through Fashion Avenue with its high-end designer shops.
Marvel at one of the largest aquariums in the world. On the other side of the mall are the Dubai Fountains, overlooked by the worlds tallest building, the Burj Khalifa. The fountains have several free shows every day but are best viewed in the evening to get the combined effect of light and water. Its a great day out for all. Stan Kirby, Kent

This wonderful museum in London has everything for a visitor to enjoy, with the bonus of free expert advice on its daily specialist tours. I learnt about the history of furniture and what happens to the metal cut-out for brass patterns; the travelling tastes of people on the Grand Tour; that The Laughing Cavalier is not in fact laughing; why George IV was made to look so trim by Thomas Lawrence; how finding the unique blue colour made the name of Svres and so on delightful. St Fagans Cardiff
Without doubt the best seven hours I have spent recently was at the St Fagans National History Museum in Cardiff. Being half Welsh, I spent childhood holidays in south Wales. St Fagans took me back to those idyllic days on my aunts farm, the whitewashed buildings, the small dark living rooms, the solid wooden tables and Welsh dressers, the lustreware pottery and the feel of a genuinely warm Welsh welcome. However, St Fagans is more than just a trip down memory lane. This is an interesting potted history of Welsh life from the Iron Age through to the Eighties that caters for all age groups. There are too many attractions to highlight, but the Celtic village, St Teilos Church, the Rhyd-y-Car terraced houses, the Workmens Institute, the Gwalia Stores and the lovely park and gardens of St Fagans Castle are a must, and all for free.
