MALL MAKEOVER Almost $5 million in renovations to Volusia Mall set to wrap up in October

    - September 2, 2014 by Mr HomeBuilder

The Volusia Mall in Daytona Beach is undergoing a multi-million-dollar renovation that will include a redesigned food court, new restrooms, new paint and flooring, new furniture and a new Garfield-themed childrens play area.

DAYTONA BEACH Almost $5 million in renovations to the Volusia Mall its first major face-lift in 18 years should be completed by Halloween, mall officials say.

Since beginning work in March, construction crews have passed several milestones in the $4.68 million project, such as renovating the malls public restrooms and installing new light fixtures in the food court, said Wayne Bohl, the malls general manager.

Workers are now turning their attention to the remaining tile and carpeting work, columns in the malls hallways, and redesigning the shopping centers food court and west entrances, Bohl said.

Were pleased with the way things are going, Bohl said. It is going very smoothly.

Building crews work after the mall closes at night. Roughly 80 workers are usually on site at one time, Bohl said.

At 1.1 million square feet, Volusia Mall is the Volusia-Flagler areas largest retail center. The mall at 1700 W. International Speedway Blvd. houses more than 120 stores and restaurants.

The project is the 40-year-old malls first major renovation since it added a food court in 1996. After the renovations are completed, the mall will have new flooring throughout the common areas, redesigned columns, revamped entrances, new light fixtures, repainted areas, new furniture and a new Garfield-themed childrens play area, among other amenities.

CBL & Associates Properties, the Chattanooga, Tennessee-based company that owns the mall, is paying for the renovation. CBL bought the mall for $119 million in 2004.

Eighteen companies,14 of which are from the Volusia-Flagler area, are working as subcontractors on the project, said David Haught, lead superintendent for EMJ Construction, the projects general contractor. The renovation work has required the services of more than 180 workers, and 119 of them are based in the Volusia-Flagler area, he said.

Fire that destroyed Exeter Township High School's sheds, football equipment suspicious, officials say

    - September 2, 2014 by Mr HomeBuilder

    EXETER TWP., Pa. -

It was a hard hit off the field for the Exeter Township High School football team after some of their equipment was damaged by fire, which, police said, was intentionally set.

Two sheds near the football field were reduced to ashes, and some vandalism was also found at the high school.

"For them to do this to us is just hard to believe," said Blair Eckel, a freshman at the high school.

Orange fencing outlined the destruction Monday. The fire showed no mercy as flames tore through the sheds, leaving behind a charred frame.

"It was really bright," said Drew Eckel, who first saw the smoke then the flames at Don Thomas Stadium. "It was a substantial fire and I looked down and saw stuff on the field too so they must have thrown stuff on the field."

Eckel graduated this past spring and feared his old team's track equipment was inside, but police said football gear and soccer supplies were torched in the fire.

"There was obviously some people with an agenda on their mind. It was real disappointing," said Joe Strauss, whose kid goes to the high school.

The fire drew an army of firefighters from multiple departments around 11:45 p.m. Saturday. They managed to put it out in minutes, but the damage was done.

Police said they also found vinyl advertising signs sliced and cut around the stadium.

At Unit 4 high schools, the 'C' stands for 'crowded'

Marching band uniforms are seen in basement storage as band Director Jennifer Currey exits the crowded area Aug. 19 at Champaign Central High School.

The overcrowding problems at Champaign Central and Centennial high schools have piled up over the years. Here's a small sample:

Central's band room: Room for 45. But 192? 'It's crazy.'

Built in 1956 as an addition to the school, Central's band room comfortably holds about 45 students. And that's without instruments, bands Director John Currey notes.

When it's just the choral students, he says, it's not bad. But bring in the whole orchestra, whose members require more space to move their upper torsos when they play their instruments, and things start to get tight. Add the wind students, and it's even snugger, he says.

And when you try to cram in the entire marching band 192 kids, plus instruments?

    "It's maddening," Currey says.

    Retail rebounds in Redwood City

    - September 2, 2014 by Mr HomeBuilder

A retail renaissance is under way in downtown Redwood City thanks to the one-two punch of an improved economy and a building boom.

New retail space is part of several major construction projects, including 10,000 square feet at 525 Middlefield Road, 5,075 square feet at 950 Middlefield Road and 2,800 square feet at 601 Main St.

Another sign of success: University Art reopened last month in an 11,000-square-foot building at 2550 El Camino Real. The family-owned business moved to Redwood City after being priced out of Palo Alto.

The trend is being welcomed in a city that just two years ago was pondering whether to allow property owners to lease scores of empty ground-floor storefronts to office tenants. Today, more than 1,600 new homes and 300,000 square feet of office space are in the construction pipeline. The influx of residents and workers will support new shops and restaurants, said Mayor Jeffrey Gee.

"The vision for downtown ... has a mix of uses, not just residential, but offices, retail, entertainment," Gee said during a phone interview Monday. "I've always said retail was going to come last."

The city's economic development division is marketing the city to businesses, telling them, "now is the time to get on board," Gee said.

Improving occupancy levels will bring both "vitality" and increased safety to the city center, Gee said.

"It brings eyes on the street," he said. "Those downtowns that focus on just the commercial -- when those workers go home, the downtown is empty."

To support and improve the surging downtown, property owners voted in July to tax themselves to pay for extra services such as increased sidewalk maintenance, landscaping, marketing and security.

While Redwood City-specific data was not immediately available, San Mateo County's shopping center vacancy rate is among the lowest in the Bay Area, according to a second quarter report published by Terranomics, the retail division of the commercial real estate firm Cassidy Turley.

LYFE Kitchen to open in downtown Boulder

    - September 2, 2014 by Mr HomeBuilder

Health-conscious restaurant to take space at 1600 Pearl St.

Three years after the first LYFE Kitchen restaurant opened in Palo Alto, California, the burgeoning health foods-focused chain is on a tear.

Officials for the cash-flushed LYFE Kitchen have cherry-picked prime locations for the "Love Your Food Everyday" company's eco-conscious mission and its under-600-calorie fare.

Following openings in the Chicago area and in Park Meadows mall in Denver, the chain is weeks away from opening a restaurant in downtown Boulder.

LYFE Kitchen plans to open its doors in the street-level westerly slice of 1600 Pearl St., a space formerly occupied by Caf Gondolier.

As such, it also will neighbor the booming Boulder Brands Inc., which this week announced plans to expand its headquarters throughout the 1600 Pearl building by leasing a 25,000-square-foot retail site that has sat vacant since 2007, when the now-defunct Borders Books & Music departed downtown for the Twenty Ninth Street mall.

LYFE Kitchen's Boulder restaurant, which is the chain's 10th location and will serve as a new competitor in the region's crowded fast-casual restaurant industry, has been more than three years in the making, officials said.

"Boulder was one of the sites we actually looked at in the very beginning," said Mike Donahue, co-founder and chief brand officer. "It came down to Palo Alto and Boulder. I think there was more available in Palo Alto (at the time)."

Both communities had demographics favorable to the concept, he said, noting their high-tech focus and health-minded residents.

The gears churning within LYFE Kitchen include a business team consisting of former McDonald's executives; a culinary crew that spans the likes of Art Smith, longtime personal chef to media magnate Oprah Winfrey, and vegan chef Tal Ronnen; and a group of celebrity "ambassadors" such as actress Jennifer Garner and football player Troy Polamalu.
