3D-printed castle heralds future of click-and-print architecture

    - September 1, 2014 by Mr HomeBuilder

Though 3D printing technology is still relatively new, it may become an important tool for architects and the construction industry, as highlighted by projects like the recent 3D-printing of 10 homes in a day. The latest example of this progress comes via US-based Andrey Rudenko, who has created a small concrete "castle" structure in his backyard using a large 3D printer he built himself. Next up, he's making a house.

The 3D-printed castle is 2 years in the making, and began with Rudenko first fabricating a small 3D printer which printed using plastic. It took some time before he scaled-up to a much larger unit that could print in concrete reliably, but once Rudenko had solved issues like clogging, he was good to go.

"In short, the printer is a 3D concrete-extruding machine which pushes/extrudes and layers concrete in very fine, high-quality layers of almost any size and configuration," explains Rudenko. "The machine is controlled by computer using the Arduino Mega 2560 micro-controller board; it prints directly from CAD files using a chain of software tools to control printing."

The castle took a total of 2 months to print from start to finish. The 3D printer pushed out strips of 10 x 30 mm (0.4 x 1.1 in) concrete, which were then layered atop each other. However, with a printing rate of 50 cm (19.6 in) per 8 hours, it could have been built much quicker had Rudenko not taken his time tweaking the printer's settings, testing its abilities, and ensuring that the quality was good.

The main body of the castle, which measures 3 x 5m(10 x 16 ft) and3.5m(12 ft) high, was printed as one unit, while the turrets were then printed separately.

Rudenko's next project is to create a 3D-printed two-story home, which he told us he plans on printing in one piece, including the fireplace, kitchen island, and foundation for the staircase, plus columns, interior walls, and more.

"The next project is a realfull-scalehouse.The size of the house will be defined with architects, but the printer should be able to print 10 x 20 m (32 x 65 ft), or more if the rails areextended," explains Rudenko. "I presume that with the railsextended, I could print up to 50-100 m (164 - 328 ft) long, but I have to experiment to prove it. The first house is going to be an experimental house.

"Hopefully, architects will come up with the some unique design for the house. The printer gives high quality layers that enhance the look of any building, so I am sure people will like it. The main issue is to get a permit for non-traditional method of construction. Ideally, Id like to team with architects who take care of the construction projects essentials, general contractor and projects sponsor. Then, my focus will be on delivering high quality 3D printing of the houses walls.

"The more important advances of this technology lie in its architectural possibilities and energy-efficiency. Architects have waited many years for this technology, and now that it's here, this opens up a whole window of possibilities; soon, we will see new kinds of architecture used to construct new structures."

More retail space is slated for Coweta

    - September 1, 2014 by Mr HomeBuilder

Approval for a 163,000 sq. ft. retail and office center at Poplar Road and Newnan Bypass East received unanimous approval Aug.19 from the Coweta County Commission.

Located primarily on the east side of the bypass, the majority of the 79.38 acres is situated immediately south of Poplar Road, north of Turkey Creek Road and adjacent to Interstate 85. Divided into two rezoning requests, Big Poplar LLC asked that the larger tract totaling 74.66 acres be rezoned from RC (rural conservation) to C-7 (major shopping center) and the 4.72-acre tract on the west side of the bypass be rezoned from RC to C-6 (minor shopping center).

The conceptual site plan for the project shows the larger tract on the east side of the bypass with 140,900 sq. ft of retail and office space while the smaller tract west of the bypass would include 22,000 sq. ft of retail. A portion of the 74.66-acre tract would front Poplar Road. In total, the large tract would include 21 lots, according to the concept plan. Of those, 14 would have buildings totaling 3,350 sq. ft, three would have buildings of 4,200-4,400 sq. ft., one lot for a gas station would total 6,000 sq. ft, two of the lots would serve buildings of 22,000 sq. ft. while the remaining lot of 31,000 sq. ft. would be a potential hotel site.

County planning staff recommended approval of the project request with a number of conditions. While there was no timetable discussed in terms of initial construction, the volume of traffic in the area is expected to continue to increase once the interchange is constructed at Poplar Road and I-85.

The project is progressing and it is expected that construction will begin sometime in 2016. A short distance to the north of the Big Poplar site, at the bypass and Lower Fayetteville Road, is the location of a future 250,000 sq. ft. medical office campus recently approved by the Newnan City Council. Immediately to the south of Turkey Creek Road, construction is beginning to extend the bypass to Ga. Highway 16 and U.S. Highway 29.

The project will have bypass extended from Turkey Creek Road a distance of approximately 1.7 miles down to Hwy.16 where it will intersect just west of East Gordon Road. The entire span of the roadway will include four lanes and a median.

The intersection with Hwy. 16 will involve widening the roadway to four lanes beginning just west of the 1-85 overpass and extending it approximately one-half mile to Hwy. 29. That section of roadway will also be widened to accommodate four lanes and a median. Until warranted by the Ga. Dept. of Transportation, the intersection of the bypass at Hwy. 16 will utilize a stop sign. The project will see a major reconfiguration of the intersection of Hwy. 16 and Hwy. 29.

A traffic light will be installed at the intersection along with left-turn and right-turn lanes. The bypass will extend straight across Hwy. 29 and will take a 90-degree right turn behind existing businesses. The new road will extend a short distance and will be connected to the existing Pine Road. The current intersection of Pine Road and Hwy. 29 will be removed. T

he section on Hwy. 29 between Hwy. 16 and the traffic signal on the north side of I-85 will undergo a similar transformation and will feature four lanes divided by a median. The large transportation project is expected to be completed in June 2016.

Century Properties to diversify into commercial leasing

Artists rendition of Acqua Private Residences

MANILA, PhilippinesPublicly traded Century Properties will diversify into commercial leasing. This was the strategy the company will pursue as announced by its chairman and founder Jose E.B. Antonio during its recent annual stockholders meeting.

Century Properties is eyeing to develop more than 150,000 square meters to comprise its leasing portfolio that is expected to generate P1 billion of revenues when this is completed in 2019.

The company is now evolving from being a top residential developer in Metro Manila to a leading well diversified real estate developer with significant recurring and predictable revenue streams, Antonio said.

In the next several years, the 28-year-old property firm will turn over buildings from its portfolio of luxury, middle-income and affordable residential condominiums, as well as retail and medical office developments.

Century Properties chief operating officer Marco R. Antonio said: The next years will be very busy for the company as we see through the completion of our projects. More importantly, this period will be a joyous occasion for unit owners who are looking forward to the projects completion and turnover.

From 2012 to 2019, Century Properties is scheduled to deliver 31 buildings. It was in 2012 that Century started operating as a public company. Prior to this, the company has already completed 25 condominiums totaling 873,127 square meters with 8,777 units.

Of the 31 buildings, Century has already completed six. These are Gramercy Residences, Knightsbridge Residences, Azure Urban Resort Residences towers 1 to 3 and Century City Mall. Located at Century City, Gramercy has 73 floors above ground and with a total height of 250 meters from ground to architectural top. Knightsbridge is a 64-story tower that pays homage to the carefree and fun-loving spirit of Cool Britannia. Delivered in 2013, it is the second condominium to open in Century City.

The 31 buildings are not all residential but will include retail, office and medical office since Century recently announced plans to develop assets that will bring recurring income revenues to the company.

In March the company started this series of projects completion as it launched the Century City Mall, Makatis newest mall in nearly 10 years. The 50,000-square-meter, five-level lifestyle center is the first of the companys string of retail centers as it is looking into expanding this new portfolio in other master-planned developments.

Prime Minister Shinzo Abe plans to appoint veteran Lower House member Toshihiro Nikai as chairman of the LDPs General Council, the partys top decision-making body, administration sources said Monday.

Abe is also making arrangements to keep Hakubun Shimomura as education minister and give a ministerial post to LDP Lower House member Yuko Obuchi, 40, the daughter of late former Prime Minister Keizo Obuchi, when he reshuffles his Cabinet and LDP executive lineup Wednesday.

Abe has been working on the lineup, including a replacement for LDP Secretary-General Shigeru Ishiba in his first Cabinet reshuffle since returning to power in December 2012.

Ishiba will likely get a ministerial post after an unusually public tussle with the prime minister.

On Friday, Ishiba indicated he will accept whatever position he is offered after declining to take up a planned new Cabinet post in charge of national security legislation, purportedly due to his differences with Abe over security policy.

In addition to the security legislation portfolio, Abe plans to create a new post for revitalizing regional economies.

We would like to step up our work on the development of regional economies, and it is also important to develop national security legislation, Abe said Monday, referring to the two new posts.

But Abe did not mention names, and changes in the LDP lineup are not expected to be finalized until Wednesday.

Nikai, who currently chairs the Lower House Budget Committee, served as chairman of the LDPs General Council between 2007 and 2008 under Abe. The 75-year-old Nikai has also headed the transport and trade ministries.

Obuchi, popular with voters, became the youngest postwar minister at the age of 34 when she was appointed state minister in charge of the declining birthrate in September 2008. She held that position until September 2009 under Prime Minister Taro Aso.

Get Carter carpark replacement Trinity Square up for 'ugliest building' award

    - September 1, 2014 by Mr HomeBuilder

The building that replaced the controversial Get Carter carpark in Gateshead has been shortlisted for a design award - as one of the years ugliest buildings.

Trinity Square, in Gateshead, is among six sites hoping to avoid picking up the Carbuncle Cup, the unofficial ugly sister to the Royal Institute of British Architects Stirling Prize, which is awarded to the best new building.

The building replaced the iconic but unloved carpark which towered over Gateshead for decades starring notoriously in the Michael Caine classic Get Carter in 1971.

The car park was finally torn down in 2010.

The nomination has not proved popular with Gateshead town leaders,

Councillor Mary Foy, Gateshead Councils cabinet member for the economy, said: Buildings are a matter of personal taste, when they built the Sage a lot of people said that was ugly but I think its beautiful.

Im shocked that Trinity Square has been voted for one of the ugliest buildings.

The student accommodation is fabulous and theres already 800 students moved in, and the town centre where the halo is is a lovely meeting place.

Respected architect Jonathan Meades gave stinging criticism of the shopping centre earlier this year in a documentary shown on BBC Four.

During Bunkers, Brutalism, Bloodymindedness: Concrete Poetry, he said demolishing unloved buildings which were stark and unforgiving in appearance, such as the Trinity Square carpark, had been a quick fix for councils.
