    Architects deliberate issues afflicting city

    SHILLONG: The Meghalaya Architects Forum (MAF) organized an exhibition cum seminar on the theme SHILLONG NEXT 2014 on Friday on the premises of the Arts and Culture Hall of the State Central Library. Barijuban Kharwanlang, president of MAF, opened the seminar and exhibition of works by member architects of Meghalaya. Kharwanlang said it was a privilege for the MAF to play the role of a catalyst in creating a public platform to discuss urban related issues concerning the future of Shillong in the form of a panel discussion towards the future directions of the New Shillong Township and Wah Umkhrah. Personalities like Toki Blah, Naba Bhattacharjee, A.H. Scott Lyngdoh, Sumarbin Umdor, Michael Syiem, Bantehsong Blah and representatives from the MeECL and the MAF took part in the panel discussions on the topics New Shillong Township What Next and Wah Umkhrah What Next, where issues related to the problems and possible solutions involving these two entities were discussed. The panelists also wanted to know whether there was a master plan for the New Shillong Township and whether land has been zoned as per the master plan or randomly distributed to various institutions. Issues of land ownership, necessary permissions to change agricultural land to commercial land, infrastructure development and the road connection from New Shillong Township to Shillong were also taken up for discussion. The panel discussion on Wah Umkhrah attracted a lot of response from the audience who questioned issues of ownership of the river, the need to segregate the pollutants from the river and redevelopment of the river front as recreational facilities for the public. According to the participants, it was unfortunate that there were no representatives from the State Government at the panel discussions. Among others who also spoke on the discussion was Angela Rangad who spoke on the urban problems of present Shillong and Aiban S. Mawkhroh who presented a slide show on the meaning of Khasi traditional house forms. The other highlight of the event was an art installation by members of the MAF.

    Boddewyn Gaynor Architects Designs Upgrades Brooklyn's Whale Building

    Boddewyn Gaynor Architects, D.P.C., is renovating a 400,000-plus-square-foot former industrial building on the waterfront in Brooklyns Sunset Park.

    The property, known as the Brooklyn Whale Building, is a seven-floor, full-block structure being repositioned for commercial tenants in fields such as media, technology and creative arts.

    Given the growing vitality of the Brooklyn waterfront and its huge importance in New York Citys economy, this property is among the Sunset Park communitys most significant assets, said Michele Boddewyn, president of the architectural firm.

    The upgrades the firm has designed include canopies that highlight the main entrance and two secondary entrances along the buildings 600-foot faade; a new lobby with concierge desk, newsstand, and sweet shop, and restroom facilities for visitors; energy-efficient replacement windows; and infrastructure improvements to support the new tenancy. The architects also are studying possible reorientation of truck loading docks to facilitate better ADA access and vehicular flow, and they are reviewing proposed tenant improvements for code compliance.

    River Drive Construction breaks ground on Phase II of Riverwalk

    River Drive Construction, a leading New Jersey construction company based in Elmwood Park has announced that it has broken ground on the second phase of Riverwalk, Elmwood Park's first luxury multifamily rental community. Wells Fargo financed the project, which will cost $8.5 million.

    The second phase of Riverwalk, which is expected to be complete by the end of the year, will entail the construction of 51 apartments and 17,000 square feet of ground-floor retail space. Construction of phase one included 107 apartments, and was completed in the summer of 2012.

    A new flair of Mexican food is coming to south Tampa. The chain Bartaco will be opening its first Florida location in Hyde Park Village.

    The opening date has yet to be announced, but construction will begin this fall.

    The trendy taqueria will be located in the large empty retail space where the Cactus Club was once located on W. Snow Avenue, just south of Lululemon. The restaurant is described as upscale street food with a coastal vibe, in a relaxed environment with a spacious dining room and unique artwork. The food is a mix of traditional Mexican dishes with a unique twist of spicy flavors from Asian and Mediterranean cuisine.

    In addition, the American sportswear company J McLaughlin will also call the neighborhood home this fall. It will open at the corner boutique space between Wine Exchange and Piquant in late September.

    The Boston-based company WS Development announced the big changes today, nearly a year after acquiring Hyde Park Village. Once a booming neighborhood filled with restaurants and retail space, the neighborhood took a big hit during the recession, with many businesses leaving the area due to high lease costs under the previous management.

    If you walk through the village today, you will still notice large spaces of prime retail real estate still sitting empty.

    The new management company promises to change that, saying this latest announcement is just the beginning of many more changes to come to the village this fall. They expect to announce several other deals before the end of the year.

    Public hearing set for West Chester luxury apartment development

    WEST CHESTER TWP.

    A public hearing will be held Tuesday to consider zoning changes requested by a developer proposing to build luxury apartments, as well as retail and office space off Union Centre Boulevard.

    Earlier in 2014, Indiana developer Anderson Birkla Investment Partners LLC submitted plans calling for more than 250 multi-family units, 100,000-square-feet of office space, 20,000-square-feet of retail space and a 406-space parking garage in West Chester Twp. near the intersection of Union Center Boulevard and Centre Pointe Drive.

    The project has had several working names, including The Square and iLoft at West Chester.

    However, soon after plans were submitted, they were tabled to make changes. Among the reasons to table the plans were concerns about adequate parking spaces, according to zoning records.

    Since then, revised plans were submitted in July to the township, also according to zoning records. Scaled-back updates reduced the amount of apartment units from 257 to 247; and reduced office space from 100,000-square-feet to 81,600-square-feet. However, the number parking spaces in an outside private lot was boosted from 85 to 160.

    Trustees are scheduled to hold a public hearing at 7 p.m. next Tuesday on the zone change application. Its to be held at the township building, at 9113 Cincinnati-Dayton Road.

    The project described as resort-style living would sit on 8.2 acres covering two properties, one zoned for business use and one zoned for commercial planned unit development use.

    If trustees approve the zoning changes, it would allow for the combination of residential and business development where now only commercial development is allowed, said Barb Wilson, township spokeswoman.

    Butler County Planning Commission recommended approval of the rezoning on June 10 and West Chester Zoning Commission recommended approval of the rezoning July 21.

    Apogee Q2 to Benefit from Tax Credit & Architectural Market – Analyst Blog

    Shares of Apogee Enterprises, Inc. ( APOG ) went up 0.34% after the company announced that its second-quarter fiscal 2015 (ended Aug 30) results will benefit from a tax credit of approximately $6 million (20 cents per share). The benefit under Section 48C of the Internal Revenue Code is related to the successful startup and commercial production of coatings on Apogee's new $30 million architectural glass coater earlier this month.

    The tax credit was started in 2010 by the IRS in cooperation with the Department of Energy as part of the American Reinvestment and Recovery Act and as an incentive for energy-efficiency investments throughout the United States. Apogee's new coater will produce coating products with higher levels of energy efficiency for commercial buildings.

    Apogee invested in the new state-of-the-art coater with an aim to reap dividends as it is expected provide a competitive edge to the company when architectural markets improve. The coater will enable Apogee's architectural glass business to cater to the needs of advanced energy-efficient and aesthetic coatings for landmark buildings around the world.

    In the second quarter, Apogee is witnessing significantly strong growth in its architectural market than previously expected. As customer lead times are extending across the industry triggered by a sustained growth trend for commercial construction, the company is incurring higher costs in the quarter as it ramps up to meet immediate customer demand. Apogee is also evaluating options to enhance architectural glass capacity in the near term.

    Given the current market strength, Apogee expects strong backlog growth and is maintaining its full-year guidance. For fiscal 2015, Apogee expects revenue growth in the range of 15% to 20% and earnings in the range of $1.40 to $1.50 per share. Apogee now expects a 20 cents per share tax credit impact.

    The company is slated to release its second-quarter results after the market closes on Sep 16. The Zacks Consensus Estimate for the quarter is at 27 cents, reflecting a 28.6% year-over-year growth, and for fiscal 2015 is at $1.45, a 52.6% annual growth.

    Apogee will benefit from its strategy of international growth and new product introductions. Apogee's strong backlog bodes well for its future performance. Moreover, the company intends to add new capacities and fund acquisitions. Focus on operational improvements, expansion into new geographies and markets as well as product launches will drive Apogee's revenue growth going forward.
