A public hearing will be held Tuesday to consider zoning changes requested by a developer proposing to build luxury apartments, as well as retail and office space off Union Centre Boulevard.

Earlier in 2014, Indiana developer Anderson Birkla Investment Partners LLC submitted plans calling for more than 250 multi-family units, 100,000-square-feet of office space, 20,000-square-feet of retail space and a 406-space parking garage in West Chester Twp. near the intersection of Union Center Boulevard and Centre Pointe Drive.

The project has had several working names, including The Square and iLoft at West Chester.

However, soon after plans were submitted, they were tabled to make changes. Among the reasons to table the plans were concerns about adequate parking spaces, according to zoning records.

Since then, revised plans were submitted in July to the township, also according to zoning records. Scaled-back updates reduced the amount of apartment units from 257 to 247; and reduced office space from 100,000-square-feet to 81,600-square-feet. However, the number parking spaces in an outside private lot was boosted from 85 to 160.

Trustees are scheduled to hold a public hearing at 7 p.m. next Tuesday on the zone change application. Its to be held at the township building, at 9113 Cincinnati-Dayton Road.

The project described as resort-style living would sit on 8.2 acres covering two properties, one zoned for business use and one zoned for commercial planned unit development use.

If trustees approve the zoning changes, it would allow for the combination of residential and business development where now only commercial development is allowed, said Barb Wilson, township spokeswoman.

Butler County Planning Commission recommended approval of the rezoning on June 10 and West Chester Zoning Commission recommended approval of the rezoning July 21.

Shares of Apogee Enterprises, Inc. ( APOG ) went up 0.34% after the company announced that its second-quarter fiscal 2015 (ended Aug 30) results will benefit from a tax credit of approximately $6 million (20 cents per share). The benefit under Section 48C of the Internal Revenue Code is related to the successful startup and commercial production of coatings on Apogee's new $30 million architectural glass coater earlier this month.

The tax credit was started in 2010 by the IRS in cooperation with the Department of Energy as part of the American Reinvestment and Recovery Act and as an incentive for energy-efficiency investments throughout the United States. Apogee's new coater will produce coating products with higher levels of energy efficiency for commercial buildings.

Apogee invested in the new state-of-the-art coater with an aim to reap dividends as it is expected provide a competitive edge to the company when architectural markets improve. The coater will enable Apogee's architectural glass business to cater to the needs of advanced energy-efficient and aesthetic coatings for landmark buildings around the world.

In the second quarter, Apogee is witnessing significantly strong growth in its architectural market than previously expected. As customer lead times are extending across the industry triggered by a sustained growth trend for commercial construction, the company is incurring higher costs in the quarter as it ramps up to meet immediate customer demand. Apogee is also evaluating options to enhance architectural glass capacity in the near term.

Given the current market strength, Apogee expects strong backlog growth and is maintaining its full-year guidance. For fiscal 2015, Apogee expects revenue growth in the range of 15% to 20% and earnings in the range of $1.40 to $1.50 per share. Apogee now expects a 20 cents per share tax credit impact.

The company is slated to release its second-quarter results after the market closes on Sep 16. The Zacks Consensus Estimate for the quarter is at 27 cents, reflecting a 28.6% year-over-year growth, and for fiscal 2015 is at $1.45, a 52.6% annual growth.

Apogee will benefit from its strategy of international growth and new product introductions. Apogee's strong backlog bodes well for its future performance. Moreover, the company intends to add new capacities and fund acquisitions. Focus on operational improvements, expansion into new geographies and markets as well as product launches will drive Apogee's revenue growth going forward.

MIFA: Reorganisation has reached the home straight

Sangerhausen, 22 August 2014 - As communicated in its ad hoc announcement published today, MIFA Mitteldeutsche Fahrradwerke AG (WKN share: A0B95Y / ISIN share: DE000A0B95Y8, "MIFA") has today taken an important step towards its financial reorganisation. MIFA, One Square Advisory Services GmbH, the Joint Representative of the holders of the 2013/18 bond (WKN bond: A1X25B / ISIN bond: DE000A1X25B5, "MIFA bond"), and OPM Global B.V., a subsidiary of Indian bicycle manufacturer Hero Cycles Ltd. ("HERO"), have today signed a basic agreement relating to the financial reorganisation.

Pursuant to this basic agreement, and as communicated in today's ad hoc announcement, further steps are to be taken for the financial restructuring of the MIFA bond and measures relating to MIFA's equity. Following a reduction of the share capital in a 1:100 ratio ("capital write-down"), a so-called debt for equity swap is to be implemented, entailing adding EUR 15 million of the total nominal amount of the MIFA bond to MIFA's equity.

Dr. Stefan Weniger, Chief Recovery Officer (CRO) at MIFA, regards the basic agreement as a decisive step towards the company's further restoration to financial health: "Following intensive and constructive negotiations, the agreement that has been reached today sends more than a positive signal for all involved. In particular, the reorganisation structure that has now been agreed shows how determined the negotiating partners have been to find a solution which is compatible for all sides, and which forms the basis for MIFA's long-term future. We have now found such a solution. Thus, the reorganisation of MIFA has reached the home straight."

Following the debt for equity swap, MIFA is to receive additional equity of at least EUR 15 million in the form of cash capital increases that are to be mainly subscribed for and underwritten by OPM Global B.V., a subsidiary of HERO. "The considerable strengthening of MIFA's equity base also sends an important signal to our employees and business partners. With HERO, we have gained a strategic investor that believes in MIFA's future, and is also prepared to make a major financial investment in ensuring that our company returns to full health. We are optimistic that, with HERO's investment, not only have we placed an important building block for our financial reorganisation, but we have also found a valuable partner for the future structuring of our operating business," is how Hans-Peter Barth, CEO of MIFA, expressed his pleasure at the agreement that has been reached.

Gayle Plessner and her husband love their dogs, but the sound of the rain on the roof of their California home made them lament winter, the season of muddied paws, in 2012.

"I remember thinking that it would be great if we had a mud room for the dogs," Plessner said.

So when the couple decided in April 2013 to remodel their six-bedroom contemporary home in the Westlake Village planned community on Los Angeles' outskirts, Plessner turned a 10-by-12-foot room off the laundry room into a pet zone, adding a water-resistant polka-dot floor and a separate dog door with access to the backyard for Lucy, a 2-year-old golden retriever; Hermione, a 5-year-old pug; and Snoop, a 6-year-old Chihuahua mix.

Plessner was going to eliminate the bathtub in the bathroom adjoining the dogs' room but instead removed the glass shower doors and made the tub more accessible for bathing them.

Designers say more dog owners are considering their pets' needs when building or remodeling their homes: asking for pooch-friendly spaces, ordering specialized cabinets for pet bowls and food, and adding canine-only showers and tubs.

"Pets and children are very important to our homeowners. So whether it's dogs or cats or gerbils or fish, we need to include them in the design process," Los Angeles architect Tim Barber said.

Marc Bekoff, author of "Why Dogs Hump and Bees Get Depressed," said pets want to feel at peace and safe.

"Animals are smart and emotional, and people are now factoring that into a lot of things. And a place in the house where a dog can get away from it all is really important," he said.

Whether with people or their environment, dogs also crave contact.

"They love the feeling of their back or their butt against a wall or a corner," Bekoff said.
