    Remodel, or move? Or both?

    Q: Our ranch-style house is in a great location with amazing schools, but the kitchen is horrible and there is no master suite - just three bedrooms and a bath and a half. Our yard is pretty big, but I don't know if it would be cheaper to expand into the yard, build a second story, or simply look for a house that would better suit our growing family. Should we remodel or move, or would we have to do all this to even sell it?

    - StaceyA: I get asked similar questions a lot. In fact, it's such a common question, it inspired the popular HGTV show Love It or List It. Many people think they need to remodel to sell a house. Some enjoy the finished house so much they end up staying.

    Dreaming of a nicer house is typical for most people. Remodeled or new, first decide what your needs actually are, and then decide what would be the most effective, budget-conscious, and desirable way to meet those needs. It might even be worthwhile to hire an architect or designer for a few hours to help you brainstorm.

    I usually recommend going easy on remodeling projects or additions simply to sell a house. Stick mostly to cosmetic issues. The new owners can put their own stamp on a house, and the seller saves money and time. If you've ever seen a house for sale with a new kitchen or bath with a quality you don't like, you understand.

    But if you're planning on staying for more than five to seven years, remodeling might be best, even if it's not the least expensive option, especially if you like your location and the schools are good.

    Think about your budget, your lifestyle, and the changes you would make. Just like in the HGTV show, your dream house might be hidden under your own feet. Good luck, and let me know how it goes.

    We desperately need a win: Als Brink

    WINNIPEG Were still not certain whether Alex Brink can play quarterback lets be frank about this matter. But then again, were not certain the Alouettes can score offensive touchdowns in great multitudes either.

    What were coming to understand about Brink, however, is hes smart and savvy. He understands who butters his bread. And so on Wednesday, the Als final night in Regina, Brink organized a team dinner for the receivers and running-backs and made sure he picked up the tab for the food, sans alcohol.

    The magnanimous gesture Brink refused to disclose the bills amount isnt always easy on a Canadian Football League players salary, even one who plays quarterback, but likely ensured his teammates will walk on hot coals for him.

    It was an opportunity to bond, an opportunity for me to get the skilled guys together, Brink disclosed. Weve reached a very important point in the season.

    Brink gets his second consecutive start for the Als Friday night (8:30 p.m., TSN, RDS, TSN Radio-690) against the Winnipeg Blue Bombers at Investors Group Field. Montreal, at 1-6, has lost five straight games held to one offensive touchdown in the last four, that coming with 30 seconds remaining against Edmonton.

    That Brink, 29, spent three seasons with the Bombers, from 2010-12, will undoubtedly prove to be a tantalizing footnote to any story. But Winnipeg was largely terribly during that span at least for two of those years and Brink played sparingly behind Buck Pierce. Besides, the guy who drove the franchise into the ground, general manager Joe Mack, is now long gone.

    Theres no animosity. This isnt a revenge game, said Brink, who started seven games for Winnipeg and actually has a pair of 300-yard passing games on his resum. Coincidentally, both came against Montreal when the Als were actually good.

    We desperately need a win. Thats all that matters, Brink said. Its rare in this business that you get a second opportunity. I feel like I have that. I know my coaches and teammates have confidence in me.

    In this business, a chance can be fleeting, Brink continued, commenting on his Bombers years. Whether thats a handful of snaps, a handful of games, you have to take advantage of your opportunities. The situation I was in wasnt ideal. We were going through a time of transition for this organization. As the quarterback, sometimes those things make it tough.

    Yeah, Brink was talking about Winnipeg, but those thoughts could be juxtaposed into what he has inherited with the Als, a team still seeking solutions following the retirement of Anthony Calvillo.

    Maple Avenue office project getting makeover as neighborhood revamps

    The transformation along Dallas Maple Avenue will soon include another building overhaul.

    Owners of the Oak Lawn Plaza office building at Maple and Oak Lawn avenues are going to spend almost $4 million rebuilding the property.

    The office high-rise is across the street from the landmark Old Parkland campus, where Crow Holdings has spent millions in redevelopment and construction. And the surrounding neighborhood is seeing a building boom with new apartments and townhouses.

    We think the timing is perfect for our renovation, said Belinda Dabliz, vice president of leasing for building owner Gaedeke Group LLC. There are a lot of positive changes happening in that area, and its time for us to update our property.

    Built in 1983, the eight-story, 130,000-square-foot building has been owned by Gaedeke Group since 1998.

    Tenants in the building include The Dallas Observer, B2B Web Ventures LLC, HG Deposition and Litigation Services.

    The building, which is more than 70 percent leased, is known for its giant bottle-brush metal sculpture out front. The owners decided to trade in the 1980s look for something more contemporary.

    The lobby will be gutted, rebuilt and significantly expanded.

    Now its all dark granite and gray, Dabliz said. Its going to be white and bright and crisp.

    Gaedeke Group plans to begin work on the project in October and complete it in mid-2015.

    The term of the lease commences on the completion date, which is targeted to be Oct. 15, 2015. The initial term of the lease is for seven years.

    Beginning on the Commencement Date, minimum annual rental payments will be $23.50 per square foot.

    Duke Realty Corp.s Indianapolis office has been selected as the general contractor.

    Construction of Maplehurst Bakeries new facility will begin this month with delivery slated for late March 2015. The building will include a 50,000-square-foot freezer/cold dock area, office and warehouse/production space and 32' clear height.

    Bryan Poynter with Cassidy Turley represented Maplehurst Bakeries. Duke Realty was represented by Rich Prestholt and Blaine Paul and Kate Ems.

    The flex buildings are located within the Sunnyvale Business Park, a nine-building office park owned by Principal Real Estate Investors that totals approximately 600,000 square feet.

    The recent deal follows Wal-Mart's 182,265-square-foot lease of two other buildings in the same park, 600 and 860 W. California Ave.

    Dist. 877 School Board determines bond election needed

    At a recent special board meeting, the Buffalo-Hanover-Montrose (BHM) School Board announced their decision to place a bond question on the Nov. 4 general election ballot.

    This decision came after months and months of research and discussions with staff and district administrators.

    The proposed $33 million bond has a variety of projects that touch every school in the district. The number one project in the bond is the improvements to safety and security in the schools. Discovery, Hanover and Tatanka Elementary Schools would have the entryway to the school remodeled. Parents and the public who visit the school would have to enter through the office and check-in before making their way to any part of the building. Buildings around the district would also see additions and improvements to indoor and outdoor security cameras. Schools such as the high school and Northwinds Elementary would also see improvements made to their school intercom systems.

    The demand for technology is greater and greater each year. More computers are needed and upgrades need to be made. Infrastructure, servers, switches, and routers are beginning to show their age as more and more devices are accessing the system since students are being encouraged to bring their own devices to school. Funds for technology would help make necessary upgrades and replacements district-wide while keeping up with the pace of technology.

    Another major project within the bond funding is deferred maintenance. Deferred maintenance is composed of projects that are postponed by the district because the appropriate funding is not available. Over the years, these projects add up and eventually need to be addressed. Some of the deferred maintenance projects district-wide include roof replacements (seven out of nine schools); HVAC (heating ventilation and air conditioning) upgrades; parking lot and sidewalk repairs and replacements; floor, window and door upgrades; outdoor equipment replacement; and mechanical system upgrades.

    There are also needs for some building capacity upgrades. Buffalo High School (BHS) is in need of more classroom and physical education space. One large classroom at BHS has been identified that could be remodeled into multiple classrooms. Space would be added on the northeast corner of the Performing Arts Center that would serve as a multi-purpose fine arts classroom. The high school would also see an addition of gymnasium space on the north end of the school by the current gymnasium and activity center. Tatanka Elementary is also in need of additional classroom space. They would see four additional classroom spaces, music space, restrooms, storage and a gymnasium added onto the north end of the school.

    Annually, activity venues get a few tweaks here and there, but any major improvements are delayed due to high costs and budget constraints. The pool, located at the middle school, is in need of a new water filtration system, HVAC improvements, family locker rooms, updates to the existing locker rooms (flooring, shower tile, fixtures and lockers), and storage. An addition to the outside of the pool area (southwest corner of the middle school) would provide better public access to the pool area.

    Other activity site and facility upgrades at BHS would include adding a track and two multi-purpose playing fields (one field would be a synthetic playing field and the other would be sand-peat), relocating three softball fields to the west end of the school (currently a practice field), making improvements to two baseball fields, and grading and improving irrigation to all the field spaces at the high school and also the fields located at the middle school. The addition and improvements of these spaces would help alleviate the current overcrowded, overused fields at both schools.

    Supt. Thielman says that the district is taking its direction on these district-wide improvements from the community. This past winter, we contracted the Morris Leatherman Company to conduct a community-wide survey, comments Thielman. Their results revealed that the community was very positive in their responses in regards to supporting facility and technology upgrades through a bond referendum. Over the last several months, the board has been doing their homework and researching, in great detail, the needs of the district. They believe this is the right time to put the decision in front of the voters.

    The $33 million bond for facilities and technology would have an estimated tax impact of about $88 per year on a $200,000 home (thats just over $7 per month). If approved, the funding would be spent over a period of about five years.
