    Murfey Construction to build apartments in Hillcrest and Famosa Townhomes in Point Loma areas of San Diego

    Murfey Construction is ready to break ground in September 2014 for a five-story apartment building that will house 36 luxury apartments on the corner of Washington Street and Eighth Avenue in Hillcrest. They are our main focus now, said sales manager Jesse Lyons.

    The one- and two-bedroom units will range in size from 760- to 1200-square-feet.

    Amenities will be similar to other Murfey Construction projects, including solar panels on the roof top deck complete with a BBQ, that serves as a common area for residents to entertain and socialize, Lyons said.

    Energy-efficient stainless steel appliances and energy-efficient green heating and air conditioning are also a given with Murfey Construction. The company thinks green for the environment and builds green to continue protecting it while serving its tenants with cutting edge, state-of-art technology, Lyons said.

    Other amenities will include European-style wooden cabinets, hard surface quartz counters in two color schemes, a washer and dryer in each unit, and refrigerator, range, dishwasher, microwave and tankless water heaters.

    Everything will be pre-wired for cable and Internet and there will be wall-mounted connections for flat panel TVs and LED lighting, Lyons said. There will be some nice panoramic views toward the ocean a fitness center may be included.

    Units in Murfeys Famosa project at Voltaire Street and Catalina Boulevard in Point Loma (nine contemporary, 3-bedroom, 3.5-bath townhomes with 2-car garages) are now for sale. A few of the 1,400-1,500 square foot townhomes include a rooftop deck. The multi-use project will have street-level retail spaces.

    Investigation into Apollo Way fire continues; damage now estimated at $10M

    As the investigation continues into a massive fire that destroyed a Far East Side apartment building project earlier this month, authorities said Monday the blaze may have caused more than $10 million in damage.

    No one was injured in the Aug. 8 fire, which leveled the four-story, 105-unit apartment complex under construction on the 500 block of Apollo Way.

    The fire sent up smoke that could be seen around the Madison area, and generated intense heat, threatening nearby homes.

    Because of the fires size, local authorities called in investigative help from the federal Bureau of Alcohol, Tobacco, Firearms and Explosives National Response Team.

    Federal and local authorities have interviewed 105 people since then, officials said at a press conference Monday.

    Investigators are still looking into how the fire started and have a few hypotheses, Madison Fire Department Chief Steve Davis said.

    Dan Heenan, an ATF special agent with the National Response Team, said some possible causes have been ruled out, including an electrical or natural gas source, since the building was not yet hooked up to those utilities.

    They have not yet ruled out arson, Heenan said.

    Authorities initially said the fire caused $3.5 million to $5 million in damage, but Heenan said Monday that an insurer estimated that damage was upwards of $10 million.

    The National Response Team, made up of investigators from across the country, is now turning the inquiry over to local authorities from the Madison police and fire departments and local ATF office, Heenan said.

    La Grange Plan Commission moves project forward with negative recommendation

    LA GRANGE A proposal for the construction of a multiple family apartment building in La Grange at the corner of Ashland and Harris avenues will move forward with a negative recommendation from the village of La Grange Plan Commission after its meeting Aug. 12.

    Four of the commissioners voted against the proposal and 3 voted in favor.

    Community Development Director Patrick Benjamin said he'd love to offer up a more precise description as to why the commission voted the way it did, but due to the "absence of much commentary," Benjamin is still searching for that answer himself.

    At the meeting, John Schiess, an architect and partner with the developer Brand & Co., presented a revised proposal to the commission that included lowering the structure by two feet, efforts to minimize the traffic outflow onto Harris Avenue and to better align the building with La Grange's design guidelines.

    The multiple family residential building will have four floors of residences, each with diverse unit types, according to Schiess.

    "We are providing something that's not available [in La Grange]," Schiess said. "These types of homes are not available ... but they're very much desired."

    In the months prior to the commission's meeting, Schiess, representing the developer, sat down with local neighbors in an attempt to address their concerns about the building. Schiess said that during the meeting, residents opposed the develpment having retail or restaurant space, and voiced concerns about a nearby school zone safety on Harris Avenue and the potential for street flooding.

    Schiess said the developers reached out to the neighbors because they wanted to hear about their concerns directly.

    As the presentation progressed, Schiess pointing out that the vacant lot is currently a commercially zoned property.

    "We believe this site should be an R-8 [zone]," Schiess said and asked the commission to rezone the lot for a residential property. "That rezoning of the site is supported by the [village's] comprehensive plan."

    All over? It would appear banking heiress Kate Rothschild's relationship with rapper Jay Electronica has cooled

    After banking heiress Kate Rothschild left her husband, Ben Goldsmith, for Jay Electronica, she said the rapper had saved my life in many ways. Now it would appear his rescue mission is over.

    Electronica, 37, who was born and raised in an area of New Orleans known for poverty and violent crime, has returned to America, while Kate is living in a cottage next door to the Georgian mansion of her former mother-in-law, Lady Annabel Goldsmith.

    We havent seen him for months, one of Kates social circle tells me.

    The alumna of Bryanston School was seen recently riding in Londons Richmond Park with her sister, Alice, who is married to Tory MP Zac Goldsmith, near her cottage.

    Safety First in LED Lighting Retrofit Kits

    As fluorescent to LED conversion kits from several manufacturers hit the market, energy-efficient lighting manufacturer Precision-Paragon [P2] released a statement today reiterating its commitment to the importance of safe, standards-compliant lighting retrofit kits.

    [P2] is the manufacturer of the TKD LED Troffer Conversion Kit, which retrofits fluorescent prismatic and parabolic troffers to low wattage, high lumen LED lighting. The TKD meets a wide range of safety and energy standards. For example, the kit is designed to UL1598, 1598C and 8750 standards and is listed on the DesignLights Consortium (DLC) list. All testing on the TKD was performed to LM79, LM80 and TM21 IESNA standards.

    However, the manufacturer cautions that not every retrofit kit on the market adheres to these same standards, and even some that do might cut corners in other ways.

    One of our employees was watching an instructional video put out by a competing manufacturer, explained Joe Martin, [P2] vice president and general manager. Our employee noticed that the video encouraged the violation of a nationally recognized standard in the installation of the retrofit kit.

    The video in question demonstrated the installation of an LED retrofit kit in a manner, which bypassed the original fluorescent ballast, but left the disconnected ballast in place within the upgraded fixture. This demonstrates a disregard for both environmental regulations and safety standards. As explained on this page from the EPA, older fluorescent ballasts may contain polychlorinated biphenyls (PCBs). These ballasts can rupture, causing a health hazard. Even intact, non-leaking ballasts can release PCB into the air. Additionally, any PCB-containing ballasts are now far past their normal life expectancy, which would increase their risk of smoking, or even starting fires.

    Even with newer, safer fluorescent ballasts, its a good idea to remove the ballast as part of the upgrade. Once the ballast is bypassed and no longer in use, its electronic waste and should be properly disposed of. This also affects the UL certification of the retrofitted fixture. Replacing electrical components in a fixture requires a new UL sticker certifying the replacement electronics. Leaving an old ballast in the fixture after the retrofit means that there are electronic components in the fixture that are no longer UL certified.

    I dont know what the motivation was to release an instructional video that demonstrated this disregard for standard safety practices. Maybe it was a simple oversight, maybe it was a desire to make the installation procedure look quicker than it actually is, said Martin. What I do know is that as manufacturers, its our responsibility to lead the industry in encouraging proper safety practices when using our products.

    Roselle hotel rebrands, plans to open banquet hall in spring

    ROSELLE A Roselle hotel recently received a makeover by remodeling its brand from Country Inn and Suites to Holiday Inn Express and Suites.

    Owned by Pearlshire Capital Group, the hotel also will see a 24,000-square-foot banquet hall addition likely completed by spring 2015, thanks in part to an agreement with the village of Roselle that will help with construction costs.

    In the spring, the Roselle Village Board of Trustees approved the establishment of a business district on the hotel property that will allow Pearlshire Capital Group to impose an added sales tax, up to 1 percent, to help pay off the cost of the hall's interior construction, according to village records.

    We had a board that wanted to get involved and aggressive in recruiting business. That set the table for this agreement, said Patrick Watkins, the village's community development director.

    The renovation of the hotel was a thorough one that included changing furniture, equipment, the color scheme, signage and lighting, said Rehan Zaid, Pearlshire Capital Group's director and principal.

    It changed from a traditional look to a contemporary look, Zaid said. Holiday Inn Express is a more recognized brand and gives us more of a competitive edge to compete in the market. It helps us cater to our customer base with better services and amenities.

    The hotel originally opened as a Country Inn and Suites hotel in 2008.

    A grand reopening and ribbon-cutting ceremony for the 101-room hotel took place July 24.

    Roselle Mayor Gayle Smolinski announced the construction of the banquet hall at the ceremony, which was attended by 100 people. She said the banquet hall will be a nice complement to the hotel.

    The ribbon cutting was wonderful," Smolinski said, adding the hotel owner did an excellent job of showing commitment to the community.
