    Westdale Mall demolition in Cedar Rapids closer to reality

    CEDAR RAPIDS Physical changes needed to begin demolition of the main portion of Westdale Mall will begin within the next couple of weeks.

    Construction could begin as early as this week on semi-permanent walls that will provide JC Penney and Younkers with an airtight and watertight barrier during the mall demolition process.

    Getting the walls built between the mall and the existing tenants has been the biggest point of discussion and difficulty, said Lisa Rowe, vice president of Frew Development and general manager of Westdale. We have to make sure they are built as interior and exterior walls. Weve had engineers drilling into the concrete block to determine if there is enough rebar to take wind loads since its always been an interior wall.

    We want to be able to build the walls once and add vestibules when they become exterior entrances after the mall has been demolished.

    Rowe said Alliant Energy plans to switch the malls electric service to a new underground power line during the late night/early morning hours of Aug. 19. The project, originally planned for June 30, was delayed while utility crews worked to repair storm damage.

    The electrical service, which also provides power to the nearby Menards store, must be relocated to allow for construction of a new ring road and other mall property changes.

    Rowe said D.W. Zinser of Walford will likely begin demolition of the mall next month. She said the company also expects to begin grading and site work on the Edgewood Road side of the mall for several businesses along the perimeter of the mall.

    We know that were running out of summer, but we are still planning to move forward this fall, Rowe said. There are so many details involved in separating a mall from (existing) stores that need to continue operating without interruption.

    Nothing has changed in terms of the overall master plan from what was approved by the city in December 2013.

    Heritage row fires up in City Hall this week

    A CONTROVERSIAL house demolition, new infrastructure for regional towns and the impact of the carbon tax repeal will feature at this week's Toowoomba Regional Council committee meetings.

    Council will meet at City Hall tomorrow and Wednesday for its monthly planning and development, infrastructure, water and waste, finance and environment committee meetings.

    One of the first items on the agenda will be the development assessment panel's decision to approve the demolition of a historically significant home in East Toowoomba.

    Council planning officers recommended the demolition be refused - a decision overturned by council's Development Assessment Panel.

    The majority of neighbours have seen blueprints of the home Mr Gordon plans to build and want the run-down cottage gone.

    However, National Trust of Queensland spokeswoman Stephanie Keays said it would set a dangerous precedent.

    Council will also discuss new sewerage infrastructure for the towns of Westbrook and Wyreema and determine the extent of savings in the wake of the scrapping of the carbon tax.

    NAHB Revamps its Green Awards for 2014

    WASHINGTON, DC -- The National Association of Home Builders (NAHB) today announced its new integrated Green Awards program. For the first time, industry professionals have the opportunity to be recognized across several awards programs for their green building accomplishments, rather than entering one standalone awards program.

    Starting this year, green and sustainable categories have been added to many of NAHB's industry awards programs, including the Best in American Living Awards, The Nationals, the 50+ Housing Awards, the multifamily Pillars of the Industry Awards and the Jerry Rouleau Awards for Excellence in Marketing and Home Design for systems-built homes.

    Trade Names: JoPa Co. growing its pool business

    Bud Ohly couldnt find a pool contractor that understood his concept for an infinity edge spa for his Midlothian home until he called JoPa Co.

    There was no prototype for it. It was a completely custom job, he said of the spas design.

    People looked at me like I was nuts until I talked to Farrar Pace at JoPa, said Ohly, president of Henrico County-based Eagle Construction of Virginia, one of the largest home builders in the Richmond area.

    JoPa had to build the spa at the same time that Ohlys home was under construction.

    There was a lot of activity and Farrar had to work around it, Ohly said. He had to coordinate with my contractors. He was patient and understanding. He made it work and he did a great job.

    Founded in 1958 by Joseph Farrar Pace Sr., JoPa is now run by Paces sons, Farrar Pace Jr. and Mark Pace, both of whom took over ownership in 1996 after the death of their father.

    The Henrico-based company specializes in building custom pools, hot tubs, pool houses, outdoor fireplaces, fire pits and outdoor kitchens. It also services pools and sells outdoor furniture and retail pool products such as chemicals.

    Most of the companys sales were commercial when it opened but now that segment is only 25 percent of the business. The companys commercial clients include the Marriott and Hilton hotel chains as well as some of the area YMCAs.

    Residential pools represent the remaining 75 percent of the business. An average pool project runs $60,000 to $90,000.

    We are a Class A contractor, said Farrar Pace, the companys president. We offer a turnkey package with everything from hardscapes to site work.

    Wymore gets HVAC, floor facelift

    The Southern School District made a number of small improvements to its buildings over the summer, including a new ventilation system in the high school gymnasium.

    Prior to the air conditioning installation, the gym had six large fans mounted on the ceiling to provide air circulation. The fans remain on the ceiling but are now joined by two large red air ducts crossing the width of the gym.

    It gives us better air quality and helps us meet the air quality standards, Superintendent Gene Haddix said.

    The project was made possible through a $60,000 Thomas Foundation grant. The foundation was set up by long-time Wymore residents Margaret and Martha Thomas to support community projects.

    Haddix said the gym also contained six electric heating units and that two of them were removed as part of the ventilation project. The other four remain in place for emergency situations.

    The school also received new carpet in the guidance office, a tile floor in place of carpet in the art room, a new finish on the gym floor and fresh concrete in areas of the parking lot.

    Haddix said the school is still registering students but that he expects enrollment numbers close to 400 students for the coming semester.
