Contractors make educated guesses about the materials that might used in a kitchen remodel.
Q: We are remodeling our kitchen, and my husband is driving me nuts! We went with the contractor who gave us the lowest bid, and now, when we are almost done, I am finding out that the cabinets, faucet, sink and finishes he gave us an allowance for are not very good quality. My husband insists that we stick to our budget to just get the project done. And I want to spend a little more now, so as not to replace things later. What should we do?

A: I get a lot of people asking about contractor and builder allowances and what that means. And you are finding out firsthand. If you dont have the money, that is one thing and he wins. If you can grow your budget a little, changing things now will likely be much less expensive than redoing everything later, and you win!
Usually, when contractors estimate a project such as your kitchen, the finishes and fixtures like sinks, faucets and hardware or the quality of cabinets have not been decided on. The contractors essentially guess based on their experience and the size of your project.
Contractors know the prices of popular choices and use that as their allowance. Any choice you make that is better quality meaning more expensive will add to the overall price of the project or incur a change order.
Those who care about the quality of their finishes should do some research and have a design and finish plan created before even talking to a contractor.
Next time before a big project like a kitchen, interview designers, visit home improvement stores, remodeling showrooms and new construction open houses to see whats out there. Once you have a plan, the contractor will price the job according to your choices, and you can adjust according to your budget before the hammers are swinging. Youll save money and get what you want.
