    Cornerstone Builders Inc., a Beaverton remodeling contractor and design firm, is pleased to be announced as the winner of two awards from The Oregon Remodelers Association during the 2014 ORA awards dinner held at NW Natural in Portland, Oregon.

    The award winning projects recognized by the ORA include a 1990s Residential Kitchen Remodel, which earned the Best Residential Kitchen Under 40k; and the 1960s Daylight Ranch Home which earned the Best Residential Bathroom Under 30k.

    Transition extension time granted daycare center

    ABERDEEN, Ohio | Despite its need to move out of its current village office building, Aberdeen Village Council allowed an extension to July 31 for the owners of Treehouse Learning Center to complete a move from a nearby village-owned building.

    According to representatives of the preschool business, having enough time to move is hampered by slower than expected construction activity at the new location.

    We got our notification (to vacate the building) from Mayor (Harry) Foxworthy on April 9 and have been scrambling to get everything lined up to get moved, said Terry Miller, daycare owner. The contractor was just able to get started a few weeks ago and said it would be a few more weeks before he could get done.

    The deadline for vacating the building was June 1, which was not possible, Miller said on Monday, asking for another month to get done.

    In addition to construction issues, there are a series of inspections which can only take place after construction is done, and the time schedule for the inspections is at the mercy of inspector schedules, daycare officials said.

    The daycare will be moving into a newly renovated building at 1372 U.S. 52 in Aberdeen, Miller said.

    On the day the health department inspects the new place, the old one will officially cease to operate, Miller said. (Health department) officials said they would try to coordinate inspections so they happen as quickly as possible.

    Council members said they sympathized with the daycare and discussed the immediate needs of council, due to conditions present in the current building.

    You have to understand what it is like in here when it rains, said Mayor Jason Phillips. We have to worry about liability when people come in that door there is water there and tiles falling from the ceiling when it rains.

    Treehouse Learning Center is a full-time daycare for children ages 6 months to 12 years, with a capacity of 60 children. It is enrolled in the subsidized child care program and was first licensed in March 2012.

    High Associates Office Building on Harrisburg Pa.'s West Shore Places Fifth in National EPA ENERGY STAR Competition

    High Associates Ltd. announced that its Building 105 office building in Rossmoyne Business Center placed fifth overall in the EPAs 2013 Battle of the Buildings. The fourth annual national competition recognized buildings that improved energy efficiency, lowered utility costs, and protected health and the environment throughout the calendar year. More than 3,000 buildings participated.

    Building 105s performance was also the second-highest in the category of Office Buildings. Steps taken to improve its efficiency reduced energy use by 39.2 percent, preventing 296 metric tons of greenhouse gas emissions with savings of $136,967. Located at 5020 Richard Lane in Mechanicsburg, Pa., the building qualifies for ENERGY STAR certification.

    High Associates manages Building 105 as well as other buildings in Rossmoyne Business Center, on Harrisburgs West Shore, for lease to commercial tenants. The properties are owned by High Properties, a Pennsylvania limited partnership by High General Corporation, Sole general partner.

    High Construction Company Energy Solutions Group tracked the building's monthly energy consumption using ENERGY STAR Portfolio Manager, EPAs online energy and water measurement and tracking tool. Energy use reductions were verified by an independently licensed professional engineer at the conclusion of the competition. High Construction was the general contractor for the construction of Building 105, which was completed in 1997.

    Weak office leasing demand in Perth, especially for older buildings, and stronger demand for apartments could set the stage for building conversions in the CBD during the next five years, according to property research firm Y Research.

    In an adaptive re-use study, the consultancy found a big proportion of Perth's ageing office stock was potentially viable for conversion to residential apartments in projects that could save on construction costs and take advantage of existing sites and infrastructure.

    According to the study, which assessed buildings according to their size, age, grade, location and ownership, as many as 116 office buildings in the CBD and on the city fringes could be put to residential use.

    Collectively these buildings contain 921,700sqm of office space and based on the average apartment size in new developments, could deliver 11,240 new apartments. Lower grade buildings don't compete well with better quality buildings when demand falls for office space.

    Property Council figures from January show the vacancy level in B-grade buildings was 11.3 per cent and 12.3 per cent in C-grade buildings and these rates are expected to worsen significantly when first-half figures are released. According to CBRE, rents in secondary buildings declined further in March due to a more aggressive increase in vacancy levels.

    In the office delivery cycle for the next five to six years, property researcher Damian Stone said the CBD and key suburban markets would get close to 400,000sqm of modern office space with large floor plates and the high environmental ratings demanded by government and private tenants.

    Combined with the slowdown in the resources sector which has stalled the overall market, he said owners of older buildings were left with three options - refurbish the building for continued use as an office building, explore the potential for conversion to residential or tourism or demolish for a new development.

    "Traditionally Perth developers have favoured demolition but nationally there has been a trend in the past year towards residential conversion," he said.

    "More than $700 million of older stock has been sold in Sydney during the past year with plans for conversion to residential buildings. Based on the office market forecasts, the conversion trend is likely to occur in Perth in the coming years, to what scale it will depend but there will be cases in the next five years."

    Bath remodel: Tubs are out, showers are in

    Real estate agents tell us the kitchen and the master bath are the two most important rooms in a home that a buyer looks at, even if not consciously. So if youre thinking of selling, even if you plan to live in your home a few more years, consider upgrading those rooms if they look like they need it.

    Lets talk about what most people like in master bathrooms.

    Remember when a master bathroom wasnt worth much if it didnt have a tub? Well, we are told that most remodels skip the bathtub. Showers are in. Toilets are more exposed now as opposed to having their own private room. If some privacy is still wanted, a simple partition is what is being built. Those arent my thoughts on the matter, but those of the people who want to remodel their current bath.

    Light in the bathroom is always important. The trend now is to add a window in the room or at least a skylight. Yes, plenty of vanity lighting and overhead lighting still dominate the scene. And even the shower is being brightened up with more lighting. Some showerheads come with LED lights in them.

    Back to the toilet. Wall mounted ones are quite popular and in demand nowadays. Look them up and see what you think. But dont worry if you dont like the looks of the wall mounted ones. The two-piece toilets are still very popular.

    His and hers sinks are still very in, and why not? If two of you are going to be in there at the same time, you dont have to waste time waiting until one of you is done brushing his or her teeth.

    Dont even think of using a shower curtain in the master bath. Youd be tagged as out of touch. A frameless glass enclosure is the right choice so you can be back in touch with style. And while we are on the subject of showers, the showerhead is getting a lot of attention. Rain showers are quite popular as well as multiple showerheads. But dont feel bad if you prefer hand showers and sliding bars because they are still definitely in demand.

    If nothing else, at least consider upgrading the fixtures. New faucets can make a huge difference in a bathroom. New pulls on the old cabinets also can make the room feel refreshed. If you have wallpaper in the master bath and it is peeling here and there, remove it and paint instead. Wallpaper in the master bathroom is losing its popularity. Use wallpaper in the guest bath if youd like.

    Flooring in this room is another thing to consider. Tile is the most popular because of how wet it can get in there. Wood floor might not withstand the moisture and carpet might also get waterlogged. Putting small rugs in front of the sinks and outside the shower will help prevent slipping.

    Spring is the season when large storms pass through with strong winds and hail pelting your roof. Once these storms pass, what do you do?

    If you assume everything is fine and go on with your day, you might overlook damage to your home that could lead to problems down the road.

    Ryan Passow, owner of Passow Remodeling, suggests homeowners give their house a quick inspection after thunderstorms to make sure they dont miss any potential repairs.

    Items Passow suggests looking for around the house include:

    Missing, or otherwise damaged, shingles on the roof

    Dented gutters or siding

    Chipped paint

    Holes in your window screens

    Vinyl siding pulled loose by the wind

    You want to inspect your house after every storm, he said. Call (a roofer) after you know you have hail damage.
