    BEIRUT: Next month, Amman will witness the grand opening of The Boulevard, a $423 million project located at the heart of Abdali, the citys new downtown district.

    The Abdali project, itself estimated to be worth over $5 billion, will be inaugurated on June 11 by Jordanian King Abdullah II and is the largest mixed-use development project ever constructed in the heart of the Jordanian capital. It will cover 384,000 square meters of land and comprise a total area of over 1.8 million square meters.

    Abdali constitutes a promising investment environment that will attract many regional and international businesses that consider the kingdom as a suitable place for their investments, combined with a contemporary lifestyle, in one prestigious address, George Amireh, CEO of the Abdali Investment and Development PSC, which is developing the project, said during a press tour earlier this month.

    Amirehs company is a joint venture between the government-owned real estate developer National Resources and Development Corporation and Horizon International for Development Ltd. Co., a construction conglomerate owned by Lebanese businessman Bahaa Hariri. The joint venture is also in partnership with the United Real Estate Company, which is part of the Kuwait Projects Company.

    The Boulevard, a 370-meter-long and 21-meter-wide outdoor pedestrian spine bordered by 12 buildings, consists of retails outlets, luxurious serviced apartments, scenic rooftops and office spaces over a total land area of 26,539 square meters and a built-up area of 226,000 square meters.

    The Boulevard is a clear example of the urban development witnessed in Jordan. It is a distinctive destination for business, high-end residences, tourism, commerce and entertainment. ... The Boulevard will strengthen the position of Amman and will put the city on equal footing with other global centers, said Taher al-Jaghbir, CEO of Abdali Boulevard Company.

    The overall Abdali project is divided into two phases. Phase I is a planned pedestrian-oriented mixed-use community consisting of residential apartments, office spaces, retail outlets and hotels over a built-up area of 1,000,000 square meters.

    It comprises buildings that are an average 30 meters high, in addition to retail space of 22,000 square meters, leasable rooftop areas and terraces of 18,000 square meters, 120 retail outlets, 400 luxurious serviced apartments, 30,000 square meters of offices and 1,700 underground parking spaces.

    Phase II will feature a central dynamic park across 30,000 square meters of land, serving as a focal theme for mainly residential development as well as office, hotel and retail developments over 800,000 square meters.

    Mirvish + Gehry sing a new tune: A change of plans for King Street West

    My, how things can change. With the recent announcement that Mirvish + Gehry Toronto, David Mirvishs proposed mixed-use development under the architectural services of Frank Gehry, has been almost completely revised, it is a striking about-face that has taken place and for the better, for Torontos sake.

    Since I last wrote on the proposal, the project has lost a tower (for a new total of two), figured out a way to save both the Princess of Wales Theatre as well as two of the existing heritage-designated warehouse faades, and has still managed to maintain its planned addition of commercial, office, gallery, and educational spaces for OCADU. The only increase? A few more floors of condos, bringing the towers to 92 and 82 storeys respectively. But really, whats six more floors when youre that tall already? All-in-all, I think its a fair deal.

    First, however, I believe it is pertinent to restate that the saving of the Princess of Wales is anything but a small victory for the collective cultural memory and life of the city. This is both an active and thriving place of performance, as well as having shared public meaning having just celebrated its twentieth anniversary last year and it is both great news, and really a relief, that it will be maintained. As well, the conservation of two of the four warehouses, while perhaps token faadism, is a step forward as the design plans continue to be resolved.

    In my previous piece on the project, I stated, Gehry is a great architect there should therefore be a way for him to make an affordable, proportional and historically/culturally sensitive development that would have thepotentialto become a new icon for Toronto, while still being a part ofexistingToronto. And I stand by this comment now more than ever, for it appears that Gehry has proven it to be true.

    But what I find most interesting is that Gehry is now apparently looking for a sense of dignity to be the hallmark of the project. What is so intriguing about this is that, before this recent turn of events, or rather plans, the branding and promotion of the project seemed to be centred around the notion of creating an iconic architecture perhaps not an antonym, but definitely not a synonym for dignity. For the expression of creating (as opposed to a great building becoming) an icon conjures up ideas of loud, flashy star-architecture, one meant to claim its importance to the city not through merit given, but rather from sheer volume, intensity, or abstraction.

    Dignity, on the other hand, seems to allude to a sense of understanding of place, context, and appropriateness. Now this is not to say a dignified building cannot be tall, grand, or one that stands out visually from the rest, however, the word alone seems to suggest a very different direction and nuance than that of iconic. But for whatever reason that has caused this change ofheart, I believe it is for the better, and in fact think that the project, if it continues to strive to build truly great architecture, may come to be known as an icon of and for Toronto after all. But this will ultimately be up to the people to decide.

    For now, it appears, that the emphasis, focus, and conversation of the project has finally returned to the architecture itself, rather than a superficial notion of building an icon. And we can now begin to talk about the towers cascading like waterfalls, solid-void relationships, proportions, and relationships to the surrounding site and urban context. We can talk about materiality, texture, and light, and we can analyze how the new structure will meet the street.

    For example, in terms of the current projects urban presence, there now appears to be a well-balanced approach to the streetscape through the maintaining of the existing street edge for a large portion of the block along King Street, between John Street and Ed Mirvish Way, while the Northwest corner of King and John will see the new structures meet the ground, creating a new presence and dialogue with the city, while not completely swamping the site. These were not conversation that could be had before, but I am thankful that we have finally arrived at this point.

    Mirvish + Gehry have seemingly listened to what the people of Toronto (saving both the theatre, and warehouses in part), and its city planners want (resulting in a project of a more reasonable density but perhaps this has been seen as the compromise needed to give the project a fighting chance for approval), while still allowing for Gehry to make use to his own artistic genius. This has shown that people can advocate for their cities, architects can work creatively within this desires, and I believe we have gotten a much more elegant design proposal as a result.

    We can now all go back to gushing over Gehry.

    Cubs unveil revised Wrigley restoration plan

    CHICAGO -- The Cubs are, indeed, moving forward with the renovation and restoration of 100-year-old Wrigley Field.

    Less than a week after Cubs chairman Tom Ricketts sent a letter and video to fans telling them the club is done negotiating with the rooftop owners and it's time to "put the team and fans first," the Cubs on Tuesday unveiled a revised plan with additional outfield signage, an expanded home clubhouse and the relocating of the home and visitors' bullpens to underneath the right-field bleachers.

    "We can't delay any longer," Ricketts said in the video. "The time to build a winner is now."

    The new proposal, which will go before the Commission on Chicago Landmarks on June 5, includes four additional signs of up to 650 square feet, plus another 2,400-square-foot video board in right field. Another LED board will also be added in left field.

    In addition, the previously-approved left-field video board will be 3,950 square feet instead of 4,500.

    The Cubs have also adjusted the design modifications for the clubhouse. Currently, Cubs players utilize approximately 11,000 square feet, and the original expansion plan increased the clubhouse size to 19,000 square feet. The new plan further expands the clubhouse to 30,000 square feet and it will be located beneath the new outdoor plaza.

    The visitors' clubhouse will also be expanded, and the home and visitors' bullpens will be moved from the field to an area under the expanded Budweiser Bleachers.

    An additional club space down the third-base line and an auditorium with room to seat 200 will also be built.

    Boulder County continues removing structures posing a significant risk

    A home at 1002 Apple Valley Road that was severely damaged in September's floods was torn down by Boulder County contractors Tuesday.

    The home alongside the South St. Vrain Creek outside of Lyons was considered a "high hazard," and of imminent threat of collapse, posing a significant risk should more flooding occur this year, county officials said.

    The home was owned by Vicki Rivers, who watched as it was demolished by ECOS Environmental and Disaster Restoration Inc., a Boulder company.

    It was one of five high-hazard homes being demolished under the Federal Emergency Management Agency's High Hazard Home Removal Program, according to Boulder County spokeswoman Gabi Boerkircher.

    The home on Apple Valley Road was the third of those five to be demolished. The county's contractors earlier had removed high-hazard homes at 18522 N. Saint Vrain Drive and 16610 N. Saint Vrain Road, Boerkircher said.

    The two remaining homes on that list are one at 18972 N. Saint Vrain Drive and one at 15623 N 83rd Street.

    Boerkircher said that under the FEMA program, the federal agency covers 75 percent of the costs of demolishing and removing such high-hazard homes, with the state picking up 12.5 percent, and Boulder County, the remaining 12.5 percent.

    The five homes whose demolition and removal costs are being covered under the FEMA program were among a number of "damaged and destroyed structures which are not only posing a substantial danger to the public but are also presenting a high hazard of immediate collapse from spring runoff or monsoon rains due to the structures' location in or adjacent to stream beds that are identified as having a substantial potential for further erosion," county Land Use Department director Dale Case said in a May 19 memo to the Board of County Commissioners.

    The county has determined through its inspections that the homes "must be removed, as there is o other viable option for making these structures safe," Case wrote. "If not removed immediately, each of the structures will collapse, posing an unacceptable risk to the health, safety and welfare of the public.

    "A collapsed structure poses an immediate threat to those in and around the structure as well as people, public and private infrastructure and other structures both up and down stream," Case said.
