    Rowhouse Architects Honored with Two Griffin Awards for Historic Preservation

    Rowhouse Architects was named winner of two 2014 Griffin Awards for Historic Preservation from the Preservation Society of Asheville and Buncombe County (PSABC), in the categories of Adaptive Re-use and Rehabilitation. This is the 35th year the PSABC has presented awards to outstanding projects and individuals that further the goals of historic preservation in the Asheville and greater Buncombe County, NC area.

    Awards were given in the categories of Restoration, Rehabilitation, Adaptive Re-use, InFill Construction Within a Historic District or Neighborhood Research, Publication and Education, Stewardship and Preservation, and selected from nominations ranging widely in scope.

    We are honored to be recognized in this way by the PSABC, an important force in sustaining the heritage and sense of place that is Asheville and Buncombe County, said Jeff Dalton, founding Principal of Rowhouse Architects. This years awards are for highly visible Rowhouse Architects design projects in Asheville Wicked Weed Ale Company for Adaptive Re-use, and The Windsor Hotel for Rehabilitation, both well designed and successfully completed with strong development, construction and interior design partners. Both of these projects required significant experience in adaptive re-use and historic rehabilitation techniques and construction procedures. We were excited to have a chance to work on something so well suited to our interests and expertise. Both projects turned out really well and we are very proud of the outcomes.

    Wicked Weed, originally a service station built in 1941 was renovated and converted into a stunning restaurant on the street level with high use outdoor seating, and a brewery on the lower level. The Windsor Boutique Hotel, a Historic Preservation Tax Credit project at 36 Broadway, was built in 1907 for retail and apartments and is on the National Historic Register. Its renovation refurbished existing apartments into boutique hotel rooms with street level restaurant and retail spaces.

    Both of these projects presented special challenges in that they required fitting new, modern uses into older, outdated buildings that were not code compliant, Dalton said of the projects. The renovations had to respect the fabric of the original structures, meet the building code, be functional, aesthetically pleasing and perhaps most importantly, fit in the owners construction budget.

    Wicked Weed has brought new life to the south end of Biltmore Avenue and provides two great outdoor seating areas where people can enjoy Ashevilles amazing climate. The Windsor Hotel will enliven the north end of Broadway Street and give visitors a unique chance to experience staying in an important historic structure in the heart of downtown.

    Learn from experts in fire safety, new architects and engineers told

    KUCHING: Inexperienced architects and engineers are urged to learn from experts in the Uniform Building Bylaws (UBBL) as fire safety is not taught comprehensively in institutions of higher learning.

    As such, it is important that they attend courses and seminars on the subject to widen their knowledge, said Fire and Rescue Department director-general Datuk Wan Mohd Nor Ibrahim.

    Apart from increasing their competency, the courses will provide them with solutions which might help them save lives and stop fires from happening, he said at the state-level fire safety seminar at the State Islamic Complex here yesterday.

    He pointed out that questions on why fires occur cannot be answered easily as some fires happen because of negligence.

    He warned that a professional would be liable and face legal consequences should any of their project were involved in a tragedy.

    The collapse of Highland Towers, explosions at Bright Sparkles firework factory, the fire at the Shell Tiram ship and fire at Sekolah Menengah Agama Taufikiah Khairiah Al Halimiah in Kedah and the collapse of a flyover at the Penang Second Bridge are a few examples of tragedy, which led to the formation of the Royal Commission, Board of Inquiries and court action, he said.

    The objective of the seminar was to increase the level of competency of participants and update them on industry practices, code of conduct and new laws.

    It also served as a platform for professionals to meet and exchange ideas through dialogues.

    Also present were State Fire and Rescue Department director Nor Hisham Mohammad and Malaysian Fire Protection Association president Danny Cheah.

    Can Retail Withstand the Test of Time?

    LAS VEGASWhen is the last time you stepped into a brand new shopping mall? Its been nearly a century since the first shopping mall opened in the United StatesU.S. construction deliveries of retail assets in 2013 were 76.6 percent below the high levels of 2008, and Q1 2014 deliveries for major markets were only 9.8 million.

    The lack of new supply coupled with fluctuating consumer confidence is pushing retail real estate owners to strategically evaluate their current assets. With limited supply, getting the environment right in existing assets has become crucial, and its what really creates a resilient retail center. It is the basic building block of the physical offering, and cant be left to chance anymore, JLL Retails Karen Raquet told us.

    According to JLLs Retail Property Management and Leasing experts, there are three key approaches retail owners can implement to boost their current assets:

    1. Identify and Attract the Right Retailers:Looking holistically at the long-term viability of a centerthree to six years down the roadrather than filling vacant holes as they occur can make all the difference. Securing the right retailers for a particular space and center is crucial, because regardless of how attractive, stimulating, well-located and connected a retail site is, it will only attract visitors if it has a platform that meets or exceeds the demanding requirements of the local consumer.

    JLLs Director of Leasing Kimli Cross told us, The shopping environment covers more than just the physical space, although this is extremely important, it is about how a space makes you feel as a visitor. Is it uplifting, entertaining, stimulating?

    2. Engage with the Local Community: A retail center does not, and cannot exist in a bubbleits an intrinsic part of the community in which it sits, be it a suburban town, urban city, or even an airport. Building and promoting a strong identity for retail centers has become essential in an environment where competition is rife and where the shelf life of products and services appears to be diminishing. By giving back to the community, through the provision of free space for school art projects or charity events, retail centers can help to embed themselves into the heart of a community.

    3. Detail Capital Improvements: Following the economic downturn, capital expenditure renovation work slowed substantially in the retail sector. Today, upgrades or additions of any size that restore and renovate a property can drive returns, and help a center overtake its competitive set. The biggest conversions that are likely to take place in the coming year will revolve around remerchandising and retrofitting space, including cosmetic remodels, and improvements to lighting, water and electric efficiency and consumption.

    When these single strategies stand alone, they can in fact boost a propertys shopper appeal, cash flow and positively impact sales in the near term; however, when they are combined, they can truly transform a retail space into a place that both creates and responds to demand.

    Architectural Billings Decline Again in April

    The American Institute of architects (AIA) has reported a drop in design services over the last two months. The Architectural Billings Index (ABI) score for April was 49.6, slightly higher than Marchs reading of 48.8. Any score above 50 indicates an increase in billings.

    Last month, the AIA added a new indicator measuring the trends in design contracts at architecture firms. The mark signals the direction of future architecture billings. The score for design contracts in April was 54.6. In another sign of confidence, the new projects inquiry index was 59.1, up from 57.9 the previous month.

    Despite an easing in demand for architecture services over the last couple of months, there is a pervading sense of optimism that business conditions are poised to improve as the year moves on, AIA chief economist Kermit Baker said in a statement. With a healthy figure for design contracts, this should translate into improved billings in the near future.

    The South reported the highest score of all regions with 57.5, followed by the West (48.9), Midwest (47.0), and Northeast (42.9). With a rating of 52.6, multi-family residential led the way across sectors at 52.6. Commercial/industrial came in at 50.2, while mixed practice was slightly higher with a reading of 50.7. The institutional index score was 47.1.

    Barbour Boat returns home

    It was in August 2011 when Steve Novak found his wooden love.

    The New Bern resident was in nearby Beaufort when a friend told him, You really ought to go into the Maritime Museum now; its free. Look around.

    He did, and among the shad boats, models and Blackbeard memorabilia, he came upon something really remarkable: a 1958 Barbour Boats Silver Clipper, a shining, streamlined, wooden runabout.

    I thought, Gosh, this is gorgeous! Novak recalls.

    Although he had never owned a boat before, Novak went home and plied his Google skills looking for an original Barbour for sale.

    He finally located one, newly restored by Will Stahlgren of Heritage Wooden Boat Services in northern Maryland. He showed the images to his sea-faring neighbor who told him, Gosh, thats a good-looking boat, and heres some questions to ask them.

    So I did, Novak says, and the long story short, I bought the boat.

    Its named the Zingo. Thats not his choice, however: the monicker was painted on by Stahlgren, who said he named it in honor of a game he and his grandfather used to play.

    It is a gorgeous boat, a 16-foot, 7-inch meticulously restored 1960 Barbour Silver Clipper Deluxe mounted by a 1962 Mercury 70 horsepower outboard engine.
