    Office vacancy rate flat in first quarter

    Even with several technology firms taking space in downtown Orlando's Church Street Exchange, office leasing in Metro Orlando didn't start the year in a growth mode, a new report shows.

    The region had a net loss of more than 60,000 square feet of office space during the quarter, and vacancy rates were almost flat, increasing from 17.9 percent to 18 percent. Of seven submarkets, only the downtown area, Lake Mary and the University of Central Florida area saw increases in occupancy, according to the report by commercial real-estate brokerage JLL.

    "We still see a little flight from the suburbs to downtown, but it's slowed, and we're still seeing some corporate right-sizing, and that's mostly out in the suburbs," said Yvonne Baker, JLL vice president for Central Florida. "We're working with a group on the east side of the county that's consolidating four offices into one."

    Rental rates averaged $23.80 a square foot in downtown Orlando, where the vacancy rate was 15.7 percent. The most affordable market for office space was Altamonte Springs, which had an average asking lease price of $16.36 a foot. The priciest suburban market was Lake Mary, with an average asking price of $20.57 a foot.

    Morrison Commercial Real Estate completed the $1.1 million sale of a manufacturing/office building with 19,980 square feet at 120 Maritime Drive, Sanford. Christi Davis, vice president at Morrison, represented the seller, Carl W. Brantley Jr. Trustee. The buyer was MMCC LLC, managed by Jay Meagher of Longwood.

    A former Steak & Ale restaurant at 7320 W. Colonial Drive, Orlando, sold for $880,000. The seller was Colonial-Dorscher Properties LLC, managed by Jerome Unatin. The buyer, Tres Hermanos LLC, plans to open a restaurant there. Alanna Hogan and Paul Hoffman of Coldwell Banker Commercial NRT represented the seller. Yeison Sanchez with Urban Square Realty represented the buyer.

    Hotel approval

    Lake County commissioners voted unanimously last week to approve land-use changes that would allow a hotel at the Bella Collina country club community in Montverde. DCS Real Estate Investments LLC applied for the changes to build The Lodge at Bella Collina, which would include 100 units on County Road 415. Construction is scheduled to start in early 2015.

    29 homes march in spring parade

    After a few shaky years following the2007-08 economic downturn, the Quad-CitiesBuilders & Remodelers Association is pleased to have 29 homes inthis year's Spring Parade of Homes.

    "All in all, building is going well," said Julie Awkerman, the executive officer of the nonprofit trade organization that represents the area's building industry. "Everyone seems to be staying busy."

    The parade began Saturday and will continue today, Wednesday and next weekend, May 3-4. The event is an open house in which you can check out the latest in new home construction. Homes do not have to be finished to be in the parade, but no matter what stage of construction they are in, the houses are safe to walk through.

    Of the homes, 26 are on the Iowa side and three are in Illinois Coal Valley, Colona and Rock Island. Of the Iowa homes, six are in Davenport, one is in LeClaire and the remainder are in Bettendorf, primarily north of 53rd Avenue and east of Devils Glen Road.

    The prices of the homes range from a low of $228,900 for a "twin home," or duplex, in Davenport to an $824,500, 4,900-square-foot home in Bettendorf that is featured on this page.

    The high-water mark for the builders' spring parade was in 2006 when there were 91 entries.

    With the downturn beginning the next year, builders and bankers both became more cautious, and builders virtually abandoned"spec" homes, or those built on the speculation of finding a buyer, in favor of those that were pre-sold, Awkerman said.

    Because the event features onlyunsold homes, there were a couple of yearswhen it was difficult to find enough toeven have a spring parade, said Dave Prochaska, a longtime area builder.

    Overall, builders interviewed for this story said they are happy with the currentuptick.

    Spring Cleaning For Your Homes Windows, Exterior

    Dont let dirty windows obscure your view of nature in full spring glory. Whether you do the job yourself or hire an experienced pro, few home investments are as immediately satisfying as clean, sparkling windows.

    Here are expert DIY tips that my research team gathered from top-rated window cleaners:

    Start with the right supplies. If your windows are standard glass, not leaded or stained, and they arent tinted, you should be able to safely use commonly available window-cleaning products.

    But you can always just clean with hot, soapy water and rinse with water and a small amount of vinegar to improve shine. Or, you can try these options:

    Combine a cup of rubbing alcohol, a cup of water and a tablespoon of vinegar.

    For glass thats cloudy, try straight ammonia. (Dont combine vinegar and ammonia, as they cancel each other out.)

    Good wipe-down materials include paper or microfiber cloths and newspapers. Avoid plain, cotton towels, which will leave behind lint.

    For cleaning hard-to-reach outside windows, consider an extendable tool with a telescoping handle that has a soft scrubber on one side and a squeegee on the other. Spray the scrubber with cleaning solution, clean the window and squeegee to remove the cleaner.

    To more easily see streaks that will require a second shot of elbow grease, wipe the inside of glass in a different direction than the outside. For instance, go side-to-side on the inside and up and down on the back.

    Heres a tip if you find that your lower windows, or siding, have dark stains.

    Leo Cedarville Park will dedicate new attractions

    The Leo Cedarville Park Department will cut the ribbon May 27 at Riverside Gardens Park, at Schwartz and Grabill roads, to inaugurate its many improvements and officially open the summer season.

    Among the additions are swings and playground equipment, a splash pad and play creek, two lighted sand volleyball courts, horseshoe pits, a pond and concrete paths.

    Students from nearby Leo Elementary School, town officials, past and present park board members, local individuals and businesses who donated money for the project and representatives of the Indiana Department of Natural Resources will be in attendance at the noon ceremony.

    The DNR provided a $200,000 matching grant that was more than doubled by the Leo Cedarville community through a loan from IAG Bank and Community Enhancement and Development Income Tax (CEDIT) funds. Final cost of the improvements is around $800,000.

    According to Park Board President Mark Hamilton, the mulch paths were replaced with concrete walkways to encourage roller bladers, joggers, walkers, strollers and individuals with disabilities. One of the horseshoe pits is surrounded by concrete to accommodate persons in wheelchairs.

    The paths crisscross and loop around the entire 10-acre property and pass under the bridge to the boat launch. Future plans include hooking the park paths to a trail system that would connect Leo and Cedarville. Bids for that project are expected to be sent to contractors in May with construction beginning in the fall.

    Hamilton pointed out that the 40-foot-diameter splash pad is unique in that the children can start it themselves. It will shoot water in all directions from numerous pipes and outlets for a specified length of time and then turn off automatically. The kids can restart.

    Instead of installing a filtering and recycling system, says Hamilton, the water comes from a well and runs off the pad down a series of steps in the 15-foot-wide by 125-foot-long 'play creek' and ultimately drains into the pond.

    The pond, he says, will be stocked with a variety of fish.

    The fish, however, won't be of catching size for a couple of years. We are encouraging people to also use it for remote control boating in summer and ice skating in the winter. Rules for its use will be posted. Wading and swimming will not be permitted.
