The American Institute of Architects (AIA) has revealed what its judges reckon to be the 10 best new American homes and housing complexes, for the organization's 2014 Housing Awards. Though not explicitly marketed as a list of green housing, almost all of the winners feature some degree of sustainable technology or design.
The awards are separated into four categories: One and Two Family Custom Housing, Multifamily Housing, Special Housing, and One and Two Family Production Housing though as no winners were chosen in the latter category this year, it is absent from this list.
Below, Gizmag highlights five standout examples, but head to the gallery to see each of the 10 homes and housing complexes in full.
The Informal House was designed by Koning Eizenberg Architecture for a family of four in South Pasadena, California. The brief called for the design to offer plenty of quality family space, both indoors and outdoors. Its unashamedly bright facade is both appealing and befits the home's name.
The home features green lower roofs which help insulate the interior, while the higher roof is colored white in a bid to minimize solar heat gain.
Informal House was recognized in the The One and Two Family Custom Residences category.
In a choice that highlights the wide scope of the awards (and one of the few examples without any overt sustainable design), the Sol Duc Cabin was designed by Olson Kundig Architects for a client who requested a compact, low-maintenance, and virtually indestructible house for himself and his wife while on fishing trips in the rural Olympic Peninsula, Washington.
The two-story dwelling comprises two levels, and is set on stilts to provide protection from wildlife and floods. Sol Duc Cabin also features tough shutters which can be closed to ensure protection from any storms.
It was recognized in the The One and Two Family Custom Residences category.
Park Passive House is, as we recently reported, Seattle's first residential property to achieve house Passive House Certification. The three-story home is located on an urban infill lot, and features all the usual hallmarks of a proper Passive House: near-airtight envelope, extremely efficient home appliances, and a bevy of energy efficient technology.

Bradley T. Carmichael, PE, Assoc. AIA has been promoted from project engineer to senior engineer, in recognition of his ability to deliver technically sophisticated solutions to challenging building envelope problems.
Carmichael directs project teams in evaluating structural systems, performing analysis and calculations for existing buildings and new construction, and implementing rehabilitation solutions. His ability to explain complex engineering considerations in straightforward terms has fostered strong client relationships and contributed to the professional development of junior staff. He has proved a trusted sounding board for technical questions and enriches the firm's dialogue on professional practice. Carmichael joined Hoffmann Architects as a project coordinator in the firm's New York office in 2007, and was promoted to project manager in 2008 and to project engineer in 2011. Now at the firm's headquarters in Connecticut, he has managed projects for Princeton University, Crowne Plaza Hotel Times Square, BMW of North America, and Columbia University. Carmichael holds a Bachelor of Applied Science degree in Mechanical Engineering from the University of British Columbia. He lives in North Branford.

500,000 sqm of retail space in the pipeline, mainly in eastern Poland - JLL
Some 550,000 sqm of retail space is currently under construction, 87 percent of which within 20 new shopping centers and 8 mall expansions, a recent JLL report said. Another 11 percent of retail space currently in the pipeline corresponds to retail parks and 2 percent to one outlet center under construction.
Small and medium-sized malls constitute 98 percent of all retail space under construction. Some of the biggest projects being built include Sukcesja in d (45,000 sqm), Galeria Warmiska in Olsztyn (41,500 sqm) and Tarasy Zamkowe in Lublin (38,000 sqm).
Most of the new stock will be delivered in eastern and north-eastern voivodships and in the dzkie voivodship, as well as in small cities with population below 100,000.
Polands retail map is developing increasingly evenly, with locations that were previously less active expanding their offer, said Anna Wysocka, head of retail agency at JLL.
In Q1 2014 three new shopping malls were completed, totaling 140,500 sqm: Atrium Felicity on Lublin, Galeria Amber in Kalisz and Galeria Siedlce in Siedlce. Altogether Polands shopping malls feature 8.6 million sqm of retail space.
Shopping mall saturation level has reached 224 sqm per 1,000 people, which is above European average of 191 sqm per 1,000 people.
Polish retail market also has 1.3 million sqm in retail parks, 1.87 million sqm in stand-alone schemes and 163,000 sqm within outlet centers.
The segment that is seeing the most activity is convenience, that is small schemes both shopping centers and retail parks with a balanced offer, mainly being built in smaller cities, with unsaturated and promising markets. This trend is supported by the fact that 42 percent of shopping malls and 87 percent of retail parks currently under construction are located in cities with population below 100,000, Wysocka added.
Vacancy stood at 3.2 percent at the end of 2013, 0.6 percentage point higher than a year earlier.

Changing Medical Economics Prompting Caregivers to Offer Services Where Patients Shop
Were seeing a lot of strip centers being converted to medical offices of various sizes, if a dollar store or grovery store goes out," Robert Moon, vice president, brokerage services, for Farmington Hills, MI-based Friedman Integrated Real Estate Solutions, tells CoStar News. "New MOBs can cost upwards of $200 a foot to development -- those are big numbers. Existing space at a retail center will be substantrially less than that, so theres a big incentive to take that space rather than building from the ground up."
Stores left vacant by the demise of big-box retailers and struggling strip centers are turning out to be reasonably priced options for many health care facilities which are increasingly moving away from the centralized service delivery model centered on a traditional hospital campus and trending toward mixed-use properties where medical office buildings (MOBs) and retail stores and restaurants co-exist, according to Laura Lee Garrett, a partner with Hirschler Fleischer in Richmond, VA, and member of the firms real estate and retail practice group.
One of the latest examples of that trend was last months announced joint venture between Cornerstone Development Partners and Stein Investment Group to develop a $65 million mixed-use complex on four parcels that include a blighted strip center property at Collier and Peachtree Road in Atlanta.
The Cornerstone Medical Center will consist of 145,000 square feet of medical office space across from Piedmont Hospital and 16,000 square feet of street level retail and restaurants. Chick-fil-A has already agreed to a lease on the ground floor of the seven story building slated to break ground this summer and be completed in 2015.
"The catalyst for this project was the medical community's current demand for efficient, 21st century medical space. There's very little medical office space left in the area immediately surrounding Piedmont Hospital," said Jason Linscott, principal at Stein Investment Group.
Retail properties increasingly are being repurposed for medical uses as providers look to move closer to patients and reduce costs by providing outpatient services in non-acute settings, said Colliers National Office Research Manager Andrea Cross, who authored the global brokerage firm's recent 2014 outlook for medical office space.
"High retail vacancy, particularly in the suburbs, due to overbuilding prior to the recession and housing crisis, and increasing online retail sales have created opportunities for health care tenants," Cross said.
Well-located big box properties in the 20,000-to-50,000 square-foot range with ample parking, such as those occupied by defunct tenants like Borders, Circuit City and Linens n Things, have been an especially popular draw for many medical tenants.
In one such project, construction will start this spring on a conversion project by St. John Health System to turn a 20,000-square-foot former Borders bookstore in Grosse Pointe, MI, into medical office and retail space. The medical office will occupy one end of a large building, which was also vacated by Ace Hardware.

The former West Pagoda Chinese takeout on the corner of Carlisle and Oxford streets was torn down during spring break to make way for a four story apartment complex with retail space.
The building will include 12 apartments and a balcony on the fourth floor with the plans showing the building rising roughly 10 feet taller than neighboring buildings, according to the City of Philadelphia. Additionally, the first floor is to be retail space.
On Aug. 21, 2013, an appeal by Michael Mattioni, a local real estate, estate planning, corporate and taxation lawyer, was approved by the Philadelphia Zoning Board of Appeals in order to construct the building, which is planned to be much taller than the one floor West Pagoda building that preceded it.
The property was bought in December for $250,000 by J.B. Richards Construction, LLC, a company with offices in Northeast Philadelphia, according to property records. The propertys 2013 estimated market value, prior to the new construction, was $30,000.
The owner of the property is Huang Hui Qiu and the licensed contractor is CRP Builders 2 LLC, according to a building permit posted at the construction site and approved by the Department of Licenses and Inspections on March 13.
Neither Qiu nor the overseeing inspector from Philadelphia L&I returned multiple calls for comment.
The architecture firm that designed the building is Harman Deutsch, which has offices located on the 600 block of 12th street.
Additionally, an attached structure is planned to be constructed adjacent to the building. This attached structure will be three stories with apartments in each of the floors including the basement, according to the City of Philadelphia website.

Shares of Apogee Enterprises, Inc. ( APOG ) rose 4.5% as the company reported fourth-quarter fiscal 2014 earnings of 27 cents per share, up 80% from 15 cents earned in the prior-year quarter. However, earnings lagged the Zacks Consensus Estimate of 31 cents.
Total revenue increased 19% year over year to $214 million in the quarter but fell short of the Zacks Consensus Estimate of $217 million.
Operational Update
Cost of goods sold increased 17% to $167.5 million in the quarter. Gross profit improved 29% to $46.9 million. Gross margin increased 170 basis points (bps) to 21.9%. Selling, general and administrative (SG&A) expenses rose 16% year over year to $34.8 million. Operating income was $12.1 million, which grew a whopping 97% from $6.1 million earned in the year-ago quarter. Operating margin rose 320 bps to 6.4%.
Segment Performance
Revenues from the Architectural Glass segment increased 9% year over year to $75.7 million with growth in the U.S. and Brazil. Operating income in the quarter was $0.1 million, turning around the loss of $0.4 million in the prior year quarter, aided by improved mix and pricing, partially offset by timing of expenses and increased incentive compensation.
Revenues from the Architectural Services segment increased 22% year over year to $63.5 million. The segment reported an operating profit of $5.9 million, improving twofold from $2.8 million in the year-ago quarter. Growth in the top and bottom lines was owing to favorable project timing and cost flow, along with improving project margins.
Architectural Framing Systems' revenues increased 41% year over year to $63 million, with 16% organic growth. The segment's operating income increased to $1.9 million, turning around the year-ago quarter loss of $0.2 million. Improved performance in the window business drove the results.
Large-Scale Optical Technologies segment's revenues remained flat at $19.2 million due to softness in the retail market, which resulted from a severe winter, partially offset by sales growth in the fine art and museum market. Operating income in the reported quarter was $5.2 million, up 30% year over year due to reduced expenses and a strong mix of higher value-added framing products.

Management Accountants, Architectural Designers, Quantity Surveyors and Customer Service Representatives are just four of the professionals sought by employers as the New Zealand economy continues to create new jobs, says recruiting experts Hays.
Nationwide job numbers have been rising for the last 18 months with more people seeking work and successfully finding jobs across the country.
According to the recruiters latest Hays Quarterly Hotspots list of skills in demand for the April to June quarter, the jobs growth is being led by professional, technical and administration workers.
Significantly, its not only the rebuild in Christchurch that is generating new employment opportunities in New Zealand; jobs growth is gathering pace across all regions of the country.
"Over the past two weeks over 300 companies have attended recruitment events weve held across Auckland, Wellington and Christchurch," said Jason Walker, Managing Director of Hays in New Zealand. "All companies shared a similar positive outlook for employment in New Zealand regardless of location.
"This shows that the growth in employment is no longer just centred on Christchurch - while the unemployment rate for Canterbury has plunged to its lowest level in six years, we are also seeing healthy jobs growth in Auckland and Wellington."
One such area of growth exists in the accountancy and finance sector. According to Jason, "Employers are evaluating their accountancy and finance operations and adding resources to ensure they continue to produce accurate and timely information as well as insight into their operations.
"For example, architectural work is increasing in New Zealand, particularly in Christchurch and Auckland, and it is currently a candidates market. Quite often employers will create a position for a good intermediate or senior candidate who can use the right software and has local experience. In the construction sector we are seeing particular demand for experienced and intermediate Quantity Surveyors.
"There is also currently a good mix of both temporary and permanent roles in the office support market and this is due to new roles being created. Employers are willing to see good candidates as they are often overloaded with work," says Jason.
