Statistics on the U.S. housing recovery point to an active market for home improvements such as aluminum sunroom additions and patio covers in 2014, says Chris Noe, president of Venetian Builders, Inc., Miami.

Were coming off a great year for residential improvements, with our 2013 sales more than doubling 2012 levels, Noe said. We expect 2014 to be even better.

Noe is basing some of his optimism on recovering home prices, which are increasing equity for many homeowners. Traditionally homeowners tap home equity through refinancing, second mortgages and home equity lines of credit to pay for major improvements, he noted.

Trulia.com reported that the housing market was 79 percent back to normal as of December. And CBSNews.com reported that of the top 10 turnaround real estate markets in 2013, two are in South Florida: West Palm Beach/Boca Raton and Fort Lauderdale.

And Miami was widely viewed as a top recovering market in 2012, Noe noted. It all spells increased equity to help people pay for major improvements.

Recovery means higher costs for homeowners who want to move to a bigger home, Noe noted. Thats all the more reason many homeowners will decide that adding space makes more economic sense than moving, Noe said. Aluminum-framed sunrooms and screened patio covers increasingly are providing needed space because of they cost less than rooms built by traditional construction methods and because they go up faster.

Some homeowners can secure non-bank financing for improvements, including luxury additions such as screen pool enclosures, Noe said. For instance, the nearly half of our customers who come to us through 41 South Florida Home Depot stores can apply for major project financing through those stores, Noe said. For others, home equity remains their best source of improvement money.
