My tenants have complained that they have trouble keeping the house warm.

I have made improvements - newish boiler, loft insulation and cavity heating - but the double glazed windows are not good quality and I have already paid for some repairs.

Can I replace all the windows with new ones; could I claim against the tax I pay and if so how much can I claim? SMM via email

Linda Mckay, of This is Money, replies: We have all been trying to keep the costs of heating a home to a minimum as fuel prices continue to rise.

Tenants do not have to shoulder the cost of repairs and replacements in a rented property, although they do have to meet the costs of fuel.
