SANTA ROSA Sutter Medical Center of Santa Rosa today announced it selected Irvine-based Hammes Company to develop an on-campus, state-of-the-art medical office building as part of the new $284 million hospital just north of Santa Rosa.
The Sutter Healthaffiliated hospital said it conducted a local and nationwide search.
Hammes Company was selected as our real estate partner due to its proven track record of maximizing value, accelerating construction schedules, offering competitive physician rental rates and working with local vendors, said Mike Purvis, chief administrative officer of the medical center in a statement.
Sutter is constructing the $284 million acute care facility at the interchange of Mark West Springs Road and Highway 101. It will include all-private rooms, which will provide the highest quality of care for the community, according to Sutter. Completion is expected in 2014.
The development of an 80,000-square-foot medical office building will be a vital component of the new campus, according to Sutter. Hammes Company will lead all development, leasing and capital financing initiatives for the medical office building project.
Hammes Companys role as our developer will include leasing of the new medical office building. We are excited to strengthen relationships with the areas top healthcare professionals who plan to join us at our new campus, Mr. Purvis said.
The medical office building will house ambulatory services and physician offices for lease. Sutter selects developer for Santa Rosa medical office building
Crews began demolishing the former Tompkins Fabric building in Syracuse's Franklin Square Thursday to make way for a new, three-story office building.
Demolition of the building at 438 N. Franklin St. is expected to take four to six weeks.
Developer Anthony Fiorito said construction of the $7 million office building that will replace it will take about eight months and will begin as soon as its first office tenant is signed. He said he is negotiating with three potential tenants.
The building, on the northeast corner of North Franklin and Genant streets, will have a brick facade to match other buildings in the historic square, a former industrial center that has been turned into a mix of office and apartment buildings over the past couple of decades.
Fiorito also owns One Franklin Square apartments next to the site.
William Ryan, Syracuse Mayor Stephanie Miners chief of staff, got the demolition started by hopping into an excavator and knocking a hole in the side of the building.

Britains economy may have shrunk more than previously estimated in the first quarter after the statistics office reported a deeper slump in construction.
Building output plunged 4.8 percent in the three months through March, the Office for National Statistics said today. That compares with a 3 percent drop in the first estimate of gross domestic product on April 25, which showed the economy contracted 0.2 percent. The revision on its own would shave 0.1 percentage point off GDP, the statistics office said.
The building data may add to concerns about the economy as the Bank of England grapples with a double-dip recession and inflation remains above its target. Policy makers hadnt seen the revision before they decided yesterday to halt their quantitative-easing program at 325 billion pounds ($524 billion), according to statistics office officials.
Todays figures will intensify the dilemma facing the Monetary Policy Committee, said Samuel Tombs, an economist at Capital Economics Ltd. in London. Policy makers have to balance sticky inflation and very weak economic activity, he said.
The pound remained weaker against the dollar and the euro after the data was published. It traded at $1.6103 as of 11:30 a.m., down 0.3 percent on the day.

VICTORIA, May 9, 2012 /CNW/ - British Columbia Investment Management Corporation (bcIMC) announced today that Golder Associates Ltd. (Golder) has finalized a lease agreement to anchor its new LEED Gold office building at Broadway Tech Centre, an integrated office and warehouse development in Vancouver .

With the Supreme Court giving its nod reopening the probe into non-filing of proper accounts of election expenditure, vis-?-vis paid news against the former Maharashtra Chief Minister Ashok Chavan, the Election Commission has fixed a fresh hearing for May 17.
Most probably the EC will decide to have a daily hearing as Chief Election Commissioner S.Y. Quraishi is demitting office on June 10, informed sources said.
The issue was first exposed by The Hindu. Campaign advertisements in support of Mr. Chavan, who contested from Bhokar in the October 13, 2009 Assembly poll, were issued in Hindi and Marathi newspapers, camouflaging them as news items. An Independent and BJP representatives have complained to the EC that Mr. Chavan had not included the money spent on such advertisements in his election expenditure accounts and thus violated the EC rules. On November 3, 2011, a Bench of Justices Altamas Kabir, S.S. Nijjar and J. Chelameswar temporarily stopped the EC from going into Mr. Chavan's poll account, following his appeal against a Delhi High Court order, which had allowed the probe.
However, on May 2 this year, a Bench of Justices Altamas Kabir and J. Chelameshwar said the EC could go ahead with the probe but the findings should not be made public.
The EC had begun proceedings against Mr. Chavan on April 2, 2011 on complaints that he had shown it a poll expenditure of merely Rs. 11,000 despite his having paid money to various newspapers for favourable coverage of his campaign.
Mr. Chavan challenged the EC action in the High Court, which, however, ruled that the Commission was well within its rights to probe his account.
The complainants, who sought disqualification of Mr. Chavan, referred to Chapter III and Section 10A of the Representation of the People Act, 1951. If the Election Commission is satisfied that a person has failed to lodge an account of election expenses within the time and in the manner required by or under this Act, and has no good reason or justification for the failure, the EC shall, by an order published in the Official Gazette, declare him disqualified. Any such person shall be disqualified for three years from the date of the order.
Mr. Chavan argued that there was no mention of his seeking votes in any of the advertisements. The election expenditure was submitted to the authority concerned in time and prima facie this was approved by the District Election Officer (Returning Officer). He had no role to play in the news stories, Mr. Chavan claimed.

PHILADELPHIA (CBS) Ignoring a mold issue in your home will only prolong the problem and allow it to get worse. Since mold exposure can cause health problems, it is important to take steps to eliminate it from your house and hire a reputable company for the job.
In this weeks Angies List report, Jim Donovan shows you what you need to look for when choosing a professional for the job.
Are you concerned you might have mold in your home? There are a couple things experts will look at.
There are generally two types of test one is a lift test where a sample is taken from a suspected area of staining that is not quite for sure that it is mold. The other is an air sampling it is to determine the level of spores that are in the air in a particular area of a home, or crawl or attic, said Ron Porter, a mold removal specialist.
But mold remediation can be expensive, so if the mold is visible, that initial diagnostic test can be skipped but you dont want to skip the final testing.
Do the remediation and then do the post test because the post test is going to be very important to make sure that the remediation was done properly, said Angies List founder, Angie Hicks. Also, make sure the company you hire explains who will be testing your samples.
Its important for consumers to confirm that the company they are hiring do the testing is going to send the sample out to a third-party, an independent third-party for analysis because you want separation between those two activities. You dont want the company selling you remediation to be analyzing whether you need it, said Hicks.

WESTERLY Dozens of residents opposed to a plan that would extend the town sewer line to Misquamicut, at a cost borne largely by shoreline residents and businesses, filled the Town Council chambers Monday night.
The residents raised a number of questions about the $24 million proposal while others leveled criticism. They asked whether businesses would pay an equitable share of the project cost, whether the sewage plant has enough capacity, whether the project would prompt an undesirable development boom, and whether it is being rushed. They also questioned why the Town Council, not residents at a referendum, would decide whether to move forward with the plan.
Town Manager Steven Hartford, an advocate and architect of the plan, said that the most recent projections show that Misquamicut residents would pay $1,227 annually for the project for 20 years, the duration of a revenue bond that would be issued to finance the work. Under the traditional sewer extension system in which the town pays for about half of a project and new users pay for the other half, residents would pay about $1,220 per year, Hartford said
Examples of the cost for commercial properties, under the proposal, include the Breezeway Resort, which would pay $17,795 annually and $355,899 over 20 years, and Marias, which would pay $23,062 annually and $461,241 for the term of the bond.
The proposal follows a cesspool phaseout program enacted by the Rhode Island Department of Environmental Management. The phaseout requires owners of property within 200 feet of a coastal shoreline feature, including salt ponds, to install costly denitrification septic systems to replace cesspools. Residents said the cesspool phaseout applies to less than 50 property owners in the Misquamicut area.
Hartford and others who developed the plan said they believe it achieves a fair balance between what residents would pay and what businesses would pay. The amounts are based on projections of system use rather than the traditional lot size determination. Under the plan, Hartford said businesses would pay eight times more than they would pay under the lot size payment determination.
While theres a perception out there that the homeowners are paying more then they would under a conventional sewer extension, thats just not true, and the reason is that the businesses are picking up a substantially greater portion of what they would under a conventional assessment, Hartford said.
In response to another question, Hartford said that while the current plan gives residents who have already installed denitrification systems a 10-year forbearance period before they are required to hook up to the sewer system, all property owners in the affected area will be required to eventually hook up to the system. Officials are considering extending the 10-year forbearance to a longer period of time.
The sewer plant on Margin Street can handle the additional load presented by extending the sewer line without the need for an expansion of the plant, Hartford said. The plan does not require a townwide referendum because revenue bonds would be used to pay for the project. Revenue bonds are paid off with money generated by user fees as opposed to general obligation bonds, which are paid with taxes from all town taxpayers. General obligation bonds require referendums.
Russell Ryan of Kimball Avenue said businesses should have to pick up a greater share of the cost of extending the sewer line since they have more to gain, including not having to give up parking spaces to make room for new septic systems.

(CBS/AP) NEW ORLEANS - In the era of mobile telephones, AT&T Inc. is trying to rid itself of a long-standing tradition in Louisiana: the familiar white pages of residential phone listings dropped on front porches and driveways.
The staff of the Louisiana Public Service Commission has recommended a plan under which white pages would be sent only to customers who specifically request the directory. AT&T customers also could request a CD-ROM of home listings for computer use. Many commissioners say they support the plan.
"Unwanted and unused directories are a waste of natural resources and scarce capital," Public Service Commissioner Eric Skrmetta said. "Savings from printing directories only for consumers who actually want them can free up capital for increased development of consumer DSL and broadband services, in both traditional and cellular based modalities. Consumer choice allows for smart management of resources."
The commission could vote on the proposal May 23.
The program wouldn't affect the yellow pages, which is advertiser-supported, or the business version of the white pages, both of which would be delivered to all customers.
"The traditional residential white page telephone directory no longer provides the same utility it once did as customers are now turning less and less to the residential white pages directory and are looking to online and other resources for listing information," AT&T said in its request to the commission.
At least one Public Service Commissioner, Foster Campbell, opposes the request, calling it "a moneymaking deal" for AT&T.
"What do you think people are going to do when you take their telephone directory away? They're going to call 411 and pay $1.50. If they don't have a computer, they're going to call 411," Campbell said.
AT&T spokeswoman Kim Allen said that in 75 of company's markets across the country where white pages delivery is optional, less than 1 percent of its customers requested the directory. She said at least 19 states have removed mandatory directory delivery.
AT&T would rather use the savings to upgrade broadband services and wireless services in the state, Allen said. Allen would not say how much AT&T spends annually on its white pages and how many customers the company has in Louisiana, citing competitive reasons. She also was unable to say how many cities might be affected the PSC approves the company's request.
