Point 92 new landmark in Damansara Perdana - June 17, 2012 by Mr HomeBuilder

PETALING JAYA (June 15): Point 92, a new Grade A green-rated office building which is fast becoming a landmark in Damansara Perdana in Petaling Jaya with its eye-catching design, will be completed in September.

The Malaysian Green Building Index-(GBI) certified 19-storey tower is an MSC-status building with a nett lettable area (NLA) of 155,000 sq ft. It has six levels of basement car park and outdoor decks on the 7th, 8th and 9th floor with the landscaping by Seksan Design.

The building is located at the entrance to Damansara Perdana via the Damansara Puchong Highway.

Tujuan Gemilang Sdn Bhd, the developer of PJ Trade Centre in Damansara Perdana, sold the office tower late last year to Sarawak-based OBYU Holdings Sdn Bhd. OBYU is a company involved in property development, construction and engineering, power and telecommunications, plantations, services and trading.

Zerin Properties assistant head of mergers and acquisitions (business space) Carlo Russo told The Edge Financial Daily that demand for green buildings is rising.

The increase in demand for such buildings is mostly seen from multinational companies. However, more local companies are also stepping up their corporate social responsibility requirements and want to reduce their carbon footprints.

Demand is seen in Kuala Lumpur city centre, Petaling Jaya and KL Sentral. The most recently completed GBI-certified building close to full occupancy is KL Sentral Park, now known as KL Sentral Platinum with a NLA of 434,000 sq ft, said Russo.

Asked if the overall office rental market in the Klang Valley is softening, Russo said that the market is stable.

We still see strong demand rather than a decline. There is genuine interest by local and foreign companies and we expect this interest to continue for the rest of the year with most new tenancies starting in 4Q12 onwards We think the office market in 2012 will be stable with rentals also stable but with a slight drop in occupancies, he added.

Zerin Properties and Hartamas Real Estate Sdn Bhd are joint marketing agents for Point 92.

KANSAS CITY, Mo. A man apparently jumped- or fell- from a retaining wall into traffic on the Broadway extension just north of the Broadway Bridge Friday morning and died after he was struck by a truck.

Police say a pickup truck crested the hill and the driver saw the man either falling or jumping down into the highway from the wall, but couldnt avoid hitting him. Police say its clear he either fell or jumped, although they have not determined which is the case and ultimately, may never know. The man was transported to the hospital, where he died.

I cant think of anything that would be more unsettling like that happening, said Sgt. Bill Mahoney, KCMO Police. Weve talked to him. Hes very cooperative with us. He did stop to try and render first-aid to this individual.

Police have not yet released the victims name and are talking to members of his family. Police tell FOX 4 that the man was in his 20s, his last known residence was in Kansas City, Kan.

The accident happened at about 7:05 a.m. Police shut down the northbound lanes there for about three hours.

Flooding threatens Kelowna, wider Okanagan region - June 16, 2012 by Mr HomeBuilder

Residents of B.C.'s Interior are anxiously watching river and creek levels this weekend, as more rain is forecast with stream levels already high throughout much of the Okanagan.

Environment Canada is forecasting 20 to 50 millimetres of rain for B.C.'s Interior over Saturday and Sunday, and a continued contribution to river volumes from melting snow packs.

On Friday, the B.C. River Forecast Centre upgraded an advisory for the Shuswap River near Enderby to a "flood watch" level.

Gord Molendyk, an emergency co-ordinator in the North Okanagan and Shuswap region, said people living along the Shuswap River need to be prepared for the worst.

"It could come up quickly. So the emergency operations centre is advising property owners in those areas prone to flooding to move your livestock to higher ground," Molendyk said.

"If you're in an area that has flooded before, sandbag your property and we're saying be prepared to evacuate if necessary."

Molendyk says the area near the mouth of the Shuswap River at Mara Lake is of particular concern.

Kelowna, which is approximately 90 kilometres south of Enderby, has already experienced a troubling creek overrun this month.

On Thursday, residents of an apartment building in Kelowna had a close call after water from Mission Creek began pushing through a 30-year-old retaining wall and threatened to flood the entire complex.

The city declared a state of local emergency and residents were put under evacuation alert as crews worked through the night to save their homes.

Fire engulfs north side apartment construction site - June 16, 2012 by Mr HomeBuilder

    INDIANAPOLIS -

A large fire engulfed an apartment building under construction on the near north side Friday night.

The fire broke out around 9 p.m. on the northeast corner of East 16th Street and Broadway. Large flames could be seen from a camera atop the television tower in front of the WTHR studios. Smoke from the fire could be seen from several counties around Indianapolis, viewers reported.

The fire destroyed two apartment buildings under construction.

"We have a four-story wood frame structure, actually two of them, in that location," said Joe Langybartels, a manager on the construction project who was at the scene.

Langybartelstold Eyewitness News he didn't believe there was anything on the construction site that could have caused the fire.

"Not right off hand, no, 'cause everything...all the sprinkler system's poly, the drain lines are poly, the wires were being pulled, there's no power," he said.

Neighbors say the fire started small, then suddenly took off.

"I dialed 911, I said, 'It's a fire!'," said Regina Morris. "Next thing you know, all of them just went to blaze. I'm on the phone with 911, I'm telling them, 'They need to get here! Y'all need to get here!' They said, 'Where you at ma'am?' I said, 'I'm at 16th and Park.' I said 'It's a small fire.' Next thing you know, everything is popping and it went to blaze."

Construction materials across the street also ignited and a nearby church reportedly caught fire as well. Propane tanks at the scene also were seen exploding.

CAM Raleigh presents José Lerma: The Credentialist; museum premiere of newly commissioned works - June 16, 2012 by Mr HomeBuilder

RALEIGH, NC.- CAM Raleighs latest feature exhibition, The Credentialist, a new body of artworks commissioned by CAM Raleigh and created by Jos Lerma, opened May 19, 2012. Jos Lerma currently lives and works in New York and Chicago, where he is a faculty member at the School of the Art Institute of Chicago. Lerma creates intricate installations that combine painting and non-traditional materials such as reflective fabrics and commercial carpet, relying on a compendium of mediums, references, and elements that combine his personal history and extensive academic accolades with his awareness of social history. Lerma originally migrated from Spain to Puerto Rico and now lives between Chicago and Brooklyn, and has multiple degrees in law and art. The Credentialist is a new body of 18 artworks commissioned for the main gallery at CAM Raleigh highlighting his ability to combine and collapse facets of history from his personal viewpoint. Central to the exhibition is the notion of rising and falling, particularly the precipitous demise of great historical figures. The records of these fluctuations are played out on various paintings, curtains, and carpets that occupy the space. 4 large canvases, which imitate ballpoint pen doodle, depict themes such as war, love, and paradise while referencing paintings on the subject by Tintoretto and Piero De La Francesca.

In his paintings, Lerma employs images of Baroque style portraits of historical, famous French Bankers from the 18th Century, which are signified by wigged portraits. The artworks in this exhibition are monumental, featuring a liberal use of brush strokes, doodles, and highlights of paint to underscore the sketch-like quality of the drawings. By distorting and often erasing the features of the faces, only leaving profiles or frontal views of wigs, Lermas work also references the paintings of Francis Bacon and Philip Guston.

Lerma places his large works on electronic keyboards as a way of combining previous elements of his oeuvre. This provides a soundtrack to each painting -- making the paintings active participants in the art. Through the use of acrylic spray paint on canvas, he is able to reproduce the aesthetic of highlighters and penscratchings on a paperpad. His swirled scribbles are reminiscent of graffiti while doodles reference French political cartoon drawings. Lermas paintings meld these several diverse mediums to create works that resemble portraits of bureaucratic figures while simultaneously appearing to be topographical landscapes. Lerma builds up hues of paint and juxtaposes them alongside flat planes of white paint or doodles of spray paint. Lermas paintings are experimental and expand the notion of painting. The main gallery of CAM Raleigh features a large-scale carpet installation. Lerma paints directly on inexpensive commercial grade carpets. The scale of the rugs affects the physical relationship of the viewer to the work. I like the thought of people walking over my ideas, convoluted and preliminary as they often are, and examining and stepping over an intimate space while simultaneously feeling small. Like having the same relationship an insect would have to a drawing - or of course a child to a carpet," Lerma says.

The hypnotic musical tones of the electronic keyboard and the meditative swirls of the doodles seem to counterbalance the stiff regulations of the wigged French bankers and the very controlled atmosphere of both the four-sides of the canvas and the white-walls of the gallery. Lerma effectively describes them as paintings and works about paintings, which attempt to collapse the historical and the autobiographical within a single frame .

Elysia Borowy-Reeder, CAM Raleigh executive director and curator of the exhibition, says "Lerma suggests new ways of experiencing artvisitors are invited to walk on top of his paintings and travel through a visual history. This exhibition is also a celebration of the diversity of artistic expression that puts the artist in the center of the community. CAM Raleigh is an avid champion of artists early in their careers and we give them an atmosphere where they are e nc ou rage d to foster across-fertilization of ideas and dynamic interaction with visitors. Its also an opportunity for visitors to have a chance to meet and exchange ideas with the artists.

The Credentialist, created by Jos Lerma, is organized by CAM Raleigh. It is curated by Elysia Borowy-Reeder, executive director of CAM Raleigh and coordinated at CAM Raleigh by Kate Shafer, gallery and exhibitions manager and Evan Lightner, lead preparator.

Still in session - June 16, 2012 by Mr HomeBuilder

A month ago, the French classroom at Pittsburg High School was filled not only with students, but also with desks, chairs, and cabinets. Now, all those desks, chairs and cabinets are lining the hallways while work goes on to renovate the flooring of the room.

Pittsburg High School is undergoing a few cosmetic changes this summer. It starts with completing the renovations and retilings of several bathrooms in the high school, and ends with about a dozen classrooms getting brand-new flooring before students return in August.

"Actually, some of that is the original flooring from when the school was built in 1980.That's probably all from one classroom. The rest was about 10-14 years old. Typically, we asked some architects what the standard life of a carpet was in a school, and they said about seven years. It was due," said Jim Newell, USD 250 maintenance director.

Some of those working on the project said that the decision to replace the old carpet with tile in all but two rooms will prove fruitful for the school district. Or at least, they said, to the cleaning crews.

"You can only clean a carpet so many times, then it begins to stink," said Mike Newman of Quality Floors, who is helping in the installation. "Especially with the wintertime, when schools are open, and kids track in mud and snow. Tile is a lot easier to keep clean. It's a lot more sanitary than carpet, which holds so much in it."

The carpet in many of the rooms is being replaced while the students are gone. Crews have to cut the carpet, roll it up and carry it out, then use a special machine to scrape the carpet glue off the floors. Only when the floors are clear of any glue residue can the process of laying tile begin.

The bathrooms are a different story. The tile in those rooms is being placed directly on top of the old tile, creating an entirely new look. In addition, all of the original fixtures, stalls and walls are being replaced. In effect, Newman said, they are "gutting them and starting over."

Some minor remodeling work is also taking place at Pittsburg Community Middle School this summer. Newell said all the projects would be completed by the first week in August, if not before that date.
