    Home show fire causes pricey damage - March 15, 2014 by Mr HomeBuilder

    There was anger at the Christchurch Home Show after a fire this morning set off the venue's automatic sprinkler system and did millions of dollars of damage to trade stalls and the products in them.

    More than 180 stalls were affected and the home show had to be cancelled.

    As the people started streaming in, they were told to turn around. The home show was off.

    A small fire started at about 7am this morning inside the CBS Arena.

    It triggered the venue's automatic sprinkler system, which rained down on and potentially damaged many of the 180-odd trade stalls set up inside.

    "Obviously there's been a lot of smoke damage," says Vbase general manager Darren Burden. "The sprinklers activated and the fire brigade were on scene pretty quickly."

    More than 1200 people were expected to attend the Rebuild and Renovate Christchurch Home Show over the weekend.

    "The business that these shows can unfold for local businesses is in the millions," says event organiser Amanda Magnus. "It's a huge blow to everyone involved."

    Many of the stalls were also at the Auckland Home Show, including Patrick Scott who had more than $150,000 worth of spas and pool products inside.

    "I hate to think. It's going to take us quite a while to work out cost of sales, cost of goods," says Mr Scott.

    FIRE FIGHTERS: The fire service outside CBS Arena this morning.

    TURNED AWAY: Exhibitors for the home show were disappointed.

    NO GO:People weren't able to access the arena.

    The CBS Arena is under lock down after a fire, believed to have been sparked by a spa pool, caused extensive water damage.

    The Fire Service responded to a sprinkler system alarm at the arena in the early hours of this morning. The blaze was under control in about an hour.

    An anonymous source said the fire had been caused by a spa pool which was part of a show display, however fire investigators were still on site.

    A Fire Service spokesman said the fire was of a medium size, but the most damage had been caused by the sprinkler system.

    Vbase venue management general manager Darren Burden said the extent of the damage would not be known until staff could get inside the building.

    Phil Bondurant has worked for one of the largest health departments in the country and for one of the smallest, and he thinks Summit County suits him just fine. Bondurant was recently brought on as the Summit County Health Department's new Environmental Health Director and is excited for what he sees as the county being "on the cusp" of becoming a larger health department.

    "In my opinion, environmental health always has to be proactive," Bondurant said. "My main focus is I always try to earn my keep from an organizational as well as a taxpayer standpoint. They pay to have clean air and clean water."

    Bondurant, who is from Henderson, Nev., is taking over for the retired Bob Swensen. He has worked for nine years with the Southern Nevada Health District in Las Vegas, Nev., and previously worked as Director for Environmental Health for the Central Utah Public Health Department in Richfield, Ut.

    Bringing sewer to county residents with outdated or malfunctioning septic systems is one of the main goals of the Health Dept. going forward. The department has also brought on an environmental consultant who will assist with on-site wastewater inspections for all new septic systems under 5,000 gallons.

    "There have been some [septic] systems that have failed to the point of, 'Whose fault is it?' The installer? The county?" Bondurant said. "We're working on bringing sewer to a lot of outlying areas that are on septic systems. It's part of a push being sought nationwide."

    The two most important areas of focus for the Health Department, Bondurant said, are air and water quality, based on residents' concerns and the Summit County Council's goals. Being proactive on air quality is helped by the fact that conditions in Salt Lake City can often be expected to have an impact on Summit County.

    "As this county grows, people need to understand that the ozone and PM (particulate matter) 2.5 air quality concerns are not entirely the fault of Salt Lake," Bondurant said. "There is a certain component [of pollution] caused in Summit County."

    PM2.5 is the primary winter pollutant, while ozone poses more of a threat in the summer. Bondurant said the Health Department's campaigns such as an anti-idling ordinance and "check engine" light awareness are crucial. Check engine lights almost always mean an emissions problem with a vehicle and the Health Dept. will work with mechanics to make motorists aware of the issue.

    Pittsburgh's choked hotel market is getting some room to breathe.

    More than a dozen hotels are either under construction or will open this year in the city a $168 million investment by developers who are attracted by the market's near 70 percent occupancy rate. The modest boom will add more than 800 rooms to the 4,570 available in Downtown hotels.

    The increase will help to alleviate some of the problems visitors may have finding rooms during key events, such as Pittsburgh Pirates games, but the city still lacks an important element for major conventions: a 1,000-room hotel at the David L. Lawrence Convention Center.

    That's what professional meeting personnel tell us, said Craig Davis, president and CEO of VisitPittburgh. That is one reason we fail to attract larger conventions.

    The 618-room Westin Convention Center Hotel is the sole major facility directly connected to the convention center. The problems posed by the shortage of rooms Downtown was underscored by the G-20 summit in 2011 when visitors had to travel to hotels in the suburbs to find a place to stay.

    While existing hotels Downtown don't like the addition of new hotels, since they tend to take away some hotel guests, as president of the hotel association, I welcome all the new hotels opening in the region, said Tim Zugger, president of the Greater Pittsburgh Hotel Association and general manager of the Doubletree by Hilton hotel, Downtown.

    The four hotels opening Downtown are doing it at a good time. Davis said 2015 is shaping up to be the best year ever for conventions, with room bookings 54,000 more than normal. Davis wouldn't say how many total rooms have been booked for 2015 but he said they include events by the Fraternal Order of Police with 19,000 rooms and the Barbershop Harmony Society with 15,000 rooms.

    Developers invested $167.9 million in new or renovated hotels last year, up from $76.9 million in 2012, according to Breaking Ground magazine, published by Jeff Burd of Tall Timber Group in Ross. Some of the money is coming from out-of-state developers. They are attracted by the market's stability and relatively high occupancy rate, says a report by HVS Global Hospitality Services Inc.

    I don't believe out-of-state developers were significant owners of Pittsburgh hotels prior to the last several years, said Keith McGraw of Sierra Associates in Sewickley, a partner with Mark LaPort in Concord Hospitality Enterprises Co. in Raleigh.

    Grocery store expansions and new small strip centers are driving Hampton Roads' retail real estate growth as more national chains are looking to move in. The bad news? The region needs to figure out what to do with all those big box spaces going empty.

    "We have a tremendous amount of activity in this market. We are extremely busy on the retail side," David Machupa, vice president with commercial real estate firm Cushman & Wakefield | Thalhimer, told attendees of the Thursday release of the 19th annual Hampton Roads real estate market report by Old Dominion University's E.V. Williams Center for Real Estate and Economic Development.

    Kroger opened its first Marketplace store in Virginia Beach in July and two more stores are under construction. Harris Teeter opened at Wards Corner in Norfolk and five Walmart Neighborhood Market stores and another Harris Teeter are under construction in the region, he explained. Simon Property Group, which owns the Williamsburg Premium Outlets, is also pitching another outlet mall at the Lake Wright Golf Course property in Norfolk.

    The report tallied 54 million square feet of retail space in 422 properties about a third on the Peninsula as of last year. While the local retail market has stabilized, Machupa said that the region is seeing more chains or established franchise owners move in because the mom and pop stores and restaurants can't get the financing needed to start up. Rental rates are also increasing slightly as demand for limited quality properties increase. The report, based on surveys, doesn't include downtown storefronts.

    On the Peninsula, retail vacancy was 11.6 percent last year with the highest retail vacancy in the Denbigh market at 25 percent. Kmart announced it was closing its Oriana Road store there. Sears and Kmart continue to struggle financially and so remain as concerns, he said.

    Less desirable big box properties entering the market pushed up the region's overall rental vacancy rate from 7.9 percent in 2012 to 8.4 percent in 2013. These spaces, defined as more than 23,000 square feet, comprised 40 percent of the total retail vacancy in Hampton Roads, Machupa said. He expects big box space to increase the overall retail vacancy rate this year as some are functionally obsolete and need to be refurbished or adapted for other uses.

    Even so, he said the Peninsula has typically fared well in retail with more growth coming with Settlers Market near New Town in James City County as it turned around after going through foreclosure. Whole Foods and a bevy of new-to-Hampton Roads retailers are expected to open at the Newport News Tech Center marketplace in 2015. The Patrick Henry-Oyster Point-Kiln Creek market has the lowest Peninsula vacancy rate of 3.8 percent, as stores want to be near other retail, he said.

    A look at the housing market

    The new home residential world really, really has done an amazing recovery," said J. Van Rose, president of Rose & Womble's New Homes Division.

    In 2013, building permits in Hampton Roads increased 4.7 percent, new home closings increased 5.9 percent and the average sales price increased 3.8 percent, Rose said. Even so, builders are having trouble find available lots to construct homes, as development stalled during the recession. He said the price of lots and the cost of construction are also increasing.
