Nancy and Thomas James' Dana Point, Calif., home has expansive ocean views, four bedrooms, a wide deck for entertaining, solar paneling - even an elevator.
But until recently, the 3,258-square foot house - now on the market for $2.29 million - lacked something basic. It had just one bedroom closet.
That setup had suited the Jameses just fine. Over the years, the couple tore out closets to repurpose bedrooms they weren't using. Thomas and Nancy James, both chiropractors, weren't focused on whether that could be a stumbling block to a sale someday.
Without closets, though, the rooms could not be counted as bedrooms, prompting their listing agent to observe, "You do realize this is a really expensive one-bedroom home?"
A house that's outside the norm for a neighborhood can hobble the owners when it's time to sell. Some real estate agents and appraisers, however, say many sellers these days feel too much pressure to remodel even standard homes, whether it's because of popular TV shows and flashy home design websites, or because friends or agents recommend it when it's not really needed.

In the case of most homes being readied for sale, "You shouldn't remodel the home," said Mac Mackenzie, an agent at Coldwell Banker Residential Brokerage in Irvine, Calif. "People (looking to sell) are paying too much attention to television, and they're not getting the proper evaluation."
The value of real estate depends on the location, market segment and cycle, said appraiser Steven R. Smith of Redlands, Calif., who has conducted appraisals of homes in the Los Angeles area and throughout the U.S. over his more than 30-year career.
"The exact same (remodeling) money spend in the wrong location or market segment may not be recaptured, while in the right location or market segment it may be more than recaptured," said Smith, who has evaluated such homes as a 249-acre Rancho Mirage, Calif., estate with an 18,400-square-foot main house and its own 19-hole golf course. Software billionaire Larry Ellison snapped it up three years ago for just under $43 million.
Many houses about to go on the market could use clean windows and perhaps carpet and paint. Maybe a new roof and some other repairs.

Midland County Habitat for Humanity will be partnering with The Dow Chemical Co. for the fifth year on the local Neighborhood Revitalization Initiative, a week long volunteer program that helps up to 25 home owners in a targeted neighborhood with exterior home repairs.
This year, the program will run from Monday, Aug. 4, through Friday, Aug. 8. Midland County Habitat will work in the Carpenter Street Elementary School area assisting home owners on a broad range of projects, which could include painting, roofing and window replacement. Grants received from Dow will help toward the cost of materials needed for the work.
Dow is proud to partner with Midland County Habitat for Humanity in their mission to provide decent, affordable housing to families in need. This partnership allows us to continue to make a difference in the community and demonstrates that we are a proud neighbor in the Great Lakes Bay Region, said Rich Wells, vice president, operations and site director, Michigan Operations.
In 2014, Midland County Habitat for Humanity received $45,000 for the Neighborhood Revitalization Initiative from Dow and an additional $25,000 matching grant for Midland County Habitat for Humanitys 25th anniversary.
Using the $25,000 matching grant, Midland County Habitat plans to begin a new program called Mission Midland, which will allow the organization to work directly with churches to support families in need of home repairs outside of the targeted revitalization neighborhood. Midland County Habitat for Humanity will be assisting an additional 25 homes with exterior repairs through Mission Midland.
Midland County Habitat for Humanity is looking forward to continuing our Neighborhood Revitalization Initiative and starting our new Mission Midland program this year, said Jennifer Chappel, executive director of the local nonprofit. Dows support for our organization and the continued revitalization of our community is tremendous. Housing costs in Washington County are among the highest in Oregon, and an estimated half of the 70,000 renting households in this county live in housing that is unaffordable. This fact alone makes the preservation of 69 affordable apartments at Farmington Meadows a reason to celebrate.
Guardian Real Estate Services, in partnership with HUD and Oregon Housing and Community Services (OHCS), recently completed a $14 million dollar rehab project that maintains 69 affordable homes for seniors and families in Beaverton, Oregon. Without the continued funding the rehab ensured, the projects full HAP Section 8 contract would have expired in November 2012, and residents of Farmington Meadows would have simply been priced out of their homes.
Farmington Meadows is a wonderful example of the potential for successful preservation of our states existing affordable housing portfolio, especially those properties with valuable federal subsidies that can stretch our limited local resources even further, says Jessy Olson, Development Projects Manager for Guardian Real Estate Services. Not only are rehabs a more efficient way to build green and save resources, but these properties are already a significant part of the local community, so we find a lot of value in preservation efforts and are pleased that OHCS prioritized this project.
Originally built in 1982, Farmington Meadows was in need of major repairs to keep the community viable for its residents. The community now also meets the 30-Year OHCS Rehab Construction Best Practices and the OHCS Green Path Standards.
The renovation includes: a full building envelope replacement, improvements to HVAC systems to reduce moisture in units, site drainage improvements, landscaping and amenity improvements, parking lot and walkway replacements. The apartment interiors received nearly complete upgrades with new flooring, appliances, cabinets and countertop surfaces. A brand new community room and play structure was also added.
Project investment partners include Oregon Housing & Community Services, Enterprise Community Investment, and JP Morgan Chase. Guardian Real Estate Services serves as the developer, co-owner and property manager. Carleton Hart Architecture is the project architect and LMC Construction is the contractor.
The community is invited to the Grand Re-Opening Celebration on Wednesday, March 19 from 2 to 4pm at 4566 Southwest 160th Avenue, Beaverton, OR 97007.
Refreshments, and self-guided tours of the property will follow a short program. The celebration is open to the public and community members are encouraged to attend.

SIBU: KTS Trading Sdn Bhd (KTS Trading) has been appointed the sole distributor of Solahart products for Malaysia and Brunei.
Announcing this yesterday, KTS Groups deputy managing director Temenggong Vincent Lau Lee Ming said Solahart is an Australian product using solar energy for water heating.
Solahart is popular globally, and has been in the Malaysian market for 40 years. KTS is now Solaharts sole distributor for the aforesaid region.
We are pleased and confident KTS will able to handle the product in the region. We are working closely with Solahart to ensure the product is well accepted by the customers for its quality, safety and environment-friendliness, he said when receiving the visit of Solaharts Asia manager, James Browne, yesterday.
Also present was KTS Trading senior manager Augustine Ling and marketing executives Andy Wong and Ting Chie Hong.
During his visit to KTS, Browne gave a briefing of the sale and technical aspects of the product, and the benefits of using solar for hot water supply.
He said Solahart was honoured to be tied and work with KTS for distribution of the product in the region.
On its background, he said Solahart known as SW Hart & Co been in the plumbing business since 1901 and began to manufacture solar hot water systems in 1953.
The water heaters, he said, operates under a revolutionary thermosiphon system, and the same principle is still used today although the technology has evolved significantly.

Why I advocate road sharing -

There are millions of pedestrians and commuters in Metro Manila. Each person has a different story to tell.
I consider myself a heavy commuter as I travel from Alabang to Ortigas via bus on a daily basis. I am one of millions who just have to deal with the daily inconvenience.
I say inconvenience because of the potholed walkways, the lurking snatcher, the second hand smoke staples of Metro Manila public transportation.
I always thought having a car was the ticket out of the problem, but when I saw the ideas behind road sharing, things changed. I experienced a mindshift.
On Febuary 17, I joined a group that filed the road-sharing petition in the Supreme Court.
I recall it felt good, hopeful, to walk beside a hundred others to push for the cause and sue the government for not prioritizing public transportation in urban planning.
We the people are not hopeless, nor are we helpless, said environmental lawyer Tony Oposa, one of many leaders behind the 'Share The Roads' movement.

Today we launch a peaceful revolution, he proclaimed.

Thailand-based FoodStar's juice is subject to examination by Myanmar's food-safety authorities for alleged contamination with coliform and mould, Eleven Media reported.
According to lab results from the Myanmar Ministry of Cooperatives, samples of coliform and mould have been found in DeeDo juice.
If consumed, the inedible fungus in the food can cause massive intestinal and stomach cancers, said Ba Oak Khine, chairman of that country's Consumer Protection Association.
Tin Zaw of the Department of Commerce and Consumer Affairs said: "We have given directions to the offices in nine regions and districts to examine whether [contamination] has occurred in Yangon or in other places. Then, we will immediately send the samples to the Food and Drug Administration Department and wait for the results. We will take action depending on the outcome."
Established in 1993, FoodStar has manufactured and distributed juice and yoghurt beverages under the DeeDo brand, which has been exported to many countries.
Plastic moulding plant
Thai Toray Synthetics Co's plant will soon get into the plastic-moulding business as a base linking Japan, China and Asean.
Thai Toray Synthetics is a subsidiary of Japan-based Toyo Plastic Seiko Co, a Toray Group company headquartered in Tokyo engaged in moulding of plastics and marketing of plastic products.
The Thai subsidiary is Toyo Plastic Seiko's second overseas expansion after China.
