    Findlay supervisors tonight voted 3-0 to approve construction of a 90,113-square-foot office building on 12 acres in RIDC Park West.

    The plan includes a single-story building at 130 Enterprise Drive with 450 parking spacesabout 150 more than the township requires.

    Thats at the request of the applicant because of the amount of employees that will be there, township planning director Chris Caruso said.

    Scott Caplan of Pittsburgh, a representative of developer Clayco Realty Group, said the building would accommodate about 400 employees of a company he declined to name.

    We have a Fortune 100 company, and were under a confidentiality agreement, he said.

    He hoped to start construction in August.

    Clayco Realty Group, with offices in Chicago and St. Louis, is a full-service real estate development team involved in commercial, industrial, residential, mixed-use and hospitality projects, according to its website.

    Apartments finally part of North Shore development - June 24, 2014 by Mr HomeBuilder

    Sure, there has been $150 million in development between the North Shore stadiums in the past decade, but where are the apartments? And why is the newest office construction only three stories high?

    Frank Kass is ready for questions like this. Hes the Columbus, Ohio, developer who has partnered with the Steelers and Pirates to build the hotels, office buildings, bars and restaurants betwixt the stadia. There the teams have development rights they must use or lose.

    Its something of a balancing act. Every new building takes away surface parking even as it adds parkers. The Pittsburgh-Allegheny County Sports & Exhibition Authority built a $29 million, 1,255-space parking garage eight years ago to replace some of what was lost, but that now fills every weekday morning as commuters access free subway rides Downtown.

    Mr. Kass Continental Real Estate Companies expects to break ground on a 10-story apartment building across Mazeroski Way from PNC Park next spring, but that must be complemented by a new garage or two with as many as 750 spaces to accommodate both new renters and current parkers.

    Nobodys going to want to pay 2 grand to rent a 900-square-foot luxury apartment if it doesnt include private parking, Mr. Kass said. His group speaks from experience. It built the Arena Crossing Apartments across from where the Columbus Blue Jackets play hockey.

    Two grand is more than most can afford, but the hot rental market Downtown suggests that these apartments should easily attract enough empty-nesters and single professionals desiring a view of both the ballpark and the Golden Triangle with their morning coffee.

    Such residences were always part of the citys plan. When Continental submitted its North Shore Master Plan a dozen years ago, no fewer than five buildings east of the Fort Duquesne Bridge called for first-floor retail with residential above, but a hotel and an office building are the results there thus far.

    Everything from the worldwide recession (and the subsequent tightening of bank credit) to construction of the North Shore Connector slowed development, Mr. Kass and his sports team partners said. That subway was tunneled beneath where they needed to build, and for a long time it left a big mound of dirt where they might have built.

    That same subway is now a great amenity, however. Tom Armstrong, who chaired the city Planning Commission for more than a decade ending in 2005, has been disappointed by recent low-risk additions by Continental. The three-story office/retail buildings now under construction stand across North Shore Drive from taller buildings facing Point State Park. Theyre like putting the little guys in the back row of the photo opportunity, Mr. Armstrong said.

    Mr. Kass said he could have built taller buildings with 150 percent more office space and then tried to fill them with tenants who would have no place to park. Or he could have gone broke because he couldnt fill them, he said.

    End of the road: Completion of Commonwealth Drive project - June 23, 2014 by Mr HomeBuilder

    Spring Hill officials are committing additional tap fees for the completion of Commonwealth Drive, provided the contractor completes the project by mid-October.

    The Board of Mayor and Aldermen voted 7-0 to approve about $16,500 in additional tap fees to Tennessee Contractors Inc. to push forward the completion of Commonwealth Drive with the caveat that Tennessee Contractors execute the agreement by July 18. The board also required Tennessee Contractors to have the project complete by Oct. 16.

    Mayor Rick Graham was not at the Monday meeting.

    Alderman Chad Whittenburg proposed an amendment that failed 5-2 to not increase any tap fees for the project. Only Whittenburg and Alderman Eliot Mitchell voted for the amendment.

    Whittenburg said contributing additional fees is a tough pill to swallow for him because the city has already contributed $343,000 in tap fees and seen deadlines on the project past.

    Our $343,000 could already be pulled away because the contract wasnt met, he said. I have problems contributing additional money because we (the city) are going to pave the road, stripe it and then all the people who were originally partners in the game are going to benefit from it. There is still money to be made by every party in this agreement, regardless of what we add.

    Alderman Susan Zemek said Commonwealth Drive is too important to the future of the city. She said it is hard for emergency crews to get to the Longview Recreation Center and elementary school on Commonwealth Drive because the road is not complete.

    Though his amendment failed, Whittenburg said he wants to see the city hold contractors more accountable in the future.

    I understand there were some unfortunate circumstances, but we as a board on several other instances have established a precedence that we do not hold consultants and contractors accountable for the contractors we write with them, Whittenburg said. At some point, we have to start being accountable The economy was not what set this in motion. Really, it was (Tennessee Contractors) not having it done by the prior agreement

    The city originally pledged about $343,000 in tap fees to Tennessee Contractors when construction of the final phase of the roadway was originally proposed, which would allow the contractor to recoup money spent by getting permit discounts when water and sewer is installed to developments along the road.

    A quick pre-Wimbledon mailbag...

    First, we're starting to get questions and tweets about Wimbledon's seeding. We can debate whether tournaments should depart from rankings and take surface aptitude into account (I think it's fine), but let's be clear: this is NOT subjective. There are no conspiracies. It is a transparent formula. In fact, here it is:

    Men -- The seeds are the top 32 players on the ATP Ranking list, BUT then rearranged on a surface-based system. Since 2002 a seeding committee has not been required for the Gentlemen's Singles following an agreement made with the ATP. The seeding order is determined using an objective and transparent system to reflect more accurately an individual player's grass court achievements: The formula is:

    Take the ATP Ranking points at June 16, 2014 Add 100 percent of the points earned for all grass court tournaments in the past 12 months Add 75 percent of the points earned for the best grass court tournament in the 12 months before that.

    Ladies -- The seeding order follows the WTA ranking list, except where in the opinion of the committee, a change is necessary to produce a balanced draw.

    Since Marion Bartoli retired, who will open play on Centre Court the opening Tuesday? Serena, because she was the 2012 champion? -- @pacopowell

    To rephrase: The defending women's champ christens play on Centre Court on the first Tuesday of Wimbledon. However this year, the defending champ, Marion Bartoli, is retired, busy commentating, being her pleasant self, selling crafts on Etsy and generally living the good life. Who gets her slot? The good folks at the All England Club explained to us that they have a few choices: the slot can go to the champion two years ago, the current top seed or most recent finalist. Given that Serena Williams meets two of those three criteria, the guess is that she gets the call.

    There's a new marina in town.

    Dania Beach is celebrating the $7.5 million renovation of its marina with a ribbon-cutting ceremony from 9:30 to 11 a.m. Tuesday at 151 N. Beach Road.

    Come check out the marina's 120 floating concrete docks and boater's lounge with space for the dock master.

    You'll also find a landscaped promenade with turtle-friendly lighting, a covered pavilion for picnics, gazebos with views of the ocean and pier and an environmentally friendly fish cleaning station and pump-out facilities.

    Xishuipo is a Neolithic site in Puyang, Henan province associated with the Yangshao culture. The site was excavated in 1987 and 1988, and 186 burials were discovered. From then, China's fate as an earth power started to be recognized.

    In one of the burials, tomb M45, is the body of a tall adult male. He is flanked by two mosaics formed from white clamshells - a tiger to his left and a dragon to his right. Clamshell mosaics were also found in two nearby caches. The burial was accompanied by the bodies of three young children.

    Some archaeologists think the man was a shaman, but, according to Lao Tzu, this was the tomb of Huang Di - the Yellow Emperor - despite many believing it belonged to Fuxi.

    This extraordinary archaeological find is a vivid example of a feng shui setting. The tomb's orientation and grave are examples of traditional knowledge of cosmological interactions with human beings on Earth.

    The grave is aligned with the man's feet to the north and head to the south (an example of mirror reflection of cosmic stars). With a dragon to his east, a tiger to his west, these cardinal directions associated with the dragon and tiger are precisely the same as the correlative cosmology of some 3,000 years later!     A mosaic that was found in the north has been taken to represent the Northern Dipper. Some see this as the map of the heavens, some see tomb M45 as an actual sky map! Such orientation is well-documented with conventional cosmological corrections of the late first millennium BC. Remember, this grave is more than 6,500 years old!

    Since the discovery of this tomb China's economy has been on the rise. Feng shui is at work here. Nevertheless, if China wants to keep developing and sustain the level of achievement, a humane side of creating values and virtues is indeed needed.

    The Yellow Emperor is one of the legendary Chinese sovereigns and culture heroes included among the Three Sovereigns and Five Emperors. Tradition holds that Huang Di reigned from 2697 BC to 2597 BC. The Yellow Emperor is regarded as the initiator of Chinese civilization and the ancestor of all Huaxia Chinese.

    Hyderabad, India Satish Gottipati may be fed up with all the official hoops he is having to jump through to get permission to build his new factory, but there is one procedure he would not skip: a consultation with his Hindu vastu adviser.

    Vastu is similar to feng shui, setting out architectural principles that harmonize human dwellings with the laws of nature to ensure the prosperity of an enterprise.

    One recent morning Mr. Gottipati drove his vastu consultant, G. Thimmaya Chowdary, into the countryside to inspect the site of his proposed factory.

    Mr. Chowdary a white-haired, bespectacled man in his 70s was dressed in a clean white dhoti and smock, with a large crimson and gold tilak dot on his forehead. He consulted a compass and began to consider the proposed building site. He perused the surveyors plans, asked a few questions, wandered around for a while, and then retired with Gottipati to the air-conditioned pre-fab building that houses the factory managers office for further discussion.

    The planned factory was properly aligned north-south, it seemed, but Chowdary was concerned about the way the land sloped slightly. Not for any engineering reasons, but because the land sloped in an inauspicious direction.

    Gottipati had been expecting this. When he built his first production line nearby three years ago, Chowdary had raised similar objections, and he had been forced to move a great deal of earth, at considerable cost, from one end of the building site to the other to create a suitable gradient.

    It looked like he was going to have to do the same thing again. But there appeared to be limits to how far the businessman was ready to sacrifice economy for tradition. Chowdary was insisting that when the new shed was built, Gottipati should extend the access road around the far end of the complex to allow people to enter from the correct direction.

    That would not be cheap. Would he follow the sages advice? Gottipati gave a noncommittal shake of his head. I told him yes, he said, but then.
