    More than $1.5 billion in projects in the pipeline in Dallas Uptown district - June 6, 2014 by Mr HomeBuilder

    If youre counting cranes, more of them are perched over construction sites in Dallas Uptown neighborhood than anywhere else in North Texas.

    Sure, all the buzz about Toyota Motors move has got the folks up in Plano excited, but if you want to see an honest to gosh building boom, drive to Uptown.

    In the area stretching between Victory Park and CityPlace, the number of projects just keeps growing.

    This week, construction crews broke ground on a 23-story apartment tower off McKinney Avenue. The residential high-rise will front on Maple Avenue next door to the Federal Reserve Bank of Dallas. The project is developer StreetLights Residentials second high-rise apartment building in Uptown and will open late next year.

    The 212-unit high-rise is one of five apartment towers being built in Uptown. At least a couple more are in the works.

    Forget low-rises

    With the best building sites now selling for more than $250 per square foot, you wont see low-rise apartments started in Uptown.

    Developers are scrambling to find enough building sites. Theres even a nine-story apartment block being built on top of the parking garage at 1900 Cedar Springs Road, at Harwood Street.

    On June 19, ground will be broken on the vacant block next door, between Olive and Harwood streets, for a 20-story office tower.

    Crescent Real Estate is starting work there on the 530,000-square-foot high-rise, called McKinney & Olive and designed by award-winning architects Pelli Clarke Pelli.

    LOTS of green space, some housing, some retail and two parking structures -- it's all there in the initial draft of a new development plan for the last piece of undeveloped land at The Forks.

    The president and CEO of The Forks North Portage Partnership (FNPP) isn't ready to reveal all of the details yet, saying they still need to fine-tune the plan for redeveloping Parcel 4 and Rail Side surface parking lots at the north end of The Forks site.

    "But we do have a vision and a plan that we do want to take out to the public" in the next four to six weeks, Jim August said.

    "We know that some people will really endorse it, and that some people will... well, we'll see," he added. "But we want to go out with something we feel comfortable with, that's doable and that's acceptable to the public. I think we've got a very good plan here, and I think the community will be engaged by it."

    Another project emerges in downtowns creative alley - June 6, 2014 by Mr HomeBuilder

    Cold Storage Spokane LLC, of Anchorage, Alaska, is renovating a former warehouse at 116 W. Pacific downtown into retail, office, and possibly residential space in a phase of work valued at $1.7 million, says owner Jerry Neeser.

    Another of Neesers companies, Neeser Construction Inc., also based in Anchorage, is the contractor on the project, he says. Neeser says he hopes the project will be completed this fall.

    The project is occurring along a stretch of Pacific that has come to be known as creative alley to resident businesses there, because of an influx of arts-related tenants in the last few years. The Wetzel Building, at 114 W. Pacific, boasts a media design firm, professional photographers, a makeup artist, and an interior design business and retail furnishings shop. The building at 121 W. Pacific also was renovated late last year, and has become home to another design agency and a yoga and spin studio.

    The current Cold Storage remodel, part of a multiphase project, involves adding parking in the basement level, bathrooms, a new elevator, stairways, and lighting, and wall finishes in the four-level, almost 38,000-square-foot structure.

    The finished building will have retail or restaurant space on the ground level, offices on the second and third level, and potentially loft residences on the fourth, Neeser says.

    Were creating an office out of a warehouse, basically, he says.

    At this time, Neeser says there arent any signed tenants for the spaces.

    Spokane firm Nystrom+Olson Architecture is providing design services for the project, and Reno, Nev.-based Engineering & Development Services did the engineering on the project, he says.

    The building, located on the north side of the street, first served as an icehouse in the early 1900s before becoming a furniture store and a warehouse, Neeser says.

    Were getting it on the federal historic register, Neeser says. Im from Spokane originally I just enjoy downtown Spokane and wanted to be part of bringing it back.

    Although it sits in one of Norwichs public parks, many passers-by barely notice historic Earlham Hall, half-hidden by trees. For three years it has been shrouded in sheeting and scaffolding too, but now a remarkable restoration is complete writes ROWAN MANTELL.

    Step inside Earlham Hall from the gardens and you are entering a country mansion. Surrounded by parkland it has the hushed, polished feel of a stately home or country house hotel. But from October it will once again be alive with hundreds of students, flowing from classrooms to common rooms and the lecture hall to admin offices.

    It is the oldest part of the University of East Anglia, and home to its law school. But centuries before it was a university department in a municipal park, its elegant arched elevations and tall star-topped chimneys, were a lavish family home for the landed gentry.

    The huge oaked-panelled, ornately-ceilinged great hall was at the historic heart of the house and it is beside its sturdy southern door that, three years ago, the wall began bowing and cracking and an immediate emergency evacuation was ordered.

    That could have been the end of Earlham Hall, home to generations of the remarkable Gurney family, but this summer the law department is moving back into the three floors and almost innumerable corridors, staircases and rooms, after more than 8m-worth of restoration.

    The 18th century books are back in the library. Undergraduate and graduate students each have their own large and ornate common rooms, which were once alive with the rustle of rich fabrics, rattle of fine china and chatter of Norfolk high society. On the top floor, bedrooms and dressing rooms, nurseries and storerooms, are filling up with the desks, filing cabinets and bookshelves of academic offices.

    Three years after it looked as if the history of this hall, half-hidden among the trees of a Norwich public park, could be over, the beautiful listed building has been revitalised.

    Beth Salem, the historic Reasoner family home at U.S. 301 and State Road 70 in Oneco, is to be demolished for the site of a RaceTrac gas station. The Reasoner family said they tried unsuccessfully to find a buyer for the house, which has become too costly for them to maintain.

    MANATEE COUNTY - Beth Salem, the historic Reasoner family home at State Road 70 and U.S. 301, is to be demolished for a RaceTrac gas station.

    Ward Reasoner, a descendant of the Reasoner brothers who founded Royal Palm Nurseries in Oneco more than a century ago, told the Manatee County Commission on Thursday that the 1896 structure became too costly to maintain.

    It's just not economically feasible, Reasoner said.

    The home is one of the 10 oldest structures in Manatee County and is on the National Register of Historic Places.

    The family offered the two-story home for $95,000 to anyone interested in relocating it.

    No one offered to do it, Reasoner said.

    The house is so large even to move it next door will be a substantial amount of money, said Cathy Slusser, historic resources director for the Clerk of the Circuit Court's Office. ...It makes me very sad.

    It's starting to deteriorate, Mark Barnebey, Reasoner's attorney, said.

    The Reasoners spent about $300,000 a decade ago to restore the house, which was once located in a isolated, rural area but now borders a Sam's Club and is across a six-lane highway from a Walmart.

    NEW DELHI: With the death of rural development minister Gopinath Munde, PM Narendra Modi will have to look for a replacement for the senior Maharashtra leader from the Other Backward Classes besides naming a defence minister when he expands his cabinet in the third week of June.

    "With Munde's untimely death, Modi will also have to find a rural development minister," a BJP leader said, adding that the two cabinet berths would have to go to senior leaders as both are key ministries.

    Although Arun Jaitley has been entrusted with the defence ministry, along with the ministries of finance and corporate Affairs, the leader has indicated that this is a temporary arrangement and another leader is likely to get the job.

    The expansion of the council of ministers and the process of choosing a new party president to succeed Rajnath Singh are likely to take place simultaneously around June 18-20, BJP leaders familiar with the matter said. Modi and his close associates want the Parliament session beginning on Thursday to end tentatively on June 12 before taking up the two issues, they said.

    A leader from Maharashtra may be given Cabinet rank after the demise of Munde in order to keep the caste and regional balance intact in the council of ministers, a BJP leader said.

    However, the leader added that the next rural development mini s t e r may not be f rom Maharashtra, where assemble polls are due later this year.

    "Those whose names are doing the rounds for induction into the cabinet include SS Ahluwalia and Rajiv Pratap Rudy. The names of CP Thakur and Murli Manohar Joshi are also doing the rounds but they are above 75 years and may be ruled out," a party leader said.

    While finalising the list of union ministers, Modi had made it clear that those MPs who are sons and daughters of BJP leaders as well as those who have crossed 75 years of age would not be considered.
