He wondered if he could do that with Portofino a 23-unit upscale townhome development planned for Jacksonvilles Intracoastal area and how expensive it would be.
Gonzales, a managing partner at Urban Partners Construction, would eventually include smartphone-controlled light switches, thermostats, door looks and garage-door openers as standard features in his design. Thats for homes starting in the high $200,000s.
Its crazy for me not to use it, Gonzales said. Were in the 21st century. I dont want to build a 19th or 20th-century home. Why other people arent doing this, I have no idea.
Home automation, for decades the province of wealthy consumers purchasing custom systems for $10,000 to $100,000 and more, is now finding its way into middle America.
Armed with a cellphone and Wi-Fi connection, homeowners can automate air conditioning, lights, locks, cameras, garage doors and electrical outlets by purchasing off-the-shelf products or paying a monthly service contract from a home automation vendor.
This used to be a very expensive platform, Gonzales said. Now because of apps, you can download for free. Its a very efficient and cost-effective way of getting the same technology.
In the Jacksonville area, cable and telecom companies Comcast and AT&T offer basic smart home systems. Also, some security companies like ADT offer home automation as an add-on service.
Builders, too, are starting to preinstall home automation.

Preferred Builders Inc. of Old Greenwich has been awarded a Housing Innovation Award by the U.S. Department of Energy (DOE).
The Housing Innovation Awards recognize elite builders who design and create high-performance, energy-efficient homes.
Housing Innovation Award winners are leading a major housing industry transformation to zero energy ready homes. This level of performance is the home of the future because it improves the way Americans live by substantially reducing or eliminating utility bills, ensuring engineered comfort way beyond traditional homes, protecting health with a comprehensive package of indoor air quality measures, and helping maximize the largest investment of a lifetime, DOE Building Technologies Office Chief Architect Sam Rashkin said in a statement.
Sustainability is a growing concern for the U.S. housing industry, prompting the DOE to celebrate those who push the boundaries of standard design to create zero energy-ready homes. Preferred Builders was chosen as the grand winner in the custom category of the 2013 Housing Innovation Awards for a house completed in 2012.
That home was just the second in the country to earn Challenge Home certification, and was awarded LEED Platnium and National Green Building Standard Emerald level certifications as well. The 2,700 neo-colonial house is fitted with a solor PV system on the roof.
Preferred Builders Inc. of Old Greenwich, was selected as the grand winner in the Custom Builder category. Completed in October 2012, the home was the second in the country to earn Challenge Home certification and has also earned other green building awards including LEED Platinum and National Green Building Standard Emerald level certifications. The 2,700-square-foot Neo-Colonial earned a home energy rating (HERS) Index score of 20. The projected annual utility costs for the home is just $910 when the projected $1,509 annual revenue from the solar PV system is taken into account.
Preferred Builders owner Peter Fusaro, claims that the gas bill for the property from November through January was only $292, while the electric bill showed a credit of $558.

An artists rendering shows the art in front of the new Fire Station 92.

The Mercer Island Fire Department will this Thursday, June 26, receive artifacts from the September 11, 2001 bombing of the World Trade Center a part of the floor and ceiling sections of one tower garage, and a post between the two that will eventually be incorporated into an art installation and placed in front of the newly remodeled Fire Station 92. A small ceremony will be held at 4 p.m. at the North Fire Station.
The Island was awarded the very last artifacts from the Port Authority of New York and New Jersey, said Amber Britton of the city's Parks and Recreation Department, and when the pieces arrive they will be received appropriately.
We want to show our due sense of respect, said Fire Chief Chris Tubbs.
The artifacts shipped last week after they were cut into pieces at a Brooklyn studio and boarded onto trucks. They will likely stop in Spokane, where the International Association of Firefighters will be meeting.
We will be escorting the piece before it arrives on Mercer Island and we will have firefighters in Class A uniforms, an honor guard and pipes and drums on hand to receive the piece, wrote Tubbs in an email last week. We will also likely have a large flag draped across 78th using two ladder trucks.
Island firefighters have a personal connection to Ground Zero. Battalion Chief Shawn Matheson was deployed to rescue efforts in September of 2001.
For the law enforcement community this event continues to resonate within our industry, says Tubbs, because it was a significant event not only in loss of life...but in the fundamental changes that came about after the event.
Similar installations in other Eastside cities, have caused some controversy. A bronze sculpture made from steel from the World Trade Center and stone from the Pentagon has struggled to find a home after plans fell through for its installation at Heritage Park in Olympia and Kirkland residents vocally opposed it, arguing it had no local connection.
