Oceanfront dream home built on wrong lot Dream house, ocean view, wrong lot Builder seeks to resolve mistake in Ocean … - October 14, 2014 by Mr HomeBuilder

    Published: Monday, October 13, 2014 at 3:48 p.m. Last Modified: Monday, October 13, 2014 at 3:48 p.m.

Their three-story vacation rental house with an estimated construction value of $680,000 actually sits on the lot next to the one they own in the gated Ocean Hammock resort community.

We are in total disbelief, just amazed this could happen, said Mark Voss, who owns a property management and real estate company in central Missouri. We may have moved (to Ocean Hammock) someday. But, with this headache and grief, were not so sure. The Midwest is looking pretty good right now.

The Vosss builder, Keystone Homes, which is based in Ormond Beach but builds primarily in Flagler County, has contacted the two lot owners and other parties and is trying to negotiate a settlement, said Robbie Richmond, company vice president.

The buck stops with the builder. We know that. We are in the process of trying to schedule a conference call and find a fair resolution without the lawyers, Richmond said. I have built about 600 homes in Flagler County and this has never happened to me before. It does happen, but its rare.

The Vosses, who own 18 other residential lots in the Hammock Dunes master-planned community, paid $160,000 for one with a street address of 23 Ocean Ridge Blvd. North in June 2012, according to Flagler County property records. They hired Keystone Homes to design and build a 5,000-square-foot house there to use as a vacation rental managed by Vacation Rental Pros in St. Augustine.

The house has five bedrooms and 5.5 bathrooms. It also includes a home theater, game room and screened-in pool.

But the house was mistakenly built on the lot next door, 21 Ocean Ridge Blvd. North.

Andrew Massaro and his wife, Brooke Triplett, of Ocean Isle Beach, North Carolina, bought that lot in 2003 for $355,000. They could not be reached for comment.

The builder and Voss each say the error can be traced to the first survey in 2013. East Coast Land Surveying in Ormond Beach misplaced stakes, and the foundation survey and other documents and building activity were based on the error. During construction, dozens of subcontractors arrived each day to work at the wrong lot. And a final survey failed to note the error.

Contemporary art Exhibitions Fairs United Kingdom Trio of Richard Tuttle exhibitions includes his largest work to date in the Tates Turbine Hall

By Julia Halperin. From Frieze daily edition Published online: 14 October 2014

Less has never been as less as this, the critic Hilton Kramer wrote in a scathing review of Richard Tuttles first mid-career retrospective at the Whitney Museum of American Art in 1975. The exhibition of unassuming worksincluding dyed, irregularly shaped canvases laid on the floor and thin wires pinned to the wallwas so poorly received that it led to the firing of one of the museums top curators.

Tuttle, however, is having the last laugh. The US artist and his traditionally marginalised media are the subject of three simultaneous exhibitions worldwide. A joint exhibition in Tate Moderns Turbine Hall and at the Whitechapel Gallery in London focuses on the artists use of textiles. Meanwhile, the Bowdoin College Museum of Art in Maine is hosting the first retrospective of Tuttles prints.

The 40m-wide installation in the Turbine Halla combination of fabrics dyed midnight blue, deep red and bright orange and hung from the ceilingis the artists largest work to date. It is also the first textile of this scale the Turbine Hall has ever seen, and the first installation since the venue temporarily closed last year to accommodate the construction of the Tates Herzog & de Meuron-designed expansion.

    Inspired by India

Tuttle has worked with, collected and studied textiles for much of his career. In 1967, he created his first major series, a group of unstretched, shaped and dyed canvases that could be put on the floor or hung on the wall. It was clearly not an ordinary painting, but something that was consciously a textile, says Magnus af Petersens, the chief curator of Whitechapel. The works also distinguished him from his macho, industrial sculptor peers, such as Richard Serra and Mark di Suvero.

Tuttle developed the fabric for the Turbine Halla unique combination of rayon and natural fibresin collaboration with a textile factory in India. The process gave him a renewed appreciation for the craft. The fabrics we designed could not be more precise, Tuttle says. I am in awe of what a real textile designer does.

The artist was particularly interested in creating a fabric that blended the manmade and the natural. He is not nostalgic about pre-industrial textile production, says Achim Borchardt-Hume, the head of exhibitions at Tate Modern. Hes more interested in the space textiles occupy culturally.

In 2012, Tuttle spent ten months as a scholar and artist-in-residence at the Getty Research Institute in Los Angeles. When the designers in India used a technical term he did not understand, he looked it up in the Gettys library. His scholarly understanding of textiles informs a new publication, to be released in conjunction with the Tate and Whitechapel exhibitions. The book is expected to go beyond the traditional catalogue to focus on the history of textiles, and will feature photographs of his personal textile collection.

We expect that making the transition from handling flood and water damage to snow removal will be seamless as we begin to provide commercial snow services in Toronto and Vaughan, says Chad Vanvari, owner of GTA Property Services Group Inc. Moving into our new line of services wont be difficult, as weve been handling extreme precipitation very well thus far and have readied ourselves to combat what may be a winter of heavy snowfall.

According to Vanvari, GTA Property Services Group Inc. plans on focusing on commercial snow removal in Toronto and Vaughan, along with commercial snow removal throughout the rest of the GTA, for the duration of the winter. As a part of this goal, the company has hired new staff and is diligently preparing to provide a high level of service to its clients.

Weve hired expert snow removal technicians to lead the way as we launch our Vaughan and Toronto snow removal services. We will provide snow clearing services for commercial buildings and industrial areas, as well as apartment buildings and condominiums, he adds. We are also in the process of preparing several trucks for snow clearing and salting, having them go through the proper procedures to be up and running in time for the first significant snowfall.

Preparation has been a huge key to our success and we plan to take our knowledge of water damage restoration and flood control and implement similar strategies to handle the snow, Vanvari concludes. We at GTA Property Services Group Inc. are ready to thrive in our new role as a provider of Vaughan and Toronto commercial snow removal.

Dave Ramsey says: Rehabbing your house for sale can pay off - October 14, 2014 by Mr HomeBuilder

When prospective buyers walk in and see and smell new carpet and fresh paint, they dont have to strain their imaginations looking past everything. When you force potential buyers to look past things, it usually ends up costing you money.

    Enlarge photo

    Dear Dave,

My husband and I recently inherited my parents home. Its in a small, rural town with little industry, and weve been told that the place would be worth $85,000 if its cleaned up, compared to $75,000 as-is. Should we spend about $10,000 to really clean it up, replace a few things and make it presentable to sell it faster?

    Terri

    Dear Terri,

Its really up to you guys, because both options whether youre sitting on the house or rehabbing it are going to take time and emotional energy. From a real estate persons perspective, houses always sell better when theyre shined up and looking nice. When prospective buyers walk in and see and smell new carpet and fresh paint, they dont have to strain their imaginations looking past everything. When you force potential buyers to look past things, it usually ends up costing you money.

In most cases, if you spend $10,000, you gain more than what you put into the house. Honestly, I think one of the numbers youve given me is wrong either the $85,000, the $75,000 or the $10,000 you think it will take to fix up the place. In other words, if you spend $10,000 on a project like this, youll usually gain $20,000 when youre talking about stuff like a thorough cleaning, new carpet and flooring, fresh paint and basics like that. My guess is if the place is worth $85,000 fixed up, itll probably bring about $65,000 as-is.

If its me, Im going to clean the place and fix it up. Ive done hundreds, if not thousands, of these kinds of deals, and I cant stand trying to sell something thats dumpy, grungy and out of shape.

SUV launches off a 30-foot retaining wall during crash - October 14, 2014 by Mr HomeBuilder

A Nebraska man is in the hospital after his SUV launched off a 30-foot retaining wall into a parking lot Monday.

Omaha police said Lance Stephenson, 29, was driving a Jeep Cherokee around 12:15 a.m. on 120th Street near West Center Road.

Police said Stephenson's Jeep struck a Toyota RAV4 that was stopped in a turn lane, then crossed into the oncoming lanes of 120th Street.

Investigators said Stephenson then drove over a median, hit a sign and drove down an embankment launching off a 30-foot retaining wall ending up in a Nobbies store parking lot.

Paramedics took Stephenson to the hospital with serious but non-life threatening injuries.

Police charges are pending against Stephenson. The driver of the Toyota was not seriously hurt.
