Couple converts Shippan Point colonial into house of their dreams
STAMFORD It started with an oven and quickly escalated.
Tammy Davis and Chuck Wintrub did not expect remodeling their kitchen to accommodate a fancy new appliance would mean the beginning of a full renovation to their turn-of-the-century Verplank Avenue home.
But thats how these things often go.
Now, eight years after turning the Shippan Point colonial into their dream house, Davis and Wintrub are happily doing it all over again in Boulder, Colo. The couple is moving out west to be near their son and his wife, who are expecting their first child in the fall.
Id rather be with grandchildren, Wintrub said. We can build another home of our dreams.
At the onset of their real estate hunt nearly 20 years ago, the couple initially set their sights on North Stamford, where Wintrub was raised. They were not expecting to fall in love with a 1910 house a block from the lapping shore.
Shippan has that effect on people, and its easy to see why.
Here the lot is flat, the neighbors are fabulous and theres only one way in, which I think builds a community, he said.
The couple undertook some early renovation projects, like finishing the basement into a comfy den for their two sons, who were 9 and 10 when the family moved across town in 1998.
What was cool is that all their friends would come over and hang out here. They were great kids and we knew exactly what they were up to, Wintrub said.
No, we knew exactly where they were, Davis corrected.
We had a sense of what they were up to, her husband said. They were good kids.
The basement has a built-in refrigerator and shelves, not to mention a wine cellar for the adults and and a cut-out under the stairs for Fido. Or in this case its Gozer, the familys last dog.
Their current pooch, Zuul (Ghostbusters figures heavily into the family narrative) prefers the yard, a flawlessly manicured third of an acre where Davis and Wintrub have hosted several outdoor movie nights. Guests were invited to viewings of Chinatown and To Kill a Mockingbird under the stars, the salty breeze from the water cooling them on balmy summer nights.
We would have people come in their PJs and bring a lawn chair, Davis said.
The interior of 35 Verplank is just as conducive to entertaining. With twin ovens and six burners, the Bluestar range that launched their renovation is used to cook for upward of 30 guests. A wall-mounted TV overlooks the 12-foot granite island. Theres a formal dining room with speakers tucked into the ceiling.
I love to cook. Thats my hobby, said Wintrub, chairman of Stamford-based Catalyst Marketing. We love to do Sunday night dinners. When I cook all day, I like to watch football, so we set the kitchen up around me being able to cook and watch football.
The upstairs guest bedroom opens onto one of two second-floor porches. The one off that room is the cocktail porch, while the one off the master suite is for drinking coffee, the couple likes to say. When the trees are barren, the shoreline is visible from the upper stories. The couple had a front-row seat for Hurricane Sandy rolling in back in October 2012, drinks in hand.
Wintrub and Davis will cherish these memories when they leave their five-bedroom, five-bathroom, 4,400-square-foot home, on the market for $1.45 million, and move into dream house No. 2.
Standing in his perfect kitchen, once a porch, and scratching the dogs head, Wintrub said simply, Dreams change.

He insisted that there were no rodents or roaches in the restaurant.
A July 31 letter from David Earwood with Modern Exterminating & Termite Co. stated: After doing a thorough inspection of the property, it is my professional opinion that there is neither a rodent or pest infestation at this location.
Also, May and June receipts from Wilson Pest Control found the sanitation at the site was good.
Asked via email about the finding by an outside contractor that there were no rodents present in the restaurant, Taltoan had no comment.

EAST ALLEN TWP., Pa. - East Allen Townships first proposed commercial warehouse moved closer to final approval Thursday night, but a list of conditions must be met and a court appeal resolved before the project can advance.
Supervisors unanimously voted to grant preliminary conditional approval for VerTek Construction Management to build a 450,000-square-foot warehouse on 42 acres at Airport Road and Route 329.
VerTek representatives agreed to sign a list of 15 conditions, including paying a fee in lieu of donating land for open space, signing an agreement holding the township harmless against claims of damage from downstream property owners, completing highways improvements as required by the township and the state Department of Transportation and taking responsibility for the storm sewer system.
Before the vote on preliminary conditional approval, the board accepted three waiver requests from the developer, all related to the design of four detention ponds and water discharge. Because the ponds will exceed the townships depth requirements, VerTek, as a safety measure, will install split rail fencing with wire mesh around the four ponds.
While the boards action was for a 35-foot-high warehouse, VerTek wants to extend that to 48 feet. According to solicitor Joseph Piperato III, Vertex is challenging in county court the Zoning Hearing Boards May decision denying a variance to exceed the height requirement.
VerTek plans to build its warehouse on land thats zoned commercial. Warehouses are allowed there as a conditional use, but the townships ordinance limits them to 35 feet in height.

A: When you live in a climate like New England, you get the best of all seasons. If you are someone who loves variable temperatures and weather, youre in the right place. But this can make it difficult to determine how to properly insulate your home for all kinds of weather.
Windows to consider for a cooler and warmer home
According to the Department of Energy, heating and cooling accounts for 48 percent of energy use in the home. The good news is that there are types of windows specifically designed to keep your home both cooler in the summer and warmer in the winter, and save you money on energy billsat the same time. These windows are engineered with various technologies in the form of gases, glazing and more.
Choose energy-efficient gases to insulate your home
Window insulation is one of the most important aspects of temperature regulation. Without it, your window is simply filling a hole in the wall. One of the best ways to insulate your windows is with argon or krypton gas. These gases are both denser than air and theyre designed tomaximize the thermal efficiency of the window while slowing heat transfer.
Not only do gases help insulate your home, but spacers are another important component.These separate the sheets of glass to improve insulation quality and they also insulate the pane edges. While spacers vary by design, the best spacers will also help with condensation and heat loss.
Opt for vinyl window frames for better thermal resistance
The Department of Energy indicates that vinyl frames are perhaps the most-efficient frame material on the market, outperforming wood and aluminum frames. High-quality vinyl frames are engineered with pure virgin polyvinyl chloride (PVC) with ultraviolet light stabilizers. The best vinyl window frames contain a larger portion of titanium dioxide than lower-quality replacement windows.
The best types of windows for cold and warm climates will include insulation within the vinyl frames as well. Vinyl frames are designed with hollow cavities that may be filled with an insulating foam during the manufacturing process. This is key to getting the best thermalresistance possible.
Include low-e glazing for UV protection
An application of low-e will also help keep your home more comfortable. While an important purpose of low-e glass is to prevent the suns rays from fading your flooring and furnishings, it can also help keep yourhome cooler since it helps block out the sun.
Preventing summer and winter condensation
Even though hot and cold air are a concern, youll also need to keep condensation in mind. Air holds varying amounts of vapor and moisture during the year, which results in condensation.
Summer condensation is typically found on the exterior of the window, while winter condensation is found on the inside of the window.Although condensation isnt always a problem, you dont want it making its way into your home.
This can lead to issues such as moisture damage, wood rot on interior frames and even mold and mildew growth.
According to Berkeley Lab, a national laboratory system supported by the U.S. Department of Energy, air meeting with energy-efficient windows is less likely to be cooled to its dew point temperature. This is because the inside surface temperature remains higher during cold weather, which reduces the likelihood of indoor condensation.
Condensation is most likely to form at window spacers and frames, since these are typically two of the least insulated areas of the window. However, you can avoid this situation by choosing newer materials for these components, which are designed to prevent condensation.
On the most energy efficient windows, indoor air humidity must be nearly 70 percent before condensation will form -- even if the outdoor air temperature is as low as minus-30 degrees Fahrenheit.
Energy Star-rated products are the best types of windows in New England.When youre investing in replacement windows, always be on the lookout for a Most Efficient Energy Star certification distinction. The products deemed Most Efficient exceed the standard Energy Star requirements.
