Mold Remediation – Mold Inspection & Testing - November 12, 2019 by Mr HomeBuilder

A mold remediation project is something that might be small enough to handle on your own or requires professional intervention. Costs range from the price of some cleaning products and some elbow grease to thousands in professional restoration services like shown above. This large price discrepancy is why hiring an independent mold inspector separate from the removal process is a wise decision. Having an unbiased third party assess your proper is the best way to determine exactly what your home or business requires in terms of cleaning.First, we will discuss situations that professional mold removal services are NOT necessary. These instances can be seen when common non-toxic mold like cladosporium or basidiospores are seen throughout a property. Examples of this type of mold growth can be seen in showers, tubs, sinks, around window ledges, and on air conditioning vents. Fungus like this grows because of condensation that happens at a place where environments naturally change from hot to cold. Anyone can handle a cleanup like this because it is happening on a non-porous (Hard) surface like tile, aluminum, or metal and the species present is non-toxic. A bleach based cleaner can be used to clean up this type of growth, but we always recommend a more specific mold cleaning solution. On the other hand when a home or business has had some type of water damage you may require professional restoration services. Things like a pipe burst/leak, roof/window leak, flooding can all cause these types of issues. Organic building materials like wood, drywall, and insulation are perfect nutrients for mold to feed on. Add water to the equation and you have the recipe for some serious problems. Even if you do have these types of issues, it is possible that they can be cleaned and dried before any fungus starts to grow. Having air and surface samples collected by an independent mold inspector is the best way to determine if any problems have indeed started from the water damage. In the event mold colonies have in fact started to sprout on the building material inside your home or business, here is a typical procedure for what needs to be done in order to get rid of the problems.

Attic Mold Removal & Remediation| Scams vs Science – Environix - November 12, 2019 by Mr HomeBuilder

The mold remediation industry is inundated with techniques totreatattic mold. Wire brushing, HEPA vacuuming, dry ice blasting, coatings with mold killing swords (seriously this exists), the list is quite long. One would assume this plethora of options would allow the best solutions to rise to the top and eventually the dubious techniques would fall away. This assumption would be very wrong.

The problem is revealed even before we talk about the types of treatments available. Its in the name itself. By referring to the task of mold remediation as a treatment it implies that the solution lies in some sort of chemical or coating. Treatments make sense in many situations. If youre building a deck, pressure treated wood will greatly increase the life of your lumber. If you have an insect problem, spraying a bug treatment around your property is a sensible technique for keeping the pests away.

You would not, however, treat a leaky pipe or a flooded basement. You would fix/ repair/ remediate/ the water intrusion problem. Yet when you step into the unscrupulous mold remediation industry, something strange occurs. Many contractors are perfectly happy to sell a treatment without fixing the underlying problem. All too often this succeeds. Why? Most homeowners have never dealt with a mold issue and have a difficult time parsing out the scam from the solution.

The motivation to forego fixing the underlying problem is understandable. Fixing the cause of attic mold growth can be hard. Crawling around the entire attic counting can lights and collecting measurementsis fairly unpleasant. Popping your head up in the attic for 2 minutes and performing your inspection from the hatch is a tempting alternative.

But of course, this is worthless. This is akin to hiring a plumber who, after finding a leaky drain pipe, doesnt bother fixing the broken pipe and instead tries to sell you a dehumidifier. If this sounds absurd, youre right. Yet, this is how 90% of attic mold projects are handled.

The attic in the image above was treated only 4 months before this photo was taken. Youll notice the mold growth is unimpeded by the mold treatment. Why is this? Unfortunately, all treatments run about against a cold, wet, unyielding fact: Within a few months a layer of dust settles on the treated surfaces (even inverted surfaces). This dust contains a lot of organic material. Mold eats organic materials. So, while the coating is proudly protecting the the sheathing beneath it, the mold is happily growing on the dust. Now, this is not entirely true. In time, the coating will fail and the mold will extend its growth into the sheathing.

This is a big giveaway. If the service a contractor isoffering doesnt actually solve the problem, the verbiage in the warranty will reveal the lack of confidence. Youll find it lurking amidst the legal jargon as an exclusion against any recurrence of moisture issues. Which, of course, is the whole reason you would seek a warranty in the first place. Mold growth onlyoccurs when elevated moisture is present. It will not grow in a dry attic. Therefore, if a warranty becomes void in thepresence of elevated moisture, the treatment hasnt accomplished anything.

Now the hard part begins. Its easy enough to shoot holes in the treatment only techniques. Its quite another task to successfully identify the cause of attic mold growth in each unique situation. The cause of the excess moisture must be clearly identified. In most cases, this is due to several compounding factors.

    Poorly connected exhaust fan

Condensation often masquerades as a roof leak. The image below is showing the conjunction of the skylight and the roof. This is a common place for roof leaks. Its also a common location for condensation problems. During showering, a bathroom is inundated with tremendous amounts of humidity. If the exhaust fan isnt working well or the skylights are set in a deep channel in the ceiling, the warm moist air will become trapped in this area. Unless its well sealed, the moisture will quickly move into the attic space where it will hit the cool surface of the roof sheathing.

Attic mold remediation should include techniques to limit the amount of air movement from the occupied portion of the house into the attic. Much of the condensation that leads to mold growth in an attic is due to moist air move up through the ceiling. The discoloration on the insulation in the photo below shows this air movement.

Mold caused by lack of air sealing

Can lights can be a major source of air infiltration in the attic. This is especially true with older can lights without an AT rating. Notice the discoloration of the insulation around the can light. This is due to the leakage of warm, moist air through the gaps within and around the can light assembly.

If the mold remediation occurs during the winter months, dry out of the attic sheathing is often necessary. This can be accomplished either through the natural moisture loss that will occur due to the increased ventilation, or through active dry out with heaters, dehumidifiers, etc. We prefer to let an attic dry out naturally, as this provides strong evidence of the effectiveness of the ventilation improvements.

During extremely cold weather, the moisture on the sheathing may even freeze, leading to a white, frosty coating. If the condensation is heavy, dripping from the sheathing will begin to occur. This can look very similar to a roof leak and often leads to a misdiagnosis.

Water droplets on attic / roof sheathing due to condensation

Severe condensation leading to dripping on rafters

After the first two steps are addressed, themold growth itself is addressed (although sometimes this step is addressed before/during the dry out period).

*Heads up I earn a small commission on sales through Amazon links. This helps cover the expense of running the website (and answering your questions!)

Happy to help. In the photo it appears the soffit vents (assuming you have soffit vents) are blocked by the insulation. If so, its important to pull these back to allow the movement air up through the soffits. I always recommend rechecking the attic again during the fall/winter months as the condensation issues are most prevalent during cold weather.

These Feng Shui House Tips Will Bring the Good Vibes In - November 11, 2019 by Mr HomeBuilder

The ancient Chinese spatial laws of feng shui have gone full-on mainstream, with Gwyneth Paltrow and Marie Kondo among its enthusiasts. To the uninitiated, feng shui can feel a little esoteric, but if you take the time to dig into the philosophy behind it, you'll find that it's not only based on simple common-sense practices that make our homes healthier and more organized, but it also reveals how connected we are to our homesand in turn, how they can affect our mood and well-being.

To demystify some of the rules of this ancient Chinese tradition, we tapped New York-based professor, feng shui expert, and author of The Holistic Home, Laura Benko to give us simple, actionable tips on how to incorporate its philosophy in our homes. Benko is widely acclaimed for having rebranded feng shui into a more modern, holistic approach while still honoring age-old traditions. To Benko, feng shui is not about transforming the structure of a home but about making our homes evolve with us. Though nearly imperceptible, these small tweaks can have a "profound impact on your daily life," she insists.

"When there is a direct line-of-sight between the front door and the back door, itmeans the chi (or energy) is shooting through the house too fast," says Benko. Instead of having it fly straight out the back door, "you want it to move in a graceful undulating way that goes around your whole home evenly," she suggests.

The Solution:Slow the chi down with a patterned rug on the floor, artwork on the walls, or even a round entry table.

    One Kings LaneBoullee Runner Rug$145

An excessive amount of clutter stops usfrom having clarity of thought and canweighusdown emotionally.

While this may seem like an obvious problem to tackle around the house, we are all too guilty of accumulating tchotchkes that don't play a specific function in the home. According to Benko, clutter is more than just visually displeasing: "It'san energetic anchor that impedes the best things from unfolding in our lives," she says. "An excessive amount of clutter stops usfrom having clarity of thought and canweighusdown emotionally." Feng shui is less abouthaving a perfectly-styled home, and more about creating a happy and healthy environment.

The Solution:Make sure that you have the correct organizational systems in place for everything in your life: from paying bills to recycling to having a designated spot for your keys. You'll feel lighter, less frazzled, and more efficient.

    RejuvenationIringa Basket$79

"The front door is very important in feng shui," says Benko. After all, it's the main portal through which energy enters your home, remember? "Think of the chi as a first-time visitor trying to find your homeyou want to make sure it's clearly lit, well-marked, and the address visible." On the inside, you want to make sure you're not walking directly into a wall"it can metaphorically make you feel like you're up against a wall every day," she says.

The Solution: Install a mirror. When you hang the mirror, Benko advises connecting an intention to it, like expanding the opportunities in your life and not allowing yourself to feel limited.

    RejuvenationMetal Framed Mirror$299$224

Since energy enters through the main portal (read: your front door), you don't want to have it shoot straight up the stairs, says the feng shui expert. When you invite a visitor intoyour home,it would be weird for them to head straight to the fridge or the bedroom, right? Instead, you want them tolinger in the common area.

The Solution:Slow down energy flowing into your home by adding a stair runner or artwork that causes you to pause and reflect. Another feng shui solution is placing a grounding element that symbolizes heaviness at the top of the stairs to anchor the chi and force it to slow down.

West ElmFramed Print "Red on Pink"$199

The five elementsearth, wood, fire, water, and metalcan be present in your home either physically or symbolically. For example, you could bring the fire element with warm tones, like reds and oranges, or you could have actual fire with a fireplace or a burning candle.

The idea, says Benko, is to strike a balance between all elements. "A lot of times, people are drawn to elements that they eitherneed more of or that are a great cause of imbalance in their lives." For instance, people having issues with aggression should be mindful of not having too many fire elementsas part of their decor. Conversely, personality types lacking motivation should infuse more of the fire element in their homes to give them a boost.

The Solution:Look closely at the literal and symbolic elements that are showing up in your home, as they can be a cause of imbalance in your emotional life. The idea isto strike a nice balance between allfive.

    Cassina"Soriana" Sofa by Afra & Tobia Scarpa, 1970, Italy$18388

If you look for it, Benko says, "symbolism is constantly bombarding us on an everyday basis. From literature to traffic signage to movies, we're always being guided by symbolism. In our homes, it's enhanced even more, because we are creating these intimate environments that most often represent our fears andchallenges." Often, we unwittingly reinforce the challenges in our lives by having their symbols in our space.

Benko saysthere is a slew of emotional issuesconstantly being displayed in her clients' homes. "Do you have trouble getting clarity? Check if you have stuff all over your surfaces. Do you have self-esteem issues? Check if your mirrors are hung too high, so you can never measure up. Are you chronically single? Assess if you're loading up your home with single imagerya single vase, a single chair, a single person in a picture."

The Solution: Evaluate what challenges you are facing inlife, and try toidentifywhether they're symbolically showing up in your space. Remove the symbols, and replace them with items you want to attract.

RF AlvarezMonolith in White and Stone collage$950

It should come as no surprise that natural light can make us feel happier and more positive. "Mirrors in feng shui are like aspirin," jokes Benko. "They're prescribed often to treat many ailments. They're a quick adjustment when you want to expand a space and bring in more light."The key here is to be very mindful of what themirrors reflect. Is it a stack of bills (i.e. more clutter) or a beautiful view?

The Solution: Whenyou hang a mirror, make sure it reflects more light, a serene view,or an expansive part of the room.

    Pottery BarnMendosa Arch Wood Mirror$499

Forefficiency's sake, it's never practical to have two work stations situated back-to-back. This is why many kitchen experts suggest a triangular set up between the fridge, stove, and sink. But Benko says there is also feng shui reasoning behind it: "There can be a conflict in the house when you have fire right across from waterwater puts out fire."

The Solution:If you have that configuration in your kitchen, no need to gut renovate just yet. Instead, put a wood element between the sink and stovewater feeds wood, and wood feeds fire. So in this case, wood acts as a mitigating element between the two opposing forces. Wood is also represented by the color green in feng shui, which can be used instead of the actual material.

Koi Pond Design The Pond Digger - November 10, 2019 by Mr HomeBuilder

Eco-System or Koi Pond or Water Garden Design, Which style pond construction is best for you, What style pond construction is best for Koi, and which style of pond construction is right for your budget? We take a unique approach to help our clients determine which water feature best fits into their lifestyle, landscape and personal goals.

Our koi pond design approach is more like an interview process. We take pride and a great deal of time educating our clients on the different Koi pond construction technologies and philosophies available today. We cover energy efficiency, water conservation, pond maintenance, as well as the care of aquatic plants, Koi, goldfish and other pond fish.

There are some distinct differences between the serious Koi pond enthusiast and a Koi lover just getting started in the wonderful hobby. The better you understand these differences, the easier it is to make sound decisions regarding your Koi ponds design and construction.

There are 3 major fundamentals in the design of a DEDICATED KOI POND that all serious Koi enthusiasts will agree on and then debate FOREVER on how to accomplish.

The 3 fundamentals are as follows and in order.

These 3 fundamentals will be the foundation of your Koi pond design. From this foundation planning can begin. The ponds length, width and depth will determine the total gallons. From here we quickly move in the equipment selections determined from turnover rates for the pond matching pumps to speed limits of bottom drains, skimmers, UV filters, pre-filters, biological filters and on. Each ponds design is very subjective to the homeowners goals and is often influenced by the landscape and a budget.

Still to this day, dedicated Koi ponds are being constructed with design philosophies that oppose the 3 fundamentals described above. The philosophies and theories of designing ponds for Koi unveiled over the last decade have been some of the most important; producing critical pieces to an extraordinary puzzle. Only in the last few years have some of the most important components to effectively accomplish these 3 fundamentals became readily available to contractors and retailers. If you are taking bids for construction of a dedicated Koi pond, be sure to weigh the philosophies we have outlined here against the technologies offered to you in your ponds design. Our construction team would love the opportunity to bid on you pond project. Please call us at 800-522-5043.

Over the last fifteen years the ECO-SYSTEM POND has dominated the industry and swept across North America in a big way. The eco-system pond offers a simple approach to pond construction with five key elements and a little magic from Mother Nature. The 5 fundamentals not necessarily in order are: 1) A Biological Waterfall Filter 2) A Mechanical Pond Skimmer 3) Rocks & Gravel 4) Fish and 5) Aquatic Plants. This simple construction style approach has inspired contractors and do-it-yourself homeowners across the nation to add eco-system ponds into their lives and businesses!

The eco-system pond can certainly be tagged as a WATER GARDEN; however, the eco-system pond that I speak of here breaks some rules of the conventional water garden! Many water gardens do not have rocks & gravel incorporated into their pond design or Koi fish for fear of harming water lilies, their most prized possession! More importantly, many water gardens do not have waterfalls! On the contrary, most ECO-SYSTEM ponds have fast moving water not conducive to the care of water lilies and 99.9% of eco-system ponds have waterfalls.

My intention here is not to dig to deep into the differences between a DEDICATED KOI POND and a WATER GARDEN, but to identify that an ECO-SYSTEM POND or a HYBRID of technologies is a viable solution to meeting the goals and expectations of pond keepers.

Let us offer 3 hybrid suggestions on how to bring a little Koi pond construction technology into the Eco-system pond world in order to make improvements in water quality, clarity and ultimately; the life expectancy of your Koi and other pond fish.

I want to challenge eco-system pond owners that keep Koi to step up their game and make these 3 simple changes to their Koi ponds. The results will happier healthier Koi fish and ten times better water quality and clarity than ever experienced!

Let us all learn from the great Koi pond construction debate on how to accomplish getting solids out of the pond, settling them and then nitrifying the water as it returns to the koi pond. The ongoing great debate on the best way to accomplish the 3 fundamentals of Koi pond construction is without a doubt the heart and soul of any Koi enthusiasts or serious pond diggers interest. This pertains to the care, maintenance, upkeep and total well being of Koi fish. In the last decade this ongoing koi care debate has turned out some serious technology that has yet to become common practice amongst the pond contractor community!

As a matter of fact, what has been turned out and implemented in the last few years is more exciting than ever. You can expect an exponential growth rate in dedicated Koi pond construction and the hybridization of Eco-System Ponds within the next five years. The future of Koi pond construction is very exciting. We tip our hats to the pioneers that are helping to pave the way. As the latest and greatest ground breaking technologies become main stream and a systematic approach to education on the installation of a dedicated Koi pond construction, these new philosophies and technologies will without a doubt shape and mold the future of ALL pond being built. If you are looking to design and build a Koi pond from scratch or have a pond and considering upgrades, let us help you determine which technologies best fit you.

Churches can't survive, grow or be built on faith alone; they require funds to cover construction costs just like any other building endeavor. Fortunately, there are several resources that can provide the money needed. Sources for church construction grants fall into two main categories: denominational grants and private grants.

The Extension Society was formed to expand the Catholic churchs presence in isolated or financially insolvent areas of the United States. The society provides grants for both building churches and for capital improvements on existing churches or Catholic schools.

The national body of the Episcopal church provides United Thank Offering grants to congregations across the United States, provided that the money used has a significant impact on the church community. In other words, construction money to build a church food bank would be considered, while a request to add air conditioning to a building would not.

This foundation provides assistance to religious institutions in Georgia, Alabama, Florida, North Carolina and South Carolina. Unlike many foundations that have capital campaigns and construction projects low on their list of priorities, the Campbell Foundation gives preference to requests for the funding of new churches.

This private foundation focuses on Catholic-based projects. While it does fund construction projects, they are not the primary goal of the Raskob Foundation and are not high on its priority list. This does not mean, however, that your church should not apply; often, smaller requests--those under $200,000--are met with acceptance.

This foundation concentrates its efforts in the California area but is not exclusive to the state. Founded in 1959, the Dan Murphy Foundation funds a wide variety of projects with an emphasis on those that benefit the community.
