    Getting A Mortgage When Building Your Own Home - March 24, 2015 by Mr HomeBuilder

    Whether youre an adventurous person, a DIY expert or simply a persnickety home buyer, the thought of building your own home might be a thrilling prospect. After all, when you choose to build your own abode, you get to call all the shots. That means you can determine the precise layout, dictate the exact number and type of rooms, handpick all the finishes and even add an indoor pool, an aquarium wall or a stairway slide, for that matter. Perhaps thats why 27% of surveyed home buyers custom-built their own home, according to a 2013 National Association of Home Builders (NAHB) Research Center survey (see Should You Buy Or Build A Home?).

    While building a one-of-a-kind home from the ground up may sound exciting, financing such a major undertaking is an entirely different story. Obviously, the majority of home buyers dont have enough money tucked away to cover the construction costs of their custom home which means theyre going to need a loan. Unfortunately, landing a loan for a self-build project is easier said than done.

    If youre considering building your own home, here are a few things to keep in mind as you search for a loan.

    For buyers purchasing an existing home, its relatively easy to get approved for a conventional mortgage, as long as they have good credit and reliable income. On the other hand, its virtually impossible to score traditional financing when youre building your own home. Why? Think of it this way: Youre basically asking the lender to shell out money for something doesnt exist yet. To make matters worse, construction is a risky process, and lenders dont like risk.

    If you plan to self-build, youll need to pursue more specialized financing avenues. Enter the construction loan. Sometimes called a self-build loan, a construction loan is typically a short-term loan (usually one-year maximum) used to cover the cost of building your home.

    These loans generally have variable rates that are higher than traditional mortgage loan rates. Once construction on your house is completed, you can either refinance the construction loan into a permanent mortgage or get a new loan to pay off the construction loan (sometimes called the end loan.)

    As you gear up to apply for a construction loan, you should probably do some serious stretching. These loans require a ton of legwork on the borrowers part. Youll need to jump through numerous hoops to prove your home-building project is real, viable and relatively low-risk for the lender.

    For most construction loan applications, youll need to provide the lender with a project timetable and a realistic budget. Youll also need to supply a comprehensive list of construction details, including everything from floor plans and the type of building materials to insulation and ceiling heights. (Experienced builders typically create a blue book that includes all of these details for a home-building project.)

    At a minimum, most lenders require a 20% down payment on a construction loan, and some require as much as 25%. Why are the down payment requirements so high? Because construction loans are viewed as higher risk than a traditional mortgage loan, and the lender wants to ensure you dont walk away from the project.

    If you dont already own the lot where you plan to build, the cost of the land will need to be included in the overall amount of the construction loan. If its financially possible, try to pay for the land upfront. Otherwise, youre going to have make a much larger down payment to qualify for the construction loan.

    Milt and Mary Jorgensen had the home of their dreams custom-built in Harrison Mills to spend their retirement years. It was all they wanted and more. What they didnt expect was the accolades the house would receive on a national level.

    Their Eagle Point home was recently crowned as best custom single-detached home in the 2,200-4,000 square foot category with a national Canadian Home Builders Association SAM award.

    It doesnt get any bigger than that in the industry, says the homes project manager Wilf Blum of My House Design / Build Team.

    The Jorgensens have lived at Eagle Point for eight years. They bought a home and the property where this house not sits. They used to drive out from Port Coquitlam on the weekends to their getaway place. Then in became long weekends and finally turned into full-time.

    Their dream home, only two doors up from where they were living before, backs onto the golf course and the Harrison River. They hired My House Design / Build Team Ltd., to quarterback the whole project, while they spent time popping in and out to see the progress and making decisions on everything from faucets to light fixtures.

    The Jorgensens love everything about their home. But their favourite feature is the great room, with its large glass windows and an incredible view beyond.

    We have a great view of the river and the golf course, particularly when theres eagles out there, says Milt.

    Blum says there were some unique challenges with the property as it was an odd-shaped pie lot with a large dike and setback requirements. He is most proud of the execution of the house, how care and attention was put into the materials used, the details of the home and the use of many local contractors.

    US homebuilder sentiment slips in March - March 17, 2015 by Mr HomeBuilder

    U.S. homebuilders are feeling slightly less confident in their sales prospects, but their overall sales outlook remains favorable.

    The National Association of Home Builders/Wells Fargo builder sentiment index released Monday slipped to 53 this month, down two points from 55 in February. It's the third monthly decline in a row for the index.

    Readings above 50 indicate more builders view sales conditions as good, however.

    Labor shortages, a dearth of available land parcels cleared for new home construction and tougher mortgage-lending standards weighed on builders' confidence this month, said David Crowe, the builder group's chief economist.

    "These obstacles notwithstanding, we are expecting solid gains in the housing market this year, buoyed by sustained job growth, low mortgage interest rates and pent-up demand," Crowe added.

    Despite the increasingly favorable economy, home sales have been sluggish so far this year after a lackluster 2014.

    Sales of new U.S. homes were basically flat in January, slipping 0.2 percent from the previous month to a seasonally adjusted annual rate of 481,000. Sales climbed 5.3 percent from a year earlier, when harsh winter weather caused home-buying to stall.

    Still, lower mortgage rates and job gains over the past year are among the factors pointing to stronger sales this spring buying season, traditionally the peak period for home sales.

    Mortgage rates remain near historic lows. The average 30-year fixed mortgage rate was 3.86 percent last week, according to the mortgage giant Freddie Mac. A year ago it stood at 4.37 percent.

    Meanwhile, employers have stepped up hiring. The economy added a solid 295,000 jobs last month, helping to bring down the national unemployment rate to a seven-year low of 5.5 percent. More Americans earning paychecks should eventually push home sales higher.

    For more than a year, Steven Horwitz looked at new homes and resales in southern Palm Beach County but couldn't find the right combination of value and location.

    Then last summer, Horwitz hit the lottery. GL Homes pulled his name out of a Bingo tumbler, putting him at the front of the line to buy a four-bedroom home at the Tuscany development near Delray Beach. He agreed to pay $374,900; eight months later, the same house sells for $414,900, or 11 percent more.

    "Even though it's gone up a little, it's still an unbelievable price," said Horwitz, a 31-year-old dentist. "At the time, I was still a little bit unsure about buying, but when my name was picked, I felt like it was meant to be."

    Tuscany's double-digit price increases are higher than those at most other new projects in South Florida, analysts say. While new home values are still rising, builders across the region are adjusting their expectations as the housing market slows.

    "I think we're seeing a plateauing of prices in certain areas, especially on the higher end," said David Cobb, regional director of the Metrostudy research firm.

    Investor frenzy from 2011 to 2013 helped push prices of all homes higher. Median prices on resales climbed by more than 20 percent year a year in some areas before retreating. Last year, builders in Palm Beach, Broward and Miami-Dade counties raised prices by an average of 6 percent about half of the increase of 2013, Metrostudy said.

    "In '07 and '08, prices were pushed way down, and then we saw a quick pop back up, but now we're back to what I would consider a more normal market," said Jim Carr, president of CC Devco, the builder of Monterra in Cooper City and other projects in Broward and Palm Beach counties.

    "We're definitely hitting some resistance [from buyers]," said Ray Puzzitiello, a West Palm Beach custom builder and president-elect of the Florida Home Builders Association. "But our costs are going up, too, and it's not like those are flexible. Some buyers understand it, but some don't want to hear about it."

    Buyers at Tuscany are paying 10 percent to 13 percent more than those who initially bought when sales launched in July. But the price increases don't appear to be quashing demand at the 455-home development just east of Florida's Turnpike on Atlantic Avenue.

    Prices range from $344,900 to $429,900, and six models opened last weekend. Sunrise-based GL Homes says it has sold 180 homes so far.
