An inspection is an important part of the home buying process, butthere's an extra step you should take with your A/C unit, regardless of what the inspection report says about it.
A good home inspector will do a thorough job and give you valuable information about the condition of the house in general. But when it comes tothe A/C unit, you need detailed information and you need to get it elsewhere on your own.
Melissa Atwood hired Buyers Protection Group (BPG) to perform a home inspection prior to buying her Fountain Hills home. Atwood says BPG's inspection report pointed out a couple minor issues with the A/C unit, but stated that generally it was in good working order.
A couple months after closing, the condensation line started leaking. Atwood called her home warranty company, also BPG, and they sent a repairman.
"His exact words were that this was the most horrible install job he had ever seen for an air conditioner, he told us we could not change the air filter because there was no tray," Atwood said.
An arrow on the inspection report points to where the air filter goes but never mentionsthe filtercan't be changed due to a lack of a tray and poor installation. Atwood says the contractor BPG sent out also said the unit was too small for their home and these were basic problems that should have been caught by the home inspector. Atwood says she only bought a warranty from BPG because their sister company did the home inspection. She felt BPG dropped the ball and should pay for a new A/C unit.
"They said it was not in the scope of the job, that it was not their responsibility to inspect the A/C unit," Atwood said.
Atwood's learned buyers should always hire a separate professional to inspect the A/C unit before closing. She's not happy with BPG's work.
"The name of their company is Buyers Protection Group. We hired them to protect us as a buyer and they failed," Atwood said.

On Sunday night's episode of Last Week Tonight, John Oliver and Nick Offerman teamed up to help save a couple's marriage in a hilarious fake ad for Home Depot.
The funny parody commercial was part of Oliver's response to news that Lowe's home improvement stores will be testing out personal robotic shopping assistants for customers this holiday season.
"Robot assistants are a terrible idea and here's why," Oliver said while setting up Offerman's Home Depot clip. "Sales associates at home-improvement stores are not there to help people find things, they're there to stop couples from tearing each other apart. If you really want to test your marriage, go buy home supplies together, because Lowe's is like a swingers party or a couple's brunchno one is leaving on speaking terms."

Cue the parody Home Depot commercial! Offerman portrays a sales associate helping out a troubled couple whose search for a sink turns into an argument about their deeper personal issues and crumbling marriage.
"Why are you fighting me on this? It has a 10-year warranty," the husband (played by Bob's Burgers'H. Jon Benjamin) says to his wife (Sarah Baker). "Oh, I'm sorry. Are we going to be in this house for 10 more years?" she responds.
"Where else are we gonna go?" he replies. "In a house big enough for the second child you promised me we were going to have!" she yells.
Later, a conversation about houseplants turns into an argument about his mother being put in a retirement home and his brother's joblessness. The couple goes on to fight about watching porn, adopting an Asian child and infidelity.

The legacy of a pioneering Lethbridge home builder and developer will be celebrated this afternoon. Walter Stewart is remembered as an innovator who fostered the home construction industry while building scores of homes as the city grew.
The longtime Lethbridge businessman also developed the northside St. Edwards and St. James neighbourhoods, and went on to launch the West Highlands subdivision along with its now-booming commercial district.
A memorial service will be held at 3:30 p.m. today at the Martin Brothers chapel.
Tosh Kanashiro, a Lethbridge development officer during many of Stewarts busiest years, remembers him as creative but trustworthy.
His word was as good as a contract.
Stewarts initiatives to build affordable housing, Kanashiro says, included starter homes without basements and zero lot line blocks, allowing a wider home on a small lot. Walter Stewart Contracting Ltd. and then his Nu-Mode Homes also built many northside duplexes a home style that other local builders followed, Kanashiro notes.
