    The porcelain floors and marbled patio of Midleton’s 415k Redwood – Irish Examiner - February 9, 2021 by Mr HomeBuilder

    A MAN in the know was behind much of the fitting out of No 3 Redwood Lane in Corks Midleton when he bought it a number of years ago it has far better quality bathrooms and tiling than most homes built in the noughties, or since, and he even rolled out eh expensive red carpet of marble tiles into his west facing rear patio, and front porch.

    Turns out it was easy enough for him, as hes the owner of two tile and bathroom shops in East Cork, the family-run Lynch Tiles in Midleton, and with another outlet in Carrigtwohill. Both of these were fortuitously set in booming new commuter locations for the great Cork region in the 2000s, in large part thanks to the delivery of the commuter rail line to Midleton in that decade, after years in the planning.

    He bought No 3 Redwood Lane, which is one of just seven detached houses in a cul-de-sac section of Broomfield Village which was being done by McInerney's, and handily its within a few minutes walk of the Midleton rail line: how often do we get effective spatial planning in this country? It reinvigorated Midleton, for sure and Carrigtwohill, and Glounthaune and Little Island too, as well as being a major part of Cobhs resurgence.

    So, whoever buys the just-launched No 3 has commute options into the bargain, and as a strong trade-up offer, it doesnt have to be to a two-car family either, the train is there for work, school, or college commutes, and the town of Midleton is on the doorstep.

    No 3 Redwood Lane is listed this week with local estate agent James Colbert, who guides the detached, two-storey 1,800 sq ft quality family home at 415,000, and who extols the quality of the interiors, in particular the four bathrooms.

    Four? Well, two of the first floors four bedrooms are en suite, for example, all four are fully tiled (floors, walls, the lot everything bar the ceiling it would appear!) and they are in quality tiles which wont date or havent dated too readily, including lots of creams, mosaic tiling, creme Marfil, tumbled marble and larger, dark, rich veined marbles too.

    Oh, and the main bathroom has a jetted bath for luxury soaks, and all have heated towel rails, large fitted mirrors, glass screens, some recessed niches for grooming product, and floating sink/cabinets into the bargain.

    In fact, even the ground floors guest loo is nicer than most main bathrooms, says an impressed Mr Colbert, who might just have to explain that judgement to the house-proud vendors of some of his future residential listings when hes forced to say hes seen better bathrooms tucked under hall stairs.

    So, quality loos, quality tiles, and a professional job in installing them too, presumably: there was no expense spared, says the selling agent, admitting its probably easier when a homeowner can get things at cost.

    Its not just the interior that get this lift, the space by the hardwood entrance door, graced by a tall palm tree and flax plant and framed by brick and neat black hung tiles on the bay window and gable faade elevation, is floored in small marble tiles, and behind the large patio has farm more marble, in larger sizes, right across the propertys full width, with tiled steps then leading up either side of a gently sloping lawn to a pergola, timber shed and a hidden greenhouse so you can grow your own, very important in these times, and tapping into the gardening and growing mania during pandemic times.

    The garden, like most other Irish outdoor spaces after the rains and cold of January, is looking just a tiny bit shook for now, but a week of sun and good drying and trim with a lawnmower will get it back to rights, hopefully in time for a March resumption of actual, physical property viewings. It has in any case very good bones, given the maturity of the perimeter planting especially, which includes bamboo and palms, climbers, screening pergola, and hard landscaping.

    Redwood Lanes seven only homes have a good aspect to the back, westerly in the main, and Nos 3 and 4 next door seems to have the bigger of The Lanes gardens too, with glimpses only of a couple of the extended houses over the back boundary wall at Broomfield Villages Cypress Circus.

    As well as the marble patio, there are some low retaining walls finished with small, mosaic tiles and a BBQ section has been set up too, done in brick with tiled tops. Handily, theres been a hole allowed in the marble-finished dining area alongside to take an umbrella, for a real Irish solution to an Irish al fresco dining problem, rain one minute, sun the next.

    Back indoors (brrr) for now, No 3 is in a quite standard internal layout, with two ground floor reception rooms, but one to the left of the hall (which is marble tiled in an effective irregular pattern and mix of tiles sizes) could be a fifth bedroom, auctioneer Mr Colbert says if some families so wish, or be used a home office.

    There are porcelain tiles throughout the kitchen/dining area, and part-glazed double doors link the dining end to the main front reception room, which has a large timber fireplace and solid wood floor.

    Theres a carpeted stairs, and above most of the four bedrooms have a varnished wood floor.

    Internal joinery such as doors, skirting and architraves are in varnished pine too, and to 21st century home hunter, there may seem to be a bit of a surfeit of exposed knotty timbers now.

    New owners may choose to update and upgrade the doors, or just paint them and change ironmongery for a more contemporary look, its entirely discretionary or they can be left just as-is, and the kitchen units are also in timber, but of good quality and with more interesting spalted grain detailing.

    Others may choose to carpet some of the bedrooms, again indicative of the cycles of fashion: who knows, the currently knotted pine doors, if painted over on-trend, may end up being stripped back and waxed in decades to come?

    Anyway, the really good news is the professionally chosen and installed tiling is of a look thats going to stand the test of time.

    VERDICT: The above-spec bathroom and, indeed, patio finishes add a certain forte to 3 Redwood Lane.

    The Inside Outside Guys: That sinking feeling concrete slabs, porches and patios – The Detroit News - January 15, 2021 by Mr HomeBuilder

    If you are a homeowner, you know the feeling. You walk into your garage or on to your front porch and note the concrete is sinking! It wasnt that way yesterday, was it? What happened?

    The Guys talk all the time about the importance of base and supporting soils under concrete and asphalt.

    Keep in mind that the ground beneath a construction ultimately supports and distributes the load from the building or driveway. If that soil is not well compacted or it disappears or shifts in any way, it can impact whatever is resting on it.

    When we begin to build a house or place slab-on-grade concrete for sidewalks, patios and driveways we first seek undisturbed soils. These would be soils that have not been dug or otherwise manipulated for many years. Undisturbed soils are not as likely to further settle or compact. We can create such soil conditions through measured compaction with mechanical devices.

    Soil composition is also important. Undisturbed clays can be a good base in many cases. But clays have two faults. They can absorb and retain lots of water which makes them dimensionally unstable. Clays that retain water in freezing conditions can lead to frost heave which will lift concrete. Expansion and contraction due to gain or loss of water in the clay can lead to shifting concrete as well.

    Soils that are well-drained and well compacted are ideal. Well-drained soil mimics the sand on the beach your kids play in; no matter how much water they take from the lake to dump in that castle moat they are building, the water simply runs down through the sand.

    But sand under concrete has issues as well. Water running adjacent to a concrete driveway may sweep away the sand beneath it and undermine the slab. The Guys have seen this many times in brand new drives and sidewalks.

    A great alternative is to use a product like crushed concrete or limestone on top of an undisturbed base. It will compact and drain and it is less likely to ever wash out. When your slab is placed on this base, it is formed such that the slab is above the surrounding grade and it will shed any surface water. A cross slope of 1 inch in 60 inches is enough to shed surface water.

    When surface water is shed and directed away from the slab and subsurface water cannot accumulate below the slab, the slab will not shift due to weathering conditions as long as the base remains stable. At that point the biggest danger to your slab is overloading. If you allow a too heavy truck or piece of equipment on the slab it could create damage.

    As to porches and garage slabs, the same thinking applies but with additional considerations. When we excavate to build a basement, we over-dig; that is we dig a bigger hole than the construction will occupy. When we fill this back in or backfill we should again use readily compacted, well drained materials like sand or pea-gravel. Many builders simply use native soils like the clay they took out.

    The use of native soils may sound ecologically friendly, but from a construction standpoint it can possibly wreak havoc. Clays can take years to settle and when they do whatever they support will settle as well; like your garage slab or patio or front porch.

    We should pin these slabs and porches to the house foundations with steel rod or even provide a shelf or notch in the foundation for the concrete to rest upon. In theory, the house foundation should never move or settle so tying these constructions directly to the house foundation can virtually assure they will never move, either.

    Keep in mind there is a solution for those unbroken, settled, slabs. Brett Butler from A-1 Concrete Leveling says they can save most such slabs and add years to their serviceable life.

    Now you better understand the potential problem and are armed with good solutions!

    'Celebrations after field goals and touchdowns, that would be the only thing we could maybe try to control a little better,' Soho owner Jay Manno said.

    BUFFALO, N.Y. It appears Playoffs on the Patios was a success on Chippewa Street.

    Fans got to sit at socially-distant tables and watch the Buffalo Bills beat the Indianapolis Colts 27-24 in an AFC Wild Card game on Saturday afternoon.

    2 On Your Side spoke with the owner of Soho Burger Bar, who was very happy with how it turned out with about 300 people.

    "All in all, it was good, clean fun, and very COVID fun," Jay Manno said. "Celebrations after field goals and touchdowns, that would be the only thing we could maybe try to control a little better.

    "It wasn't bad, it wasn't by any stretch out of control. You can see on some of the video, some people jumping up and down without face masks on."

    Manno is hoping to do it again next weekend for the Bills playoff game.

    Indoor dining is off the table until Feb. 1, but patios are flourishing, even in a Michigan winter – WSYM-TV - January 15, 2021 by Mr HomeBuilder

    LANSING, Mich. Michigan ban on indoor dining isn't going away quite yet.

    "We're working on a path to allow indoor dining at restaurants with safety measures such as mask requirements, capacity limits and a curfew starting on Feb. 1," Gov. Gretchen Whitmer said at a press conference on Wednesday. The ban was slated to end on Jan. 15.

    Joe Bell, owner of The Peanut Barrel in East Lansing, is trying to remain optimistic.

    "She wants us to have a little more time to prepare this time than she gave us the last time," Bell said.

    But he's adapted the restaurant's patio to be more comfortable for people dining outside.

    "We bought the heaters in September, and we put them out in early October," he said.

    Bella Williams has been dining outside despite the cold and plans to continue.

    "I don't really mind eating outside as long as it's convenient and safe," Williams said.

    In the meantime, Bell says he plans to get his restaurant ready for indoor dining again.

    SALT LAKE CITY Baby, it's cold outside.

    Yes, while eating outdoors became a more popular option in 2020 due to the coronavirus pandemic, which can spread more easily in confined spaces, the cold winter weather has largely quashed that possibility in Salt Lake City. Largely but not entirely.

    Some Salt Lake restaurants have patio heaters that keep the space usable throughout the year. And with the pandemic still raging throughout the state, eating outdoors in comfort might be a welcome option for Utahns wary of traditional indoor dining. It also brings more business to restaurants that desperately need it after a punishing year.

    A disclaimer: Just because a patio is heated doesn't mean it won't still be cold if it's, say, 25 degrees outside. So contact these restaurants individually to see exactly what kind of heater is warming what size of space, as well as to check the availability of patio seating on any given night. Sometimes propane runs out, patios are booked up, or restaurants decide it's just too cold some evenings to seat outside.

    And while we know there are lost of great patios in the greater Salt Lake area, this map only includes ones within the city limits. If there are any eateries we've omitted here, feel free to let us know at news@ksl.com.

    Playoffs on the Patio should continue for next Bills Playoff Game – WIVB.com – News 4 - January 15, 2021 by Mr HomeBuilder

    BUFFALO, N.Y. (WIVB) After months of shutdowns, restaurant owners of Soho Buffalo and Rec Room tell News 4, it felt good to get staff back to work and customers back at their outdoor tables. Now, with the Citys permission, they should be able to continue this for next weeks second home playoff game.

    The Mayors Office with the Reopen Buffalo plan, did extend the patios through May, said Owner of Rec Room, Chris Ring. So all our paperwork is in there. All our insurance is there. So well basically do this kind of thing moving forward through May with the Citys approval, he added.

    According to the citys Special Events department, if a restaurant has never submitted an application for this type of event, they need to reach out as soon as possible to get all required paperwork in by Monday, January 11th, 2021. For any business previously approved, like Soho and Rec Room, they just need to confirm their plans with the Special Events Division.

    Pandemic pricing? Cost of a patio heater quadrupled on Amazon – CBS News - January 15, 2021 by Mr HomeBuilder

    A patio heater that cost $150 on Amazon back in late 2019 had soared to $699 a year later, one of hundreds of products the online marketplaces sells whose price surged during thecoronavirus pandemic, according to a consumer advocacy group.

    In ananalysisof 750 products sold on the platform, U.S. PIRG Education Fund found that 409 items saw prices jump more than 20% in 2020, while 136 at least doubled in price.

    The spikes largely involved items viewed as necessities during the public health crisis, including surgical gloves, eye goggles, toilet paper and cough syrup. Across 15 product categories examined by U.S. PIRG, the highest price increases ranged from $13.10 to $4,000, with patio heaters showing among the 10 largest price jumps.

    In the past year, 61% of patio heaters sold on Amazon increased in price by at least 20%, and 45% at least doubled. The highest jump was $549, from $150 to $699. Other products that saw similar spikes include oral thermometers, disinfection wipes and hand sanitizers. (See U.S. PIRG chart below.)

    "Our research throughout the pandemic has revealed massive price spikes on Amazon listings," U.S. PIRG stated.

    "It's not meant to imply that this is true in all cases only to reinforce the point that these price hikes can't always be blamed on heightened demand," Grace Brombach, a consumer watchdog associate and author of the study, told CBS MoneyWatch last week.

    "We believe Amazon has the technology and resources to combat this," Brombach said of the company, which reported record sales of $96 billion in the third quarter of 2020, a period that saw its profits tripling to $6.3 billion from a year earlier.

    Amazon acknowledges that the pandemic has boosted demand and plumped up its profits as millions of Americans stepped up their shopping online. But the company said it has both the automated and the manual means in place to ensure prices are fair to consumers.

    "Our systems are designed to meet the best available price amongst our competitors," an Amazon spokesperson told CBS MoneyWatch in an email. "Sellers set their own product prices in our store. We have a long-standing policy against price-gouging, have processes in place to proactively block suspicious offers and monitor our store 24/7 for violations."

    Amazon blocked or removed more than 39 million offers and suspended more than 13,000 accounts for attempted price gouging last year and referred the most egregious offenders to federal and state law enforcement, according to the spokesperson.

    Amazon has worked with more than 40 state attorneys general to prosecute bad actors, and the company supports the idea of creating a federal price-gouging standard, he added.

    Retail analyst Neil Saunders, managing director at GlobalData, faulted U.S. PIRG for focusing exclusively on Amazon in its latest report and not looking more deeply at pricing changes on other big venues for third-party sellers like eBay and Walmart. "You have to look across the whole industry to be fair," he said.

    Its report released last week built on earlierfindingsreleased in September that found escalating costs on Amazon while "prices on the same product from Walmart, Target and others remain(ed) largely unchanged," the group stated, acknowledging it had not looked at other retailers in its most recent analysis.

    The price of essentials like toilet paper and hand sanitizer did go up, partly due to companies dispensing with offers and deals to discourage volume buying amid product shortages, Saunders explained. "Prices are often determined by supply, demand and underlying cost factors," he said.

    Saunders points out that "no one is forced to buy anything," a sentiment echoed by U.S. PIRG's Brombach, who said: "Our biggest advice to consumers is to shop around."

    The Playoffs on the Patios Bills game day event on Chippewa is already a huge success. 8 hours after announcing that Chippewa would be partially closed off to traffic, for 260 Bills fans to cheer on the team together, safely outdoors, the event sold out. Chris Ring (Rec Room), who organized the undertaking with Jay Manno (SoHo), told me that he never would have thought that people would respond the ways that they did.

    I cant believe how fast people signed up to be a part of this, said Ring. I probably have 800 texts and emails from people who didnt get reservations for this particular game day event. People are excited about watching the Bills together it was a huge response, and something that were ready for. Jay and I have years of experience in the entertainment and restaurant business, so we will be reaching all expectations.

    Ring also told me that there were originally talks of holding this event in another part of WNY. A friend of Jays called us and mentioned the idea for an event to possibly be held in Williamsville. We asked if we could host it on Chippewa, and he was cool with that. We were lucky because the Mayor had extended summer patio licenses though May, with the thought that we might be able to have a Christmas market. But then we went to orange, and nothing happened. But we had the paperwork filed with the City, and the all of the approvals in place. All we had to do was rent the tables and chairs, and the video walls.

    While Rec Room is currently closed, this event is a shining light at the end of a very long and dark tunnel. We tried the take-out angle during the pandemic, explained Ring. But we were losing money. We ended up closing. Now, with 260 people, with proper social distancing (67 tables 8 feet apart), its worth it. We can get tax revenue generated for the City, put people back to work for a little while, and 260 Bills fans who couldnt make it to the game will have something to really cheer about.

    Ring is confident that everything will go according to plan on game day. If everyone behaves (and as the Bills win), we will be looking to get approval for future games.

    It is interesting to note that this game day exercise on Chippewa was always one of the overarching visions for the original street closure concept, which unfolded as the pandemic took hold. This past summer, I dont think that anyone could have imagined that the Bills would be kicking so much butt, and that Chippewa would be in line for such a game day frenzy in January. Sometimes, when the stars are aligned there are many stars in this case we see greatness arise.

    Once the pandemic is over, it would be amazing to see this same sort of street party held throughout the year, with even more players, for all sorts of celebratory occasions.
