At Home Living: Things to check on after the storm - June 3, 2014 by Mr HomeBuilder

Spring is the season when large storms pass through with strong winds and hail pelting your roof. Once these storms pass, what do you do?

If you assume everything is fine and go on with your day, you might overlook damage to your home that could lead to problems down the road.

Ryan Passow, owner of Passow Remodeling, suggests homeowners give their house a quick inspection after thunderstorms to make sure they dont miss any potential repairs.

Items Passow suggests looking for around the house include:

Missing, or otherwise damaged, shingles on the roof

    Dented gutters or siding

    Chipped paint

    Holes in your window screens

Vinyl siding pulled loose by the wind

You want to inspect your house after every storm, he said. Call (a roofer) after you know you have hail damage.

Fire victim fights to repair damage one month after blaze - May 20, 2014 by Mr HomeBuilder

A Des Moines homeowner is struggling with home damage one month after her home caught fire.

    View video of this story.

Patty Toth said her neighbor, whose house fire spread to Toths home, didn't have liability insurance. Now Toth must figure out how to fix the damages.

Im a single mom who was laid off a month ago, so I dont have an extra $3,000 lying around to get anything repaired, Toth said. So right now were kind of stuck with a half-burnt house.

The siding on Toths home facing her neighbors house is peeling away and in need of replacement.

Early April 22, Toths neighbors home caught fire and sent three people to the hospital for smoke inhalation and burn treatments. Toth said she was told a lit cigarette on the front porch caused the fire.

Yes, they have a horrible loss and they did spend time in the hospital, and they are a victim of negligence of how the fire was caused, Toth said. But were victims also and theres no help out there for the secondary victim.

The fire did not injure Toth or her son. Because her neighbor does not have liability insurance, Toth said she had to go through her own insurance for repairs. She said the company will cover $5,500 worth of damages and will subtract the 2,500 deductible she cannot afford.

Toth said she cannot find a siding company that will make the repairs for $3,000.

I was going to have some friends come out and help re-side everything and tear everything down, she said. And I was told by the bank that I would have to pay out-of-pocket to do that and then get paid back.

Eyesore of the Week - May 18, 2014 by Mr HomeBuilder

Property: 5340 S. Washington Ave., Lansing Owner: Patricia and Racine Villarreal Assessed value: $33,900 Owner says: Cant afford taxes, plans to let it go to auction next year

As is too often true of old buildings, this home has been covered with synthetic siding. Such work is ostensibly performed as a maintenance reduction or energy-saving effort. However, when undertaken, the exterior is frequently stripped of any details that project from its elevations. Once all facades are flat and featureless, it is easier to apply the replacement siding. Unfortunately, this treatment usually leaves the building devoid of any character-defining detail. Even the casing trim around the windows has been obscured.

Several of the boarded windows are curiously adorned with a single shutter, though the telltale ghosts of their former mates still read on the faded siding. A Chinoiserie panel that once served as a railing now lies in a heap with the collapsed front-porch roof. Untended plants surround the site and cling to the building.

Even the church located immediately to the south cannot help feeling the deleterious image this abandoned structure projects to the surrounding neighborhood. After stabilizing the building, restoration efforts should begin with the removal of the invasive plants, and then focus on elements that significantly affect the buildings curb appeal. Perhaps some lost detail might be discovered under the tired cement siding.

Your Town: Bellmont bridge shored up for now - May 8, 2014 by Mr HomeBuilder

BRAINARDSVILLE After repeated washouts, the Bryant Siding Road bridge here will be replaced.

The Bellmont Town Council discussed its reconstruction with contractor Jon Hutchins at a recent meeting.

Days of hard rain washed out the bridge in 1998, but repair was made quickly.

Heavy rains last fall also compromised the span, and it happened again this past March, according to meeting minutes.

There are about eight families living on that road, but none with school-age children that have to take the bus, said Town Supervisor Bruce Russell.

We have an arrangement with a logging company to use their road as an egress in case of an emergency, like the bridge being washed out.

Those families had to use that auxiliary road for three days before we made temporary repairs.

    SHARED EFFORT

With direction from the State Department of Environmental Conservation and the Adirondack Park Agency, the bridge was braced up and is presently usable.

It will eventually be replaced with a more permanent structure that can handle the sudden flow of water emitted during heavy rainstorms and melting snow from the Ragged Lake outlet, which is fairly calm most of the year, the minutes said.

Add "Curb Appeal" and Value to Your Home During National Home Improvement Month in May - May 1, 2014 by Mr HomeBuilder

Ambler, Pennsylvania (PRWEB) May 01, 2014

According to Therma-Tru and professional contractor Mark Clement, National Home Improvement Month in May is the ideal time to make improvements to the exterior of the home. By upgrading a home's curb appeal, homeowners increase the value of their house and make a positive impact on visitors.

"According to Remodeling magazine's 2014 Cost vs. Value* study, home improvement projects involving curb appeal have very strong return on investment numbers for homeowners," says Clement, co-host of MyFixitUpLife home improvement radio show. "Their research shows that in a mid-range priced home, up to 67.8 percent of the cost of a roof replacement can be recouped when selling a home.

"For the replacement of a fiberglass entry door the cost recouped is up to 70.8 percent and homeowners can expect to regain up to a whopping 78.8 percent of the cost of replacing older windows with vinyl replacement windows. These numbers show that curb appeal improvements add value to the home overall and can be considered extremely smart investments for homeowners."

Clement points out that homeowners should start each May with a "top-down" evaluation of their home's exterior products. "Begin by checking out the appearance and functionality of the roof, siding, windows, trim and doors," says Clement. "Look for products that are worn out, need repair or re-painting, or simply should be replaced. Tackling these projects in May means homeowners have more time to enjoy the results and a carefree summer."

Clement recommends the following checklist for National Home Improvement Month to make sure a home is in top condition:

    1. Check the roof. Using either a ladder or binoculars from across the street, look for problem areas, such as missing or broken shingles, along with roofing tiles that may be flapping in the wind. These are all indications that a new roof may be in your future. If thats the case, research the benefits of polymer shake and slate roofing tiles. These impact- and fire-resistant tiles come in a wide variety of colors. Some roofing tiles, like those from DaVinci Roofscapes that Clement chose for his home, are sustainable and recyclable. They also have a 50-year limited warranty.

    2. Clean and assess the homes siding. Environmentally-friendly detergents, scrubbing and/or pressure-washing all work well for many homes to remove dirt and algae that can grow on siding. Remember never to pressure-wash trim pieces, doors, windows or screens. The extreme high pressure could crack or destroy the caulking around the units. While cleaning the siding, make sure to check for changes in the exterior from the previous year and be alert to buckling, rotting, peeling paint or insect damage that may need to be fixed.

    3. Check on the gutters. Dont underestimate the importance of the gutter system on the home. Each year homeowners should check to make sure their gutters are clean, unclogged, securely attached to the home and remain sloped for proper drainage. Plus, make sure the water running off the roof doesnt cause damage to the building structure, landscaping or property below the roof.

    4. Evaluate the windows. If the windows in a home dont operate easily, theres air leaking in or out of the units, or theres condensation between the glass panes, it may be time to seriously consider replacement windows.

Grant aids the rehabilitation of more homes in Batavia - April 25, 2014 by Mr HomeBuilder

The City has been awarded another grant in the amount of $400,000 for housing rehabilitation projects over the next two years. The Community Development Block Grant is from the NYS Office of Community Renewal.

The first housing rehabilitation grant the City received was in 2010 for the same amount, which led to successfully rehabilitating 19 homes. Major projects completed in many of the homes included roof repair/replacement, porch repair/replacement, heating, plumbing, electrical, masonry work, window and door replacement, siding and gutters.

Nearly all of the rehabilitation work in 2010 was performed by Genesee County contractors, keeping local dollars in the community, City Manager Jason Molino said.

The program will assist single family, owner occupied homeowners to upgrade their properties. Assistance will be provided in the form of grants, up to $24,500, for the cost of home improvements. It is estimated that the program will be able to assist 15-18 homeowners with needed repairs.

This is another $400,000 that will be invested in City housing stock and contributing towards revitalizing our neighborhoods. This is a great opportunity for our community and I look forward to another successful program, City Council President Brooks Hawley said.

This grant is city wide and income eligible property owners may apply. The city expects to start working with property owners within the next 90 days and would expect the program funding to be committed by the end of the summer of 2015. Home repairs should be completed within a year of when the funds are committed, Molino said.

Anyone interested in applying for the grant program should call the Office of the City Manager at (585) 345-6330 and have your name added to the list. Once the office receives the necessary paperwork from NY State, the people on the list will be contacted to fill out applications. Recipients will be chosen from those who meet the necessary criteria and whose earnings have been verified. The income requirements are based on HUD guidelines for Genesee County.

Aside from the 2010 CDBG award the City also received a $450,000 grant in 2011 from the New York Main Street program to assist 10 downtown building owners that have invested more than $1.2 million in downtown buildings including nine residential units. All three grant awards, 2010, 2011 and 2014, are in line with the Citys Strategic Plan focusing on Neighborhood Revitalization as one of the Citys seven strategic priorities.
