Real Estate Remember Building Permit When Remodeling

If there's one part of the home remodeling process that homeowners especially dislike, it's getting a building permit. But permits are more than mere pieces of paper. Homeowners who skirt around them face risks.

One protection afforded by a permit is usually an inspection by the municipality, says Jim Bateman, owner of Bateman Custom Construction, a home remodeling company in Fairfax, Va. Inspections can expose shoddy workmanship, building code violations and safety hazards that otherwise might not be discovered until a problem occurs.

Bateman offers this hypothetical example: "If I did electrical work on somebody's house and I wasn't a licensed electrician, I may have done it to code, but if, for some reason, I violated the code and the house burned down, the (homeowners) insurance (company) possibly won't pay for it."

Still, a municipal inspection isn't a guarantee.

"There's no way an inspector can inspect 100 percent of what was done," Bateman says. "It's not a foolproof system, but it's better than not having an inspection."

Obtaining, or in builder-speak, "pulling," a permit generally is a dual responsibility of the contractor and homeowner, says Mike Paclik, principal at Watermark and Co., a home remodeling company in Austin, Texas.

Ultimately, though, Paclik adds, the homeowner owns the work and pays the price if required permits were overlooked. One risk is that a future buyer could object to unpermitted work.

"Whoever buys the house will want to know if a permit was pulled to build that swimming pool or structure or whatever, and if it wasn't, the liability goes back to the homeowner," Paclik says.

For that reason, homeowners are well-advised to question closely any contractor who proposes remodeling without a permit. One way to be sure is to contact the building department.

A plumber who tried to fix a defective water pipe on the terrace of a house at Kempegowda Colony in Ganga Nagar accidentally fell to his death on Thursday morning.

Narayana Swamy, 45, a resident of Lakshmi Devamma Block nearby, had been earlier working as a construction labourer.

On Thursday, Subhash, a resident of the colony, had called him to fix a defective water pipe on the terrace of his house. Swamy turned up heavily drunk and while climbing a ladder, he lost his balance and fell down. He sustained severe head injuries and was rushed to a nearby private hospital where doctors declared him brought dead. Fire at hospital basement

A minor fire broke out in the basement of Manipal Hospital, located on Old Airport Road, on Thursday afternoon.

The fire was first spotted at 1:45 pm where UPS batteries were stacked. The fire department got a call at 1:56 pm and soon two fire tenders were rushed to the spot and the fire doused before it could spread.

It is learnt there were 130 UPS batteries of which 60 caught fire. Manipal Hospital Head C G Muthanna, in a statement said: A battery burn generated smoke in the basement (-2 floor) of the hospital. It was detected and contained immediately. Cash stolen from car Miscreants smashed a cars windshield parked on Modi Hospital Road in Basaveshwaranagar and decamped with a bag containing Rs 4.5 lakh in cash on Thursday.

According to police sources, Dayanand, a civil contractor, had carried the money to make payment. Having parked his car at the Modi Hospital junction, he had visited a nearby hotel for a cup of coffee. Police suspect that it was the handiwork of persons known to Dayanand or those who kept a close watch on him.

A: Not only should that be possible, you should also be able to add another feature to your list. But, I'll save that surprise for last.

First, let's talk about the heating question. Yes, new-style bathtubs should be available in your area with heated surface options. You will need to check your local codes and work with a licensed electrician and plumber to have this type of tub installed, since it does have a built-in heating element.

When soaking in the tub, the heated surface can warm your back and neck with adjustable temperature settings. These tubs are usually made from acrylic materials and are available in different styles and sizes, along with different installation features.

For instance, in your case, you would want a tub with a built in "tile flange" so you can use wall tiles for the tub enclosure.

Some heated tubs are even available with a "curved apron" feature that will fit the space of a standard tub, but will give you a little more soaking area.

When you add up all these features, I bet that a lot of people reading this will "warm up" to the idea of installing a heated bathtub!
